Thailand has plenty of laws... enforcement may be lacking. How do you intend owning the property, lease or shell company? We have seen a few villas and houses being used as party houses and during covid they often got raided. What is the problem with simply renting long term rather than airbnb?

Not sure where this occurred as I live around there. We actually do not do so bad wrt flooding, and compared to the city. So much so that huge drains are being put in down the railway line road to share it with us. -

Have to reconsider the idea of taking 300 baht off them on arrival, and reintroduce the check that they have at least 10,000 baht or 20,000 to help sustain themselves.

I perhaps have a different definition of 'anywhere' than you do. Those two sentences contradict. But yes I could have figured it out if I had taken my time.
