My 2 cents, like anywhere else the bank owns the property always has the reason the notice is on the gate put there by the bank like in any situation until the owner pays off the loan the register owner is the bank. Being inside a development as noted what are the by laws of the development in Thailand from my experience many developments look good on the surface dig deeper which majority of buyers never dig or ask the question is looking over the books are to how much is being spent particular who isn't paying their fair share of the association each month. With developments requiring 51% ownership of Thais my experience is a good % aren't paying and the association good at sweeping beautification of the area but fail in applying their own rules. Sound familiar? Thailand, full of rules and laws but very little enforcement. While the place has been abandon it is still owned if the by-laws is strong and the place is well run internally the bank ( owner ) has the obligation to continue paying the monthly dues for upkeep if not the association should be strong enough to contact the bank and request payment if not paid put a judgement on the bank and property so when it is sold whatever past payment is recovered. Meantime, if the association can request a current homeowner living in a property to straighten up there should be something to tell the bank to also shape up! Majority of those on the board and bless them for their participation don't have a clue as to what is going on and allow the management company run the place to the ground even here in Thailand ownership has the power but don't know it the management company works for you.????

It has been a long time since I applied for a Tourist visa then the American citizen was allowed to tag along some on the inside have said it was my case that changed the policy that only the applicant can go into the interview ????. To be honest then I didn't have a clue what their requirements I remember I went online and just applied there weren't any area's within the process to submit documents or even give a lengthy explanation? Reading a number of post in the past similar and now based on the responses nothing really have changed? I would be the first to say there is a big flaw in the process if currently applicants still can't submit documents or proof to back up their reason for the visa so we provide what we think is needed? Don't blame the interviewers they are just doing their job for myself having association with government workers and politicians for many years here they are given instructions many of the applications are reviewed and a decision is already made prior to the interview they are given a number of questions to ask that is basically the shot one has to change their minds. Then you got the language problem although the interviewer speaks Thai ( I found out later from my wife she has a tough time understanding her Thai and questions ) then i didn't understand or speak any Thai but what annoyed me and I didn't say a word but the interviewer not only got aggressive but hostile and personal that is when I had enough and stepped in even then I was polite and didn't raise my voice. I try to clarify some of the questions she was asking and even asked if she has seen this document send earlier to the Embassy by ???? one of the main thing the interviewer kept insisting was it would be much easier and simple immigrate them there were some other respond I got was shocking and I don't shock easily. After being denied I walked out of the Embassy my phone rang timing couldn't be better I was asked of the outcome! Fast forward a month I received a call from the States I was instructed to travel with wife and son to Bangkok to meet with a particular person at the meeting I received an apologie first then a long explanation of how the process works what is required from their employees. Just in general some of the things I remember was they don't trust the applicants because Thailand is very good at producing false documents then just walk down from the Embassy might a right and what you got Nana great majority I guess the applicants come from there? Then I was given some stats as to how big a problem the U.S. have with tourist visa over stays from Thailand that based on the U.S law it was near impossible to find them and if you do they have resources it takes years and resources in courts? What they seem to be looking first is what is going to bring the applicant back if you are the so supporter for them it is a red flag, for my brother case a few month earlier his wife was refused until he spoke up and said he has made Thailand his domicile for a number of years he had an Retirement extension as soon as interviewer saw the passport and stamp the decision was reverse. My story is just that mines I was given a lot of information at this meeting I'm not defending them what I do know from experience how government runs is anyone's guess it is frustrating and inconsistent like a box of chocolate you never know what you are going to get. At the beginning of the meeting we were asked to hand over our passports at the end we were all given them back with the requested tourist visa granted. Good luck!

I think myself and everyone was hoping the Thai court would apply the LAW and do the right thing! Personally, like many things the l????aws and enforcement are not enforced consistently! You got large stores that can't see between certain hours go to any local distribution wholesaler and you can get what you want any time you want. The when the restriction are lifted and you can buy there is no age checked even at 7/11 locally it is a free for all I've seen kids 10 younger come into stores and and buy for their parents. Then the nightlife 24/7 drinking and driving reasons for all the accidents in Thailand the greatest killer of them all. Party all you want but lets have some self control maybe call it a night at 2am and live for another day.

Personally like you say to each his own, personally I don't get or see it but from reading, seeing it first hand living here in Thailand to some it is a matter of life and death? My standard how I grew up and I'm no choir boy by any means been there done more time than I care in a small room locked up before something click and I got it. When it comes to drinking I've done my share when I was young but never could understand the need sure I enjoy a cold one with my son once in a while but here in Thailand living with Thais only there are times I think there is a problem when they party until they drop even with this pandemic I don't think real Thais even miss a beat. I see the real poor they work hard given a opportunity I guess when it arises like to relax and vent. I'm currently sitting and writing this since we had to drive up from Pattaya to attend her older brother funeral who got a blood clot within a few hours after receiving he AZ, it took us a few hours longer due to the flooding and the roads. After 6 plus days 24/7 of music, praying, monk chanting coming and going in the mud I myself like everyone got myself a Cold Leo, with a bucket of age. But I can tell you even with the floods there isn't anyone stopping you from obtaining any liquor or beer they just pick up and phone and it is delivered even in deep water! Out of six days being polite I enjoy a few cold glasses of Hong Thong Whiskey with the male elders and call it a night at 8pm usually bed time for locals here seem to be 6 pm. For the locals it doesn't take a Governor signature enjoy one on me????? Talking to the locals I might be the only one vaccinated?

Just yesterday it was the Indians and Russians today? what is it with the leaders who really gives a rat butt who comes as long as they come in legally and follow the rules of their stay. All this money being spent to attract a particularly group it is just senseless and a waste of time and money. ????
