  1. Posters should be wary of this question. As it seems as if the OP has some type of personal agenda.

    The OP has stated correct information already (that he has been told!) so all he has to do is drive past the NOVA owned or branded hotels/Condos and look for hinself.  Or perhaps even pop the name 'Nova Group Pattaya' into a Google search. He even mentioned the owners name, so be careful on answers here.

  2. Good attitude, if the money is no object.

    But even with the lease agreement in place it is not foolproof, as you have a lease to live there only, and theoretically she could sell the land (or borrow on it) and you are left out in the cold (probably colder than Canada!).

    My advice is this: if you are not permanantly here for 3 years then just leave it as is for now. If it's still there in 3 years then go through the proceedures correctly, if it's been sold or whatever then chalk it up to experience.

  3. Well I think you are an idiot to be 2m in the hole already without any idea of what is happening. Married or not, she still owns the land and everything else on it. At this time you have nothing to show that you have legally leased the land and/or have rights of habitation.

    Of course she wants a newer style European house, and she will own that outright also, as at this time you have given her the money to buy the land, and anything on the land is hers.

    Trust or not, with the land, and whats on it, gets to to be a substantial sum then it becomes a temptation and you seem so gullible.

    Sorry I am harsh here, but you need a wake up call or a good swift up the backside.

    Bottom Line---check everything up to now, make sure the papers etc are correct and get a competent person to help you.

    If its not as it seems then walk away now.

     

    And I just saw your last post that you are not even fulltime in Thailand for 3 more years....wow!

  4. I have had Marriage extensions for many many many years, and other than the very first year, have always had the easiest of times. Approximately 30 minutes, and then the 30 day wait.

     

    But the last 2 times of extensions I did have to produce the 'House Purchase documents' where I live, but that was the only extra.

    I gave them 2 photos (one inside, one outside). Also I have children so no need of the witness (which is apparently mandatory these days, unless they know you).

  5. Come on guys---26 posts and its mostly silly arguements. The lady asked a very pertinent question and we all understood she can stay for a year and her husband at this time can only stay for 90 days.

    So please stop the childish antics and give the lady some constructive answers that she can understand.

    Ok so now Joe ( as the guru) give her your definitive answer that she can follow up.

    Actually they (NW Group) were quite low key up to last year, then the head guy (Bryan Flowers) starts really being vocal and up front on all social media (including posts of taking care of the police). His so called managers (sic) also started adding stuff online which must upset the authorities also, so I believe this has also played into the hands of City Hall, to not shut the soi down, but to hamstring it's operation and profits severely. Time will tell, but these guys should cool it for a while, as nobody really cares who owns what, just that there are nice women to hook up with.

    NOTE: I am also a person that enjoyed Soi 6 in the afternoons, so the afternoon hiatus is also the shits for me personally.

    Hope saner heads prevail.

  7. Thanks to everyone for their comments so far.

    It is very interesting in the differences of opinion.

    Take me for example: I like all the extras/freebies that are on offer (just makes sense financially ie: why pay for something when you can have it for free).  I also like the rounder front of the Everest compared to the new pointy style of the Fortuner and Pajero.

    I also like the 20'' rims and the very wide tires (I find that safe driving). And after taking a test ride today at my local dealer I also like the ride and feel of the steering. The steering is light but after a car and CRV in the past I find this reassuring.  Also I think the Everest is on a par with the interior of the Fortuner (I think the interior look is up to personal taste as all the goodies and gadgets are in both cabins).

    As far the 3rd row of seats I feel that could have been better thought out in terms of access, but as they would always be down/flat if I purchased one, then no bother). Ford have definitely upped their service and maintenance over the past few years, maybe not a good as Toyota yet, but I would say close.

    So all in all those are my preferences, which are obviously not everyone's piece of cake.

    My neighbours is the reddish color which looks nice, but after your 'blue' comment I looked on the Ford website and saw the blue, but of course hard to tell on a laptop. So as an actual owner can you tell me why the blue is more appealing to you..thanks

    Yes would agree normally, but 1 year 1st Class insurance, Ford installed dashcam8gb, window film, 2 free tanks of diesel +++...these things I thought quite substantial.

  10. Guy next door has just purchased new Ford Everest (2.2l 4x2 top). It is a reddish color (price about 1,560,000 baht with lots of good freebies). Anyway it looks extremely nice and could be a future purchase, therefore if any owners have any comments or reviews (good or bad) I would appreciate it. Thank you.

  11. Have been looking at new SUV's and the X-Trail looks very nice. So any reviews or comments would be appreciated.

    I am most interested in what people think about the new 'hybrid' engine of the X Trail---seems to be an excellent fit and great mileage, but have heard the hybrid may sometimes have a small lag when moving away or planting the foot to pass etc.

    Any and all comments/reviews welcome. thank you

  12. The old 2.4l engine is carried over to the new model with some small tweeks from last year. Any info on that engine with regards to reliability, performance and especially gas mileage would be appreciated.

    Also any reviews on the new CRV if anyone has driven it yet (especially with the new diesel 1.6l turbo engine. Thanks in advance.

  13. 1) My wife owns an Apartment Building (in Pattaya). Next week one lady tenant will have her Australian boyfriend visit and stay with her in the room for approx 3 months.

    Presumably she must make a TM30 repor,t so what forms and docs does she need to take to Jomtien Immigration.

     

    2)She also owns a house (in Pattaya) and has farang (Russian) family renting for 2 years. The husband has one year visa and work permit, son goes to local school and wife is on one year visa.

    Does/should she need to report them on TM30 to immigration. For the house my thought is 'don't worry about' as he was not asked for TM30 when he renewed his one year visa.

     

    Anyway thoughts on both scenarios gratefully appreciated...thank u in advance.

    I used Explorer today, but have used Firefox in the past.

    Just login to www.immigration.go.th........then click on    90 days report on the left hand side and follow your nose...you need to scroll all the way to the bottom and accept the Rules/regulations...then fill in the form and submit and then wait for email of accept or not.

    You can also check your application status on the website.

    That's it---go for it.

    OK FOR THE BENEFIT OF OTHERS I JUST USED 'FIREFOX'  (VERSION 51.0.1) AND WENT STRAIGHT TO THE FORM PAGE. SO TODAY EXPLORER AND FIREFOX BOTH WORK VERY WELL.

  15. When I leave my job later this year I will be due 3 months severance pay. I believe this is usually paid in one lump sum (and within 7 days after the last paycheck) and with-holding taxed, but I believe 'Severance Pay' is taxed at a lower rate than normal.

    Does anyone know what this rate is, any experience with similiar case..thanks. (PS..no issues on payment from company, just my own inquiry on rate).

  16. Yes if you were born in NZ then your child can be automatically' a citizen by descent' but if you are a NZ citizen by descent then it is not automatic and must be approved. Your best bet is to go home and have the baby and that way it will be a New Zealander automatically.
