    For retirement and marriage extensions (with a Non-O) there is NO requirement for insurance. Please familiarise yourself with many threads on this already.

    You asked for good advice on timing of extension, which has been given..just go from there.

The tax mentioned in Post #3 is nothing to do with the transfer of property at the land office, it is a land tax (usually payable yearly), which most people neglect to pay, but the new 'land and Building tax regulations' come into effect on the 1st Jan 2020, so there will be proper accountability, although the amounts of tax will still be quite small. This tax will be paid directly to the local Tessaban.

  4. To the OP.

    All above posts to your question are either wrong, off subject or inaccurate.

    This is the information you require.

    There are four (4) transfer fees and taxes to be paid when land is transferred from one owner to another.

    Usually the buyer and seller agree to pay 50/50, but this is up to them, not the government. But in reality all taxes, other than the transfer fee, are the sellers cost, unless the 50/50 (or any other private agreement) is agreed between parties.

    Most properties now have government appraisals, and this is the price the land office will use for the transfer. In the past the seller nearly always declared a low selling price to reduce taxes. This is not possible now (unless for some reason they wish to have a higher price than the appraisal).

    Also on a more increasing basis, the land office is asking for the Agreement or contract to be shown at the time of transfer, so probably good to have it with you at transfer time.

     

    I will lay out the applicable fees/taxes below:

     

    Transfer fee:

    2% of the registered value of the property (MUST be paid)

     

    Stamp Duty:

    0.5% of registered value. Only payable if exempt from business tax

     

    Withholding tax:

    1% of the appraised value or registered sale value of the property (whichever is higher and if the seller is a company). If the seller is an individual, withholding tax is calculated at a progressive rate based on the appraisal value of the property.  Obviously the higher the selling price/appraisal, then the higher the tax due.

    NOTE:  this tax is lowered on a % basis, depending on how long the seller has owned the property ie: max 50% deduction if owned more than 8 years.

     

    Business tax:

    3.3% of the appraised value or registered sale value of the property (whichever is higher). This applies to both individuals and companies. NOTE: If the land has been owned for more than 5 years there is no Business tax to be paid, but Stamp Duty must be paid.

    If you were one of my tenants (who have until the 5th of each month to pay the rent due on the 1st), then the house and gate would be secured and your possessions held until you paid. This is stipulated in my agreements. I guarantee you wouldn't be holding your ground on it with me.

    A "Bond" is exactly that, and is to be normally paid back after the landlord checks that all bills are paid, no damage etc. It is the only recourse a landlord has to make sure his/her property is taken care of correctly.

    Sometimes landlords have a <deleted> reputation, but its people like you that could make them angry and wary.

    I am sure there are many landlords on this thread that will agree with me on this.

    As others also think, you are trying to upset people with your posts and be a big man. Correct information, backed up by personal proof is great, but not unsubstantiated innuendo.

  7. I am on the highway for many hours a week and also have speeding and crossing the lane line (with no indication). Wasn't going to pay but the new laws with points deduction comes into effect in December, so possibly any payments (for earlier tickets) paid after that date could incur points deductions, so I am not going to risk it for 500 baht.

    So will be more careful from now on.

  8. The matters of marriage, house buying, house ownership in Thailand is quite complicated for a novice, and even when you think all is solid, it probably isn't.

     

    So as I understand it, you want to be sure that both parties get half of the Thailand properties and half of the overseas property.. ie: everything is 50/50 if you divorce.

    So why not do it this way. If you divorce you keep everything overseas and she keeps everything in Thailand..probably still about 50/50 and no lawyers, no paperwork, no inlaws and no hassle (believe me as a 40 veteran of living in Thailand this is the best way..thai bureaucracy can be mind blowing at times)

     

    (The house you want to buy in Thailand will be in her name, and as long as you are married, you get to live in it..win win).

  9. I find this all so stupid from some people.

    Obviously every Imm Office around the country is different and as we have found out Jomtien is different for some people. So every person should just do whatever they feel is the correct way for them  ie: file, don't file, it doesn't affect anyone else. As I said before I have never filed, but that doesn't affect anyone else on TVF, or anyone else in Thailand for that matter.

    Just do what you think is right for your own circumstances. enuff.

  10. I have had 'Subtawee' accounts before and other similiar ones, with never a problem to open.

    I have WP, but have never needed it to open the accounts.

    So all I say is yes they allow foreigners to open..me anyway.

    Only thing is with these accounts you cannot take out the money until the specified end date (unlike a fixed deposit where any early withdrawal reverts back to the normal savings account rate).

    The only times I am away = 2 nights........  if going south then is the 20:00 VIP overnight Bus arrive next morning, spend the day with friends then catch the 21:00 VIP overnight Bus back home... If I go north mostly will take the sleeper Train leaving at 18:00 + the next night the overnight sleeper return.....   both trip are 2 nights, so where does the TM30 come in ?

     

    You completely missed the point...He is flying out of the country. TM30 is for not for that purpose.

    I really can't believe the absolutely idiotic questions and comments made sometimes. After all the hundreds of posts about TM30's on multiple threads, someone asks if the Airport staff would fill in a TM30 for them if they stay on the airport chairs for a few hours before flying out..lunacy.

    Khok Kloi is a very dull place (in my opinion). There is one restaurant about 1k before coming into the town and one restaurant on the beach road just before the Aleenta Hotel, It has 3 massage places but no naughty stuff. One hotel opposite Lotus, but its quite old.

    Anyway not my cup of tea, but maybe what others are looking for in life. Cheers.

    Forgot to say there are some lovely deserted beaches on the Phangna beach near KK....even clean sand.

    Well Briggsy maybe someone else needs to be brutally honest. There are 3 pages of suggestions on this 3 page thread, and you have basically poopooed them all for various reasons, so myself and probably other posters think it would be a good idea to look around yourself, and hopefully you'll find what you are looking for.

    Also---what is 'googen'--an offshoot of google possibly?

    Utter rubbish...it is done for you with no charge (either at the time or in subsequent billing).

    Actually with thousands of subscribers they were very proactive in to doing the required changes before the satellite change.

    Can you imagine the chaos if they didnt.
