Yes, with a copy of the chanot or even just the number of it you can go to the land office. They'll pull out their copy of the chanot and tell you if it's clear or not. They won't issue a letter though. On the day of title transfer or shortly before you should get a letter from the condo office stating the % of current foreign owners and that the current owner doesn't owe anything to the office. Cutting off the agent that introduced you to the unit is illegal. If you have a Thai wife why don't you ask her to check all those things?

So you think that before June this year kids never smoked ganja? The same people that now sell openly to over 20 years old probably sold everyone discreetly before. The new regulation might have got new people to smoke, but my guess is that not many, but those who smoked before are just more open about it now

If you're trying to get a work permit as was suggested above then the company hiring you must employ a minimum of 4 Thai people (or 2 - depends on your type of visa) and pay you a minimum salary as defined by the labor department. Although you don't have to actually take the salary in full, you still have to pay tax and social security according to the defined minimum salary. -

No body forces you to go out of your room\house. No one forces you to go to a big mall. You don't have to spend time going over all the different products before you decide what's best for you. You can order anything and everything online without leaving your bed. If you want to go out shopping you can go to the smaller mom and Pop's shops where there are much less options and variety of products. You can go shopping early in the morning before the big crowds go and easily find a parking spot. The BIG difference is that during lockdowns you CAN'T go out and do all those things. So it seems to me what really upsets you is the freedom.

If it has green on white plate that means it is a cargo van with no seats at the back. Officially green on white is for driver+1 (or 2 if the seat is a bench). If you plan to add seats at the back you'll have to re-register at the dlt and get a blue on white (vehicle that can carry more than 7 passengers)

If you open an official business with a business bank account you could ask your bank to accept credit cards online (e - commerce). The bank would put you in touch with their technical support that will advise you what you have to do on your website in order to connect to the service. Usually the first payment page the customers will see is on your page, and then it will be directed to the bank's payment gateway visa secure connection. As jcmj mentioned above, if you're only going for local market, bank transfers will be easier as all you have to do is give customers the account details (can create a QR code with the bank's app) and there are no technical issues not costs for receiving payments. -

Did you know that the government and parliament have more than 1 person in them? That they don't think the same about everything? 1 party maneged to pass a law that other parties don't agree with. Now it's a game of numbers. How many MPs will vote 1 way and how many the other way. All we can do now is hope that the move to put cannabis on category 5 list will fail. -

With AIS no need for an app. If your phone has WiFi calls just enable it and ask AIS to open the service for you before you leave Thailand. When you arrive at your destination make sure to put your phone on airplane mode, then switch on WiFi, and you're good to go. The phone makes and receive calls as if you're in Thailand. Cost of the calls are according to your plan with AIS. However, of you make a local call on your destination - it is an international call.

On the other side - French people can just buy a ticket and show up in Thailand and through playing the system stay here practically forever while Thai people have to jump through many hoops and pay a lot of money just to be granted a short term visa -
Both Nokair and AirAsia have flights from DMK to Buriram. You can book it as 1 ticket Chiang Mai DMK Buriram or as 2 separate tickets and save some money just checked and seems Nokair stop flying at the end of this month, and if making a 1 ticket with AirAsia it is a bad connection so better try different airlines to DMK that connect better with the AirAsia flight to Buriram

Wow, so many of you are all worked up at this story with no facts whatsoever. A woman says her daughter is missing from home for few days. That woman says that a friend of the daughter told her that the girl was seeking sex with few other girls to a businessman. Those are claims\stories. Unverified and not yet investigated. If the friend knows the facts, why not go to the police? If the girl went to the businessman on her own to "sell him sex" how is it human trafficking? And why does AN like to pay such unverified stories? What about some real journalism?
