  1. That is the thing, your tenant that is VAT registered should pay the WHT. Not you. So either your Tenant should pay the WHT to the revenue department or you must do. The rental contract you have settled with the tenant should state who is responsible to pay the taxes. I had an issue with this in my first few months, because the Thai version of my contract stated that I as a tenant had to pay all extra taxes, and in the english translation is stated I should not. So we had to sort that out. In the normal case, the Tenant pay you the rent -5% that they pay to Revenue department, then if you also are registered for VAT you can then claim that 5% back from Revenue department. If you are not registred for VAT the revenue department keeps the 5%. In my case I pay the WHT by my self on top of the rent to the Revenue department for my Landlord so my rent went up with a few thousand. Maybe your tenant is already paying the 5% on top the rent to the Revenue department and if so all is OK. If not you probably will get another visit from them when they are asking there their WHT is. You should verify it with the tenant so there is no unpleasant surprises in the future.
  2. I am usually very good to stop at Zebra crossings to let pedestrians cross. One thing I have noticed is that many times i have stopped to let people cross, they just stand on the side and its look like they are waiting for a car to pick them up and many times when I have stopped bikes do not, not even slow down. In my area they have put up a few zebra crossings with red lights and there is a few issues with them. First issue is that after one has pressed the button to cross it takes to long time, maybe a minute, for the lamps to turn red for traffic and green for the pedestrian, so many times the pedestrian has already crossed the road when the color change. Another issue is that not all cars cares about the red light and virtually no bikes. If a car stops to let a pedestrian cross as soon as he has passed they run the red light. Also pedestrians cross the road where they are, they do not walk the extra 10 meters to a zebra crossing if they are crossing the road straight over. Same where there is a bridge over the road, they do not walk up the stairs to cross the road to walk down on the other side. Crossing on the road is easier. This is not related to Zebra crossings but is a little on the same theme. When I drive home I in most cases have to turn right into our Moo Ban, and the road has quite a lot of traffic. many times the traffic on the road is crawling or standing still. Even if the head on coming lane is virtual still and I'm standing still blinking right to turn many of the head on cars don't give space to turn but have to stop blocking the from turning, also some times some is kind enough to stop to let me turn even if the traffic is moving, and so many times when a car or van has stopped a MC is overtaking the car that has stopped to let me turn on the cars left side, and they do not stop to let me turn. Some years ago a bike even drowe in to the rear end of my car and when I stopped to se how the bike driver was he had already taken off on his bike.
  3. To me a Private, Unlicensed taxi is the taxi you get, when you order a "Just Grab" or a Bolt etc and the Taxi is not "Colored" Has no Taxi sign on the roof, does not have the license registration number plate painted on the side of the car, They do not have a yellow metal badge inside the car stating License plate number in both and English, and they have a white licence plate in stead of a yellow Taxi one and the there is no sign of the drivers yellow "Taxi driving permit"
  4. I have ridden with many of this private "unlicensed taxis" and I have not seen a official Taxi driver license in anyone. You know the yellow one with a picture stating the drivers name. However I spoke to one time that could speak very good english, and after we talked a bit she even told me she didn't even have a Driving License and when I question about it she told me she knew a few other drivers also with out any driving license driving taxis. She say no problem as long as there is no accident, but if she caused an accident her premium insurance would not cover her car only the other one. When I asked her why not get a license she answered, "Why should I? If I ever get stopped the official fee is 200 Baht, and police probably ok with 100 Baht not have to do the paperwork.
  5. Motor bike actually started to move with 2 sec on the timer and had gained speed enough to lift his feet when 1 is seen showing in the first frame. Taxi also seams to be a private car, Bolt or Grab car driver? so probably no Taxi Driver license, who knows maybe no license at all. I would give blame to both. Both drove red lights. Anyway tragic and hope he fully recover.
  6. One reason is that so many Thai does not earn enough money to come up to the cap where they start to pay taxes. The cap is 150,000 baht/year after deductions and allowances. Meaning that most people that earn less than 240,000 yearly (20,000 monthly) do not have to pay taxes.
  7. Next thing that might happen is your wife might have to pay WHT for the tenant unless you do that already, or convince the tenant to pay it them self. The correct way is that Land Lord should pay the WHT.
  8. Because most foreigners does not pay tax in Thailand. Foreigners with Work permit or Pink ID card should pay Thai Price. I know that at some places they refuse to give Thai price anyway.
  9. They might have checked out from their hotel in the morning to go to this restaurant and then check in to another hotel or continue travel to another place and might not have been able to store it somewhere.
  10. Are you talking about Apple? From where have you heard they will stop making watches?

  12. I got it approved today on the last day, but they count my 90 days from my application day 2nd October, not from the approval date today 12/10
  13. Applied on line to CW 10 days ago, still pending, last report day is Tomorrow.

  15. As I understand only people working for a BOI company gets digital work permit. I asked to get one this year when my blue book ran out of pages, but I got that answer and they stamped my new WP with a Red stamp on a page ment for Change of category of work.

  21. IMHO. maintenance and service of any vehicle is more important than the KM. I know a guy who bought a car and drove it for 100,000 km with 0 maintenance just refill oil when oil pressure warning lamp started to blink. He topped up coolant also occasionally. Another friend bought a second hand car where the service book was missing. He took it to a self service garage and wanted to change oil. When he took away the oil plug the oil come out was more like tar than oil. Probably also never serviced.
  22. I’m not sure why anyone should answer these questions in a public forum. It’s give Google and Metas crawlers free private information. I could tell you if we meet over a beer someday and if you wanna know. But on the other hand I will not. You might put my life story in this forum as well. Also not nice to tell your friends story. He might have told you privately because he wanted to ventilate a bit. Hope he is not suicidal and figure out his story is for everyone to read.
  23. Why do they put the bikes registration plates in the article? It does not ad anything to the story other than relatives might read it and get the tragic news from a web site. Apparently it was not the cars fault also. From Thaigers website: So I believe the bikes crashed head to head beside the car.
  24. Elevators usually has a backup source of electricity. Should never stop in-between two stories if there is a power out.
