I got a quote from the big hotel on Kata Noi, and the price is 2 times than what I remember it was. Marriott around Christmas is more than a 100k for 3 nights for a family room. Better stay home and travel in March?

Smog travels over hundreds of kilometers. Stop the slash and burn farming,, the burning of household rubbish and the pm2.5 problem is nearly gone. The price of land has gone up a couple hundred percent over the last 10 years, and its not the 'Ai Farang' driving up the prices. We sold some land the other day, bought in 2008, at a 1,200% margin. Sold to Thais! We get regular requests to sell more, but won't. Cash or liquidity is vaporizing.
