I would say the OP should keep the "retirement" option: if the Baht get stronger or the AUS$ weaker, bigger problem will be: there is no combination of income and bank deposit for the "marriage extension".

When I am in bed, before I sleep I play Solitaire or Sudoku on tablet (15-20 minutes) and I fall asleep 2 minutes after I turn off the tablet.
It avoids me think about my environment, about negative facts which could make me stress.
I don't drink alcoholic beverages nor take any medication and I sleep very well about 6-7 hours/night.

It's always difficult to give a copy of personal documents to a stranger...
You should show her (juristic person) a print of the official site (in Thai) where they list the needed documents. maybe it will help.
Tell her to write on the copies something like "for visa extension use only" with date and maybe your name and passport number...

From reading TV I noticed that salaries depend of where you live or where you have the business) in Thailand.
As far as I remember, Bangkok is more expensive than elsewhere. -
In Senegal, after bad experience with 2 maids who didn't come back after getting their salary (2 weeks salary), I found a new one who accepted to be paid weekly but with one week delay. Like that, if she didn't come back when she got money, she lost one week salary.
I used to give her some extra money for extra work and for New Year.I always denied an advance on salary...
She stayed at my service almost 3 years.

The Embassy in Paris is more exigent than Lyon or Marseille. A few years ago my visa was denied in Paris (same reason as you: "not enough time between 2 trips") but I got it in Lyon...

When my children come to visit, I fill in a TM30 Form that they live with me and then we travel all over Thailand sleeping at friends’ house or in resorts. Never had problems even when they went to Immigration for a visa extension of stay...

Did you google his name?
Did you check on Facebook, Twitter, Instagram ans all other social networks?
Did you check with officials if he is really the owner of the house? If there is an other owner (Thai) they could help you to find her/him/it.
I wouldn't let a notice on the front door. It could be an invitation for robbers...
