You can easily see the cameras and highway police well in advance unless you are driving at an unsafe speed and a safe speed is normally well below the limit!

Landlord should have insurance for glass. A/C is your responsibility to clean as your use made it dirty. Bloodstained mattress should be replaced. If you stopped paying rent then you defaulted, should have been evicted immediately with loss of any deposit.

Obviously not!
As one of the worst affected outside of China Thailand should have closed its borders to the Chinese immediately. As China owns most of Thailand they won't do anything.

They want you with a blue pen to fill in their version of the TM7 and draw a map to show that it is actually you applying and you residing at the address given rather than a scam application where you may have used a fraudulent marriage address and application.

What Thais call air con isn't! It's just Comfort Cooling. Eg refrigeration only. Proper air conditioning would remove particles but is very expensive as it heats or cools filters and controls humidity as well by taking in air from outside and conditions it

The reason we settled in Thailand when I retired is that we couldn't afford to live in the UK so we paid off all debts and can live off my pensions. My wife can cash in when I'm gone and join her son's in the UK where she would have to work or stay here. Up to her.

My Isuzu dealer drains the oil and flushes which is the only way to change oil on a diesel. When I used to do it myself I always removed the sump to clean it and the magnetic plug always collected a lot of shards.

In my case I was laid low with severe bronchitis for 2 weeks 20 years ago and never smoked again afterwards. Guess this is aversion therapy. My wife has tried patches acupuncture and vaping and despite severally reduced lung function still smokes despite seeing her friends die from emphysema. Thais have problems with addiction because of their bhudist beliefs.

Non OA visa holders have previously gained entry to Thailand for up to 2 years without proving income. That is why they are singled out for insurance. Non O visa holders have proved income on initial extension.

As a seventy year old with 50 years driving experience without accidents. I am a considerate driver well aware of where danger comes from. I try extremely hard to avoid dangerous drivers mainly young and especially on motorbikes all with absolutely no road sense often driving decrepit vehicles without any thought of other road users. Age doesn't make a driver more dangerous, ignorance and lack of consideration do!

Always ventilate roof voids via eaves soffits not ceilings. Never insulate roofs in hot climates as this retains heat and is usually a fire hazzard.
Thais adoption of concrete clay tiles and bricks and glazed windows thus requiring universal comfort cooling should be compared to old style teak building with steep roofs no ceilings louvres instead of walls where no cooling is required other than ceiling fans. Raised on concrete columns to prevent termites of course.

You are lucky that your Embassy still provides income certification for Thai Immigration but still best to maintain a bank account outside of Thailand and control your income into that account before you transfer it to a Thai Bank (Bangkok Bank is a good bet) so you can show TI where your funds come from. As you work on the web best to keep your options open as otherwise you will need a work permit in Thailand from a part Thai owned company. If you do get a work permit you will need advice on your Tax position. There are many Agents and Advisors that will help you through this process in Thailand starting with an extension of your visa. I chose to use an Agent for my first extension but since then have done it myself based on marriage.

BB will certify that the funds come from abroad as in Jomtiens sample letter and Jo's much circulated template. I get credit advices for all my transfers which BB list on a certified letter for TI
