Street pressure should fill the tank and the pump should pump water out of the tank into the house. If the pump is topping up the tank you would have no pressure in the house and the pump will burn out when the street supply is turned off

I would say that a no subletting clause on a short lease which hasn't required finance or a large down payment is probably enforceable even though it is an unfair term. If finance or a large down payment is included it is probably unenforceable.

AC cleaning should be paid by the Tenant, deep cleaning should be paid by the Tenant, adjustments on water electricity and gas should be paid by the Tenant. If you arrange for these yourself and present bills to your landlord then they will not deduct from the deposit.

A reminder that BB visa debit cards will no longer work next year and can be changed to MasterCard or Union Pay at your branch. Changed mine to MasterCard as Union Pay seems to be a Chinese imposition!

If the UK cuts trade links with the EU worth 615tn and expects the US to up trade from 182tn to 797tn then they are certifiable! Nothing will change as Billionaire's are happy with the current arrangements and will make sure Politicians do nothing to interfere with their ill gotten gains with taxpayers footing the bill.

A reciprocal agreement on pensions and inflation giving Thai's in the UK pensions would be good. That's what the EU will be negotiating and the US already has. If Boris wants a Canada + deal Canadian UK pensioners could also benefit.

Yes an O visa for marriage is for 90 days before extension for 1year based on financial requirements plus family support and investment in Thailand. An OA is for 1year based on retirement and without any financial requirements representing a much greater risk of default hence the change to 400k all year and 800k at extension for retirement. 400 in a bank PLUS 400 (worthless) insurance plus an additional 400 at extension is utterly excessive and ridiculous when non payment is down to the itinerant workforce needed to prop up the Thai economy and Tourists who also prop up the Thai economy. Coupled with the profits obtained through worthless insurance it is clear that Thailand expects to fleece a few expats to prop up the entire economy!! Ain't gonna work!

If you're next extension is in Jan 2020 and you do not have a 12 mth record of 65k FTT bank transfers from a pension source then stick with 800k seasoned for 2 mths then you can build up the 12mths of 65k FTT transfers for your next extension.

I use Tops for convenience and quality. Tesco and BigC car parks are always packed but strangely Tesco store is packed with long queues whereas BigC is strangely empty so I assume it is the supplementary traders and foodhall that attract Thai's to BigC. Before I used Tops I used Carrefour and am sorry they have gone. 7/11 seem to have outdone Family Mart and Tesco Express unfortunately!

I use my brother's address for cards and card readers via PO EMS, OTP and online banking and Transferwise for my pension transfers. Was inconvenienced by Natwests App upgrade to Windows 6 but do regularly change my address from UK to Thailand by phone. Barclays however was a nightmare and I closed all Accounts!

Apart from accidents all conditions are preexisting. This is only tested AFTER they have your premium and are looking for a way out. They never expect to pay back your premium and will fight to keep it. And Tourists and Itinerant Workers who do not apply for OA visas will continue to run up the vast majority of bills and do a runner!

If I understand correctly a Belgian can get an Austrian Income Letter approved by TI. Perhaps they could extend this service to those of us whose recalcitrant Embassies are refusing to provide???

As preexisting conditions and over 75s are never covered this 'insurance' is junk and will do nothing for expats. Tourists and Itinerant workers will continue to run up the majority of unpaid bills and leave!

Just get your bank to list all the international deposits in their letter. Don't rely on a bank statement as this will show all transactions. Worked with Jomtien!

Your simplest option this time is to use an agent. Secondly change to a Marriage Extension.
Then for next year deposit your pensions in a foreign bank and use TransferWise to move the requisite amounts monthly to Bangkok Bank which will show as FTT.
Since the recalcitrant embassies dumped us all in the mire I have done 12 mths of TransferWise FTT transfers (24 in all) all clearly identified as FTT in my Bangkok Bank account.
