Took us many attempts to register and only after my wife interpreted the intent of each field and then a 6 week wait for the ID and password

Clear to me that as OA does not require financials other than 20k cash and permits 1-2 years stay TI are concerned that medical costs are not covered during that period whereas an O is converted to an extension based on 400k or 600k pa or 40k or 65k pm after 90 days covering medical costs. Believe this is the rationale.

At Jomtien they accepted bank letter listing 40k FTT deposits each month plus pension statements showing source. Best to avoid averaging.

TW believed him and cleared the decks for Brexit -silly people!
I did a TW transfer from the UK yesterday and it arrived today as promised.
On the FTT issue TW set me up with a specific recipient tagged as BB via BB and it has worked 17 times as an International Transfer so I don't see what the problem is? Don't think TI would have any issue with 1 day but as I say tell them Boris spreads chaos.

For O visa extensions TI check funds in Thailand so no insurance needed. For OA renewals on the bounce TI can't check that funds are available in Thailand so insurance needed. QED

The reason insurance applies only to Non Imn OAs is that they allow 1 years stay without cash or income in a Thai Bank to cover health emergencies. Extensions require cash in bank or income.

So what happens to all the other consulate services they supply such as Thai passport renewals? This is not the UK Thai Embassy so I would expect a more responsible approach!

Not true-once you have an account you can go on line and set it all up. The only thing my branch was interested in was my pension going in every month.

UK Embassy asked for original documents and returned them after so they were clearly able to verify. There was an attempt at an 'agreement' with the 3 richest Embassies hoping the others would fall in line. One Embassy was going to follow the 3 others and reversed their decision. The USA UK and Australian Embassies should also restore income certification. It is wrong to accept an injustice just because it happened over a year ago.

Inappropriate use of tourist visas to spend so much time in Thailand working. You need to get an appropriate long term visa and follow the rules concerning exiting and rentering.

Insurance Companies do not want to cover those on extensions as they are most likely to claim! They just want the income from tourists who come and go regularly and are active and healthy.

Why would you think that it is appropriate to enter Thailand on a Tourist Visa when your Passport clearly shows you are not a Tourist?

The Insurance Industry doesn't want to offer cover to all those that self fund currently as that would require payouts! They certainly wouldn't want to cover all on extensions!

Finally the Insurance Industry has reached an "agreement" with Immigration! The industry gets income and no outgoings from active young travellers and Immigration source another income stream.
No point in applying to old codgers like myself as we can't get cover and self fund and would be a real risk to the income stream where we all know that the Insurance Industry doesn't take risks!

Clearly the septic tank is the tenants responsibility to maintain including emptying periodically as is cleaning and maintaining the Aircon. Repainting and cleaning is also the tenants responsibility as it's condition will be worse than at occupancy. On a commercial tenancy a schedule of condition should be drawn up- not a bad idea on residential tenancies as Thai's often use residential properties commercially.

The lease/contract will dictate who pays land tax. Registering the lease ensures repossession will be by court order with costs. Non payment of rent with unregistered tenancy will lead to immediate summary repossession

Yes if you break the contract by not paying the last month or 2 months rent you would have to leave immediately not get your deposit back AND be persued for the unpaid rent.

Did the bank have to list the transactions as in Jo's sample letters or did you use an on line print? Personally I am obtaining a credit advice for each transaction and will present them back to the bank for the annual list which is what I did in August.

Joe's sample letters worked for me at Jomtien but they also wanted a same day transaction and copy of bankbook certified by the bank. I can understand why Immigration want the bank to certify if the Embassy won't. What I can't understand is why 3 Embassies out of many can't do it
Immigration do like child's birth certificates and Pensions statements
