  1. Do you mind if I ask how far down do the foundations have to go? Whats the legal height limit or does that depend on the province? Weep holes?... Are they just holes in the concrete to allow the water to move out? Where are the holes located exactly? thanks

People sometimes illegally dump their green waste and other <deleted> and I noticed a guy always going and burning it off. He also sometimes clears vegetation and burns it all up as well. I slowly got to know this guy and thought he is a friendly chap. We added LINE accounts and chat sometimes. He sometimes sends me photos similar to the one below. He said its his 'hobby'. Recently there was land for sale and he was the first to tell me about it. Many buyers were interested and he knew the owners. We ended up buying it and I put it down to this guy helping us a lot. The sellers hired a tractor and cleared all the land resulting in 3 piles of dry green waste on our new land. My wife did tell him a month ago that we wanted him to teach me how to burn that off safely. This morning I woke up and he sent me 2 messages. First one asking my permission to burn the 3 piles stating that the conditions 'were perfect' 2nd message stating 'I apologise very much for not requesting permission from <my name) in advance' He sent me several photos of the fire. I was a bit <deleted> to be honest. I wanted to be there.... I told him he is not allowed in the future to do anything on the land without having my approval' I assume it must have been frustrating for him to see the 3 piles of unburnt green waste for so long. Akin to a porn addict who has a laptop with no VPN/ wifi connection. Im planning on building a house on that land and think I dont want to be on the wrong side of a pyromaniac. Once again today I have to take a deep breath and say my daily mantra 'I must lower my expectations', 'I must lower my expectations', 'I must lower my expectations'
  5. Your last sentence is correct. Its hard to know which way to go actually. Both options (usufruct and registered lease) mean that the wife can sell the land although both options still give me legal rights. Many posters above talk about the usufruct being nullified upon divorce. I dont know what the case is with registered leases in this regard. If we were to move the chanote to my daughters name on the chanote, then I think PEA electric account cannot be opened. Water account can. I should ask PEA if its possible to put in mothers name. Its all a bit confusing

  15. Actually I dont think what you have been saying is factually correct despite the fact that a government officer told you what they did. If a lease is registered at the land office and taxes have been paid, then the landlord has to go to court to revoke it. ie if rent has not been paid or terms of the lease. This is the only way it can be revoked.
  16. We basically purchased 2 areas of land owned by different familes (right next to each other) - of course different chanotes. My wife is ok about me taking a registered lease on one side of the land (allocated to me). We basically put half in each and shes ok with me having my land and hers. But Im wondering is it better to have a Usefruct not a 30 yr lease. What are the pros and cons of each. I wanted to put my designated land in my kids name but found out on another thread that its impossible to put PEA electric in a kids name. Its possible to put PWA water account in kids name but not electric. So unless I put solar panels I think I have to leave the land in the wifes name and either register a lease and pay taxes at the land office or put a usefruct instead. What do you recommend? thanks

  19. Yes, that is correct. They told us that as well... put up temporary poles and connection. They said cannot put in childs name for sure. Only adult Water authority said it can be put in childs name...
  20. I didnt know that. So one has to submit plans and have the approval. After this, one can apply for utilities ie before the house is built?

  22. If we were to change a chanote from my wifes name to my 10 yr old childs name, would the water PWA and electric PEA allow bills to be opened. We bought land that doesnt have a house on it. Just exploring options. thanks
  23. Can I ask a question in relation to the list of docs required above? Item 11 says 'copy of proof of company registration for the commercial establishment where one works' My wife and I have a small medical business but we decided to not to have company structure. We operate the business through her personal name and she pays taxes every 6 months. I have a WP. Do you know if this is going to be an issue when I try and apply next year. Should I go to SB next time Im in bkk and ask them. If they say its mandatory then I suppose we can open a company this year but then its going to state the date of incorporation etc. If anyone knows about this technicality could you please help me thanks
