Thailand has temporarily reduced property transfer and mortgage fees to 0.01% for certain residential properties, effective until June 2026. I don't see the point, put up some posters to remind us that a small minority of illegal immigrants committed some crimes. If fearless leader can be believed, he has deported them, and stopped them coming. It was hardly the mass epidemic fox news would have you believe. Any demographic , a small amount of people will commit crime. Lets put some posters up to justify my racism.

Hard to judge really, as it turns out any of the core promises like ending Ukraine war (on day one), lowering grocery prices etc, were all said in jest (his exact words in TIME magazine interview). Lucky nobody took him seriously and voted him in on those core promises.- 32 replies

No such thing as a pension visa. Any of the taxation is currently theoretical, not being enforced. Even if/when it does get enforced, your home country most likely has a tax treaty with Thailand and tax already paid, pensions etc will not be taxable. Agents are in the places expats mostly live, Bangkok, Pattaya, Phuket etc., I doubt you would find any agents in Surat Thani (maybe Koh Samui), but you could certainly do the visa yourself at any of the local immigration offices. Local banks will usually open an account to do with retire visa's. There is no need to consult a tax accountant, leave after 180 days, arrive at a certain time of year etc. -

Who pays any fees is negotiable between parties. Withholding tax is like a capital gain tax, its profit from a sale added to taxable income and taxed at the sellers nominal rate of tax. withholding tax is not paid on a principial residence, IE: the house you live in. Some things to note are, The land office says how much a property is worth and any fees/taxes are calculated on that amount, not what the buyer/sellers say they are paying. Any mortgage on a property will be noted on the back of the chanote, a sale wont go ahead without the bank getting paid and removing the mortgage. Agent and lawyer fees are not fixed and could be whatever the buyer/seller are willing to pay.

If you have the opportunity to earth all outlets then great idea. But keep in mind you can have very few appliances that are earthed nowadays. I literally have 3 earthed appliances in my whole house, washing machine, microwave and storage hot water system. Hot water system is on its own circuit, and all other appliances are in one room, the kitchen. -

Thailand isn't being hit with any tariffs or taxes, US consumers are being hit with tariff/taxes on goods from Thailand, imported into the US. How many times does this need to be explained to the maga cult members ? -
You are wrong, there are no POA agreements or documents that can be signed that allow the 51% of a Thai company to be owned by a foreigner. The DBD simply will not put the foreigners name on the ownership of the company. You cant have a "right to transfer" something that's not allowed to be transferred. What would happen when the company gets sold.

Wait until you transfer to Thailand, and are on a long stay visa, then you can open an account then you can buy a condo. Otherwise, there are plenty of agents in places like Bangkok, Pattaya, Phuket etc. that can open an account for you on a tourist visa, if you really want to buy before you have secured long stay immigration status.

OP, name in blue book (registered occupants) is nothing to do with ownership. Name on the chanote (title deeds) is ownership. Who is paying the mortgage ? You don't mention how much the mortgage repayments are. So long as the mortgage is being paid (i presume it is otherwise the bank would have repossessed), I don't see what the problem is. -
