  1. The problem you will have with Phuket is that no building can be constructed where any part of the construction exceeds a height of 80 meters above sea level. Sea level, not ground level. You also can't build on a slope exceeding 35 degrees, and there are severe restrictions if you build on a slope between 25 and 35 degrees. In terms of wanting a chanote, the issue you have is that as a rule of thumb the further you get from a city, the less chanotes exist. Look at a topographical map of Thailand. Select the areas with rivers. Then look at a satellite image of the area. If you see forests then the land could be forest land. That's a definite no go. If you see farmland, the chances are the land has a title allowing farming and not much more. Cross that off your list. Finally, if you want to live at elevation then you need to carefully consider the access rights to your land. Unless you want to walk through hundreds of meters of jungle that you might not own, you will need a public road bordering your property somewhere. Also consider that without a public road nearby then the chances of PEA supplied electric are low. If you have a substantial budget you can build roads and install a kilometre of electrical cables or install off grid solar, but that doesn't sound like the peaceful life you asked for. This type of land is also highly unlikely to be listed for sale on the internet. You would either need a very good local agent or be prepared to spend time driving round doing a lot of research. I'm sure the land you want exists, but if it ticks all the right boxes and it is desirable then it won't be cheap.

Be very careful with the UK. 1 pence over and UK Customs can and will seize the cash if they suspect a crime: which could be suspicion of money laundering, for example.

When the purchaser obtains their bank cheque, ask them to not cross the cheque a/c payee only and to not cross out the words "Or Bearer". Once you receive the uncrossed bank cheque the correct number of company directors needs to endorse the back of the cheque (sometimes twice). After this you should be able to deposit the bank cheque into your own account. However you must discuss this with your bank first and you must follow their exact instructions, which may include the company directors being present and/or supplying copies of the company DBD, copies of director ID documents and potentially minutes of a company shareholder meeting authorising the actions. Your bank must understand the payee of the bank cheque is a limited company. Both methods carry substantial risk for the purchaser and they may not be willing to do this. The risk for you is that if your bank changes their mind and they decline to deposit an endorsed third party bank cheque then you will not be able to get your money. Or you could open a company bank account. In some cases, if you want to be able to sign on the account you will need to show the bank your work permit when the account is set up.

  10. The law applies equally to any individual or any company renting a property, if the individual or the company rents out more than 5 units or houses or rooms or any combination thereof.
  11. The key issue is the access road from Sukhumvit Soi 19 to the plot that the building sits on. Essentially, the access road is not a part of the condominium title deeds. Instead, the access road is owned by a third party, who have given the condominium the legal right to use the road. The problem with this is that to obtain the permit to build the condo, the access road needed to be owned by the condominium project and be registered as such on the title deeds. The Administrative Court has recognised the problem and ordered that the construction of the building was illegal. The developer has appealed this decision to the Central Administrative Court. After that, the matter will undoubtedly be appealed to the Supreme Administrative Court. The previously condemned building you refer to is the Aetas Residence, not far away on Soi Ruamrudee. The Aetas needs to have 12 floors chopped off the top to comply with building regulations. The Supreme Administrative Court made that order a few years ago now, but the building is still there, as tall as ever. What will happen? This is Thailand, so nobody knows. There are plenty of units listed for sale though, so if you are a gambling man you might consider making a lowball offer on one of the units...
  12. Scrape off the loose paint. Fill with suitable interior filler. Lightly sand the area if needed. If you cannot get an exact paint match, and you probably can't, you will have to repaint that entire part of the ceiling with the closest paint match you can find. Get a printed colour match chart from somewhere like HomePro. You would be surprised how many different shades of white there are.
  13. The estate will be liable for 400 days pay plus another 30 days pay if 1 months notice is not given. It does not matter if there was a written contract or not. After 30 years I am sure the maid would have enough witnesses to testify she worked for the employer.

  15. There are 4 currently registered companies containing the words Top Ocean. You would need the company number to be certain which one it was. If the condo is owned by a company then you will need a copy of the company DBD issued within the last three months. The DBD will state the company director names and also how many directors are required to sign in order to bind the company. To complete the lease you will need an original signed lease, a company DBD dated within 3 months, a letter of authority granting you permission to pay an alternative person signed by the correct number of directors and the signed ID of those directors. The lease, the letter of authority and the DBD document will need to have the company stamp on them as well as the director's signatures. This should all be prepared and present at the time you sign the lease. At this time you will need to give the agent a signed copy of your ID. You need to be certain who is responsible for refunding your deposit. This should be clearly stated in the lease. If paying by bank transfer you should permanently keep a copy of all transfer slips. If you miss any of these details then everything could be fine, or it could go completely wrong.
  16. Tell the agent you want that in writing from the owner, with a signed copy of their ID card/passport and a copy of the chanote as well. Explain to the agent that this is very unusual, and you need to protect yourself in case the owner claims they have not received payment at a later date. Explain that you need to be sure who owns the unit and that it is their ID and letter of authority that you are receiving. Personally, if this was not forthcoming I would not sign the lease. It is an extremely irregular situation. So irregular, in fact, that I have never come across it before except for cases of fraud. You might also want to have a video chat with the owner aswell.
