How do you even think property has dropped 50% in 10 years when i can assure you that from what ive seen in 10 years property is up about 50%. Based on the condo i stay Renting for 10 years - 25k THB is 3m thb Owning for 10 years - 4.4mthb + 440k in fees + special levy of 100k total 5m thb ( Property value now 6.5m thb) I just dont understand what you mean by dont look at getting any of your money back? I could sell now for 6m thb firesale and come out 1 million baht in front for the last 10 years or 4m thb better off than if i was to rent here. -

3 brand new lifts (completely new rails and everything) in a 23 story building cost 100k baht as my special levy (on 100sqm condo). These lifts are estimated to last 30 years. In the same turn this condo in 2014 was 4.4m (estimated rent 25-30k pm). I have been here 10 years and estimated value is 6.5m and rent 30-35k. Glad im renting statements dont really equal the math. (Approx spent 5m thb in 9 years on ownership with no rent and 6.5m asset) where renting would be 3mb spent with no asset -

Maintanence does exist, you just need good building managers. One of the oldest condos in Pattaya maintained vey well. External painted, New Disabled lift outside, 3 new lifts inside, new this and that (fire pump, transformers etc) https://www.pattaya-hill-resort.com/ -
Close, but perhaps for a run down condo like sombat, or other poorly maintained condos. VT1,2,3,4,5 all sell for similar prices which is closer to 40000baht persqm

Pattaya Hill resort, built 1991. Solid foundations, well run, rubbish collect on every floor, 40k baht psm maintanence and 3 new lifts just installed. -
How do you compare the elite to the LTR? 50k baht cost, no tax obligations, yearly reporting and 10 year visa.

Noo, backpack and bungee net. Veg is bulky so buy locally, alchohol and water from the local shop but for meat, frozen food etc it often fits in a single back pack. As for prices, its still only 40k bht per sqm. They recently had 42sqm studios for sale for 1.1m baht high up with views. Add 200k for a full reno and you have a nice place

In complete opposition to @noobexpat I live in Pratamnak, in my own 2 bed, 2 bath 100sqm sea view condo, I do own a click 150 i paid 63k for 2 years ago, I shop for veg at my local market in Soi 5 pratamnak, I shop for everything else at Makro and eat inside exclusively except for Pizza and 711 snacks. I swim almost alone in my 25sqm pool, go to the big buddha running track daily where it is safe to walk, less pollution and less people. Living up here sets you away from the craziness and is probably 5 degrees cooler this high up. It keeps me sane and healthy. Yes it costs me 38b each way in a bolt motorbike each time i go out approx 3 times per week. Most of my friends are like noobexpat, living in 22sqm studios eating over salted, oiled (bad oils), MSG laden food because they dont like to cook. 2 different realities in the same existence. These condos were going for 3m baht a few years ago, a bargain before all the money printing occured.

I am up in one of the oldest condos in pattaya, Pattaya Hill Resort very well run, and very well maintained. 3 new lifts, complete external refresh, roof redone, huge rooms, solid foundations so good places do exist. Recently moved from 30thb PSQM to 40 to cover costs. Other notable things about this building is that rubbish is collected on every level (as opposed to make people bring to ground floor), Pool in all day sun, not used for short time letting.

I worked/lived in Manila, Singapore for years and now retired in thailand. I get bored after 3-4 months and need a reset which involves a month or 2 back in sydney (which unbores me from thailand very quickly). I could travel, or go back to PI but without friends there it would get quite lonely hence the reason why i stay in Pattaya 8-9 months per year. You couldnt really ask for more, except as others mention the heat sometimes makes you wonder because i really miss a crisp sunrise with a warm cuppa with some fog like you get back in oz, or a quality bottle of wine. -

Skype you can buy any $$ of credit you want. To call australia landline is 3c per minute. To call australia mobile i think is 15c per minute. Works good and displays your aussie number too as the call its coming from if you want

i did it this way, very cheap. My xbox here does not recognise thailand and only charges me in SGD so not sure where you see thb. https://www.ozbargain.com.au/node/717378 This involves buying Gold for 3 months for 5 bucks, getting an extra month for turning on direct debit, repeat for 3 years of gold then hitting upgrade for a dollar.

There seems to be alot of Narcissistic people posting on these forums. No one has any right to judge another choice in location or lifestyle. There is so much negativity on here its wild. My 2c. Pattaya / Pratamnak / Jomtien the entire area is amazing. You can go wild or have a quiet night, you can stay home or go out, but the point is there is every option possible. Pattaya is an amazing city, it has everything one needs to live in asia while still being connected to a lifestyle back home. Shopping, Eating out, Events, Shopping, Hospitals, Golf societies to name a few. As for friends, meeting friends and chatting to randoms in bars most of the people who hang around LK are clean, well dressed 60-80 year old aussies. Personally we can roll around with up to 30 people, All retired, like minded mix of english and aussie. Everyone is living here, has their own health issues and everyone supports each other mentally as everyone goes through issues. Sometimes a friend of a friend joins the group and he doesnt fit in but most fit in and form part of the group. For anyone to disrespect Pattaya or anything about it, needs to really assess their own life and why they feel they are so bored, upset or disassociated with other humans. Pattaya is not the issue, you are.
