    people who have serious money dont buy in thailand, thailand condos are for chumps! Where do rich Chinese buy-in USA! Where do King alwaheed buy- New York, etc!

    there's no King alwaheed, but there's a prince al-Walid and he owns properties in a dozen countries.

    is thailand one of them?

    To be fair many long time bars are having a hard time- those in Nana to be exact! Fewer pole clutchers and the customers who do naughty things to them.

  3. If the cost is 60 baht per kilo, they are doing something very wrong. The initial investment is the largest, the biggest maintenance cost is the regular fertilizing. Even when the rubber price is low, they are making money. The difference is the pay back on the initial investment takes longer. Many farmers didn't pay anything for their land, since frequently, it is inherited, so their initial investment is low - just the price of excavation and trees. The seven years of growing the farm before you can start recouping the investment is very tiring. After seven years, you want to get something from your efforts. Some money is better than zero money. On a year by year basis, if you don't include the initial investment, they are making money since the cost of fertilizing is relatively low.

    No money in rubber. No money in rice. The wife trashed all her rubber trees; refuses to grow rice. Rubber is a dying or dead crop. Rice uses too much water in a drought period that may last for several more years. Wife planted asparagus, sugar cane and corn for cash crops and vegetable garden for personal use. Eventually start a hydroponic vegetable farm for market and restaurant. Want to be a poor farmer? On the government dole? Insist on growing rubber and rice. Because "We have always grown rubber and rice!"

    Key to making money. Dont do what your indebted neighbors are doing.

  4. How about condo owners don't give a flying fag about the seriousness of the economic malaise, because their condo isn't on a mortgage and it doesn't eat bread either if it isn't sold at the price they have in mind.

    you will find the condo owners you refer to in Pattaya (genuine owner occupiers without concern regarding finance) represent a tiny percentage of the market compared to the number of people who buy these condominiums on the expectation they will flip them on at a higher price . They just haven't realised yet that what may have been easy in the past will end up being an albatross around their neckssad.png

  5. The OP repeatedly mentioned online sales. They truly do need to work on that as their site is very cumbersome and their shipping is slow. The certainly have the inventory to compete. They have a ton of room to grow in that area, and without ever opening a store. IMHO the in store experience is very good.

    the stores i go to got no employees. As opposed to thai stores -they got lots of employees but they no help at all.

    Serious the Nana hotel owners prolly see serious rent dollars. That coffee shop was a colossal waste of good business space. It was the most underutilized piece of real estate in the world. Nana owners prolly crying seeing dollars fly across the street.
