If you put the house in the child's name, and the child is a minor, is it possible the mother may lay claim? In Thailand, assume a foreigner has no rights, then work your way up from there. Btw, you can open up a brokerage account with interactive brokers, td ameritrade Singapore, etc. Also, try banking with UOB as they seem more foreigner friendly.

I'm just looking for general prices. I.e., 1M to do 100sqm, or 10M to do 100sqm. Hiring a landscape artist to help design and layout the garden. Etc. Right now, I'm still no idea if I'm looking at spending 100k or 10M ????

I'm interested in building a garden, one of those picturesque gardens with trees, nice lawn, flower beds, etc. Talking, 'Secret Garden' type garden here. Anyone can point me in the right direction with regard to who would do this and what kind of price I would be looking at? Note: I am not particular about exactly which type of tree/flora I get, so not looking for 'exotic' or expensive plants. Thank you.

Note: No foreigners will be present, involved, or having anything to do with this transaction. 100% Thai Only. My friend found a piece of land she likes, but is concerned about how to buy it given that the owner says it is in the bank (mortgaged). My understanding is that there is *no* safe way to buy it. Came up with a couple of scenarios: Scenario 1: She gives the owner the money Owner gives the money to the bank Owner runs away. Scenario 2: She gives the owner the money The owner signs a contract to give the land Owner gives the money to the bank Owner runs away Years of court fees Scenario 3: Buyer, Owner, Bank rep all appear at land office together. She passes over the money. The bank passes over the Chanote The land office updates the name to the owner (has to do this first) Owner grabs the chanote and runs away before land office can update the name again. None of those are good. Yes, it may be a bit dramatic (especially #3), but she says in this time and climate people would do this for that amount of money. I inquired about some of the ways we foreigners would do it in the west, but turns out they don't exist here: Escrow apparently does not exist Loan Ownership Transfer: Apparently cannot transfer the loan from the owner to the buyer, and allow the buyer to take full responsibility. Some people have indicated the *only* way to ensure the transfer of the chanote is to *trust* the seller. I am wondering if this is really the case, or if there is something else can be done. It seems a bit depressing if this is the situation, as it means some lands will default simply because there is no *safe mechanism* to transfer it to a willing buyer.

The Russians at least used to spend their money at normal places, like bars, restaurants, small hotels, shops, etc. So they will help the economy a bit. Indians don't spend money at any of those places, and just take up space, crowding stood a girl or standing skin close to others trying to go about their business. Chinese aren't coming back this year. Thailand failed to be attractive to other groups or find another source of revenue. Either way, still no good here.

Keep in mind, some businesses require their employees to have been vaccinated. So it may be a choice of Sinovac, or unemployment. -

The purpose of closing the border is to prevent introduction of the virus. That has already happened. The purpose of lockdown is to slow the rate of transmission. Widespread transmission has already happened. Since the measures in place do not accomplish the goals, there is no need for those measures. Doing lockdown and border controls correctly is, evidently, not possible. Therefore open everything. Transmission will remain close to where it is now, but at least the economy will recover.

What is the longest tourist visa I can get?

Technically it's a 5 year visa. Thailand Elite will issue the visa as often as you like depending on how much you pay them -
Being open for tourists to come, does not mean the lockdown restrictions are lifted. Bars, clubs, fitness centers, sports arenas, etc. Could all stay closed.
