While I liked the place (knew where everything was), what caused it's death (besides it being tired and old) was going from two malls (KSK and Airport Plaza) to 5 (adding Central Festival, Maya, and Promenada) in a relatively short period of time. Even Promenada couldn't survive the glut of new mall space. Maya, after having what seemed like a slow start, thankfully appears to be doing well. With the increasing use of online shopping, it probably isn't very financially wise to invest in big box stores and malls anywhere.

I see the large sign that's recently been erected there that indicates the property is for sale and to contact Krungthai Bank but haven't read anywhere that the bank has scheduled it for an auction. Has it? Given the cost to acquire and modernize it (which probably means tearing it all down and re-building new), I'm doubtful that any investor with that kind of money (likely a billion baht or more) would be willing to gamble that enough quality tenants could be found to justify the price of doing all of that.

What was projected versus what has actually happened? I personally don't see any significant drop from normal of the number of tourists here in CM for this time of year. And, of course, high season won't start for another 30-60 days.

Although I don't know personally (been lucky enough to obtain an appointment for some time), I don't see why you can't as the majority of people seeking annual extensions must be just showing up and joining the queue. I have no clue what percentage of the annual extension seekers actually get an appointment but I doubt if it's a very high percentage.

Yes, that's the way it's been since they restarted the appointment system 2+ years ago. I snatched my upcoming November 26th appointment time on August 28th. Contrary to what I said before, I must have grabbed the appointment within a minute or so of midnight as I now see that the confirmation-of-appointment email from CM Immigration is dated August 28th, 2024, at 12:01AM. (Just now checking the appointment system again for retirement purposes, I don't see any times available for the 89th or 90th days out.....which means those times were already grabbed by somebody or they somehow are beginning to shorten the 90-day time period. It's likely the appointments are taken. And I still see the same few and perhaps erroneous slots open as mentioned in my last post.)

Since it was started again, the appointment calendar here in CM extends out 90 days. As I mentioned, I grabbed an appointment a couple of minutes after midnight 90 days out. I've never paid attention to what happens if a cancellation occurs by somebody (i.e., does that time slot then show up on the calendar). As for help for us prehistoric creatures (I'm in the over-70 bracket too), I remember reading something about there was supposed to be some easier method for people over 70 or 75 but I've never known how that works or had any idea how to try it myself. [On a somewhat off-topic note, a guy I know told me a couple weeks ago that he grabs 2 or 3 appointments for his annual extension, saying he does so in case he can't make it for a single appointment time. He also said he ultimately cancels "unused" appointment times. I had no clue the appointment system would allow a given individual to grab more than one appointment for the same purpose, think's that wrong (it's tough enough to get one of the limited appointment times), and told the guy I thought his doing so was inappropriate. He didn't care what I thought about it.] Edit: I just checked the appointment calendar for CM and, for retirement purposes, actually see 2 slots available for this coming Monday (Oct 14th) and one slot for Tuesday (October 15th). The next and only appointment slots available are for January 1, 2025. That last notation merits a comment that somehow the appointment calendar at least sometimes allows an appointment to be made on a government holiday. A friend of mine got one of those dates recently and the office was closed so he had to attempt the regular queue system the next day. So it might be wise not to even attempt to get appointment on a government holiday (or on a Monday) when such a holiday falls on a weekend).

Sorry, I have no idea what you're asking. I'm presuming you're not Thai and that you're here on some kind of visa, visa exemption, or an extension of stay. You need to provide more information. And do you realize this is the Chiangmai forum (i.e., a Bangkok forum likely would be more helpful if it concerns Bangkok issues). As poster bubblegum indicates, I'm not sure there are any different extension requirements for people who are or are not disabled.

Not sure what you mean by "special" photos. Almost any photoshop in the area will make your photos and they'll ask what country is involved (as they will know the size and other photo requirements for Australia). Alternatively, you could actually google the photo requirements at the Australian Passport Office. Or perhaps start by reading all of this ancient thread.

About 2 hours ago, Kad Luang (wararot market area) had no flooding at all although they have now sandbag the river railings apparently expecting some flooding......

No, they are not (given ballots from different voting jurisdictions are different). Are you registered to vote and set to receive an absentee ballot in any US jurisdiction?

Given there are effectively titles to both assets of the decedent you mention, probate will be required. We westerners call it probate but the succession law in Thailand is part of their general commercial code. Once a petition is filed, the Court ultimately will appoint an executor who ultimately would have the power to transfer title to assets of the decedent.

Yes. And, I'm not sure about this (haven't done one or helped a friend do one online) but think you can do it through the CM Immigration website (there's an online application for it now) but understand you still have to go to Immigration to get your stamp. By the way, the office at Central Festival can be just as busy as the main office by the airport. Last time I was there I got a re-entry permit and it took 4+ hours.

Took this photo this morning......showing one of the lovely electrical boxes blocking sidewalk traffic along Moon Muang. The graffiti showed up within a few days of installation....lol.

There's no doubt, though, that there was some river flooding south of the Nawarat Bridge, mainly on the east side of the river. Saw some photos of what looked like flooding on the Chiangmai-Lamphun road; however, the photos also showed some traffic on that road in that location so it couldn't have been too deep.

There is no doubt that the Ping River is very high as here are shots taken this morning from the Chansom footbridge and the Nawarat Bridge.... There's no mud or dirt by Kad Luang (commonly referred to as Worarot Market) so it would appear that there was no river flooding there. And my guess is that the flooding that occurred at the night market was from heavy rainfall versus river water (again, there's no dirt or mud there).

There are no holidays this month that CM Immigration will be closed. For October, they will be closed the 14th (a Monday in lieu of Sunday the 13th, being the anniversary of Rama IX's death) and Wednesday, October 23rd (Chulalongkorn Day). Once in a while a special holiday occurs but haven't read about any this month or next.

They are burying electrical cables in the streets as a prelude to supposedly eliminating the electric lines and poles around the inside and outside moat roads. Without the poles, the transformers have to go somewhere.....so I too would guess that is what the electrical boxes contain. Sadly, there are spots where they've placed the electrical boxes on the sidewalks where there is no more room to walk on the sidewalk (a perfectly pathetic example of that is in front of Wat Dok Kham on Moon Muang north of Thaphae Gate).

I have no doubt that you've helped others through the process.....good on you. However, where you get the notion that under Thai law that one's spouse is the "automatic beneficiary unless the Will states otherwise" is beyond me. I invite you to read the intestate law contained with the Thai Civil and Commercial Code. AsBigt3116 says, the wife or spouse is a statutory heir...but not the only one! For example only, under intestate succession: (1) If Decedent left a spouse and children, the spouse gets half and the children get half, (2) If Decedent left no kids but a spouse and parents, the spouse gets half and the parents get half, (3) If Decedent left no kids and no parents but full-blood siblings, the spouse gets half and the siblings get half, etc. Bottom-line, of course, is that anybody having assets within Thailand should have a Thai Will so you get to pick who gets your money and stuff. Also, technically it would be illegal for a surviving spouse to raid a bank account in his/her spouse's name.....although, if the surviving spouse is the sole beneficiary under a Will or under intestate succession laws, it happens and is considered "no harm, no foul" (nobody is likely ever to raise the issue other than a weird circumstance where some relative jumps out of the woodwork and asserts that the Will was a product of coercion or duress or where there is no Will and the intestate law says they get a share).

Hope that works for you. For me (Chiangmai), I had no option other than to do it by mail to Bangkok......as there are no appointments available at the CM US Consulate for adult passport renewals. Presuming the Bangkok Embassy will immediately give you back your old passport, won't it have a hole punched in it? And, if so, will a domestic airline care about that? I don't know.
