  1. I never skipped the TM30 in the previous 4 years, you need to keep upto date. It was only recently Immigration required a TM30 to be filed even if you were returning to the same address. When I re entered Thailand last year the owner did the TM30 but at the same time complaining it cost him 500 baht. This time he gave me 2 documents which didn’t align and refused to give me one’s that did so I could do a TM30. My wife asked him on numerous occasions for them, he refused and he gave us 2 months notice. Fortunately I avoided the embarrassment of going to Immigration with the wrong documents and a possible fine and used an agent who initially said they couldn’t do it because of this but in the end did. Why would the ‘owner’ give me a House Book’ which is not in his name but his ID Card, obviously he doesn’t own the property and must of been aware the documents wouldn’t be accepted at Immigration ?
  2. Finally got to the bottom of the problem re the ‘owners’ documents, he gave me a copy of his ID Card and a copy of a House Book, the name on the House Book wasn’t his. My wife asked the ‘owner’ for a copy of the ID Card of the name of the person on the House Book, he stormed off ranting and raving giving us 2 months notice to leave. The name of the person on the House Book was registered over 20 years ago, no idea who he is.
  3. I demanded the document his Tabien Baan several times, he was not forthcoming, his parting words, I’m giving you 2 months notice to leave..
  4. I would do if we had installed it, he wanted us to pay for a new water pump last year, my wife said ok but we take it with us when we leave, after that he initially installed a second hand one which didn’t work then he installed a new one.
  5. The potential grief was caused by the Thai owner, last time he complained when he had to pay 500 baht for a TM30 as he used an agent, this was over a year ago. This time he refused to do one and then not give me a copy of his Tabien Baan as required by Immigration to do a TM30 myself. I could have gone to Immigration but due to the owner not giving me his documents I was outside the time limit for registering a TM30, I am not sure how much sympathy Immigration would have give me, I did have a copy of his Thai ID, rental agreement and a document indicating that I was occupier of the house, My Thai wife has to communicate with owner, he doesn’t speak English, he tends to shout when my wife speaks to him, a bit of a bully tbh but she will give as good as she gets. its his loss, we have lived the house for over 4 years, good tenants always paid rent on time, doing minor repairs, regrouting wall and floor tiles, adding additional sockets and water taps, they will be removed when we vacate the property.
  6. Edit the property was not rented through an agent, it’s quite common for owners to put sign on gate with telephone number.
  7. He refused to give me his house book, I already had a copy of his ID Card, eventually an agent did the TM30 initially refusing because I didn’t have the owners house book, 500 baht.
  8. How do you go about go about scouting, he owns 4 houses in a block, it was only when tenants left after we moved we discovered he didn’t return their deposit.
  9. What home work should I have down, the owner only rents a couple of houses on the Soi not the whole Soi. Should I have gone round knocking on doors 99% Thai people who don’t speak English asking if they know the owner, if you are not aware Thais keep themselves to themselves. if I was renting in the U.K. would I go round knocking on neighbours door asking if they knew anything about who owns a particular property ?
  10. I live in a house, it would take a removal company a couple of days to remove furnishings and, fittings and clothes from the house.
  11. Prior to renting this house it wasn’t required providing you returned to the original address, no problem in my previous house, Immigration moving the goal posts, for what, it’s not an additional income for them.
  12. Exactly I had to set a special account up for the deposit in the U.K., no such law exists in Thailand.
  13. I was a landlord in the U.K., I returned the deposit to my tenants when they left, no questions asked, in fact they were surprised when I gave them it back even though there was a big stain on the carpet and they left the shower in a helluva state.
  14. When I rented the house 4 years ago Immigration were not insisting on a TM30, it was only after the TM6 Arrival/Departure Card was scrapped immigration wanted a TM30.
  15. Good for you, I had no problems in my previous rental properties with deposits, this fella pleads dumb when you try to reason with him, hates paying for repairs. He wanted us to pay for a new water pump,:my wife said ok but when we move we take it with us, he soon changed his tune and replaced it.
  16. This fella doesn’t treat people with respect, he talks down to everybody raises his voice to try and scare people, my wife said he speaks to people like they were dogs.
  17. Because I was asking question, why did I rent there, great location, decent house near the school.
  18. How would I know beforehand, it was only after we moved in and my wife got to know the neighbours we found out.
  19. What should I have checked up on the fella was a total stranger prior to renting the house.
  20. The middle age foreign kids most on holiday here so won’t bear the consequences of the water shortage.
  21. I used this fella, I had some marks on my body and one under my eye all removed painlessly apart from the anaesthetic jab, healed ok no scarring.
  22. My owner refused to do a TM30, last time he paid an agent 500 baht, he refused to give me a copy of his House Book so I could do it, I sorted it with the assistance of an agent more so it was past the 24 hour deadline therefore I didn’t want to go to Jomtien and deal with Immigration, I am now moving house, his loss we had rented it for over 4 years.
