I'm thinking of changing out the brown windows to upvc but am hesitating due to poor security window screens.
I won't fit the ugly bars to the upvc if I install

I agree but I'm disappointed with the security feature for the upvc windows.
With the brown aluminium style you can fit the horrendous bars but this is out of the question for upvc.
In Australia you can fit the steel mesh security screens, I have not seen this option in Thailand.

I put my phone, insurance card and a key in this pouch which I clip to my waist
Cheap from lazada, about 20 Baht each. I bought 3 and got free delivery.
Its waterproof as well.

Yes, these heavy rains are causing havoc.
I was at the lights 3rd Rd and soi 17 yesterday afternoon, I was behind an elderly lady on a zoomer, as we approached Soi 17 her front wheel locked up, she slid for a few metres. I parked my pcx behind her and helped her up. A Thai guy pushed her zoomer to the side of the road, she was OK, just a little shook up.

I've seen a couple of electric scooters in the car park in a condo I own, plugged into the power outlets.
As a co-owner I would assume that the co-owners are paying for these scooters to be charged.

I lived in Phetchabun for a year, lots of caves, rivers, waterfalls etc but it's static. Living near the coast also offers the hinterland to venture.
Beaches are dynamic, always changing, never the same. I much prefer the coastline to the country.
Thailand has been my home for 20 years, been to many places, we are so lucky, Thailand has so much to see and do.
I'm still in my 50's, maybe when I slow down I'll move to the country side.

Come summer the North facing will be very hot as the sun is in the northern hemisphere.

I reckon your bank has given you the wrong information.
Its always a good idea to go into your branch personally, these telephone helpline people are useless.
