Visa expiring over Songkran

Did she extend her visa exempt entry already? If not, she could do that when immigration reopens after Songkran (next Wednesday, the 17th) without being subjected to paying an overstay fine. Best to expect that immigration will be packed to the rafters after the holidays, so arrive early and be very patient. If she hasn't entered visa exempt twice BY LAND yet this calendar year, a border run would be an option. -
AirBnb host submitting information

When I stayed at an Airbnb once (for a legal stay of 30+ days), the landlord took pictures of my passport, filed a TM30 notification and provided me with the TM30 receipt. That's how it is supposed to be done. I checked with the landlord before booking, as I knew I'll need the TM30 receipt. -

The answer is, as always, to legalize it. Invest in education rather than in futile suppression. Yes, I'm aware that it's evil stuff. That wasn't the question here. If you have another valid reason to apply for a one year extension (e.g. retirement or marriage), then yes,you can apply for it. But if you don't, you need to leave when your employment ends. -

No surprises there. Vietnam's list of visa exempt nationalities is pretty short, and Americans aren't on that list. Applying for an eVisa usually takes 3-4 working days, so applying for one once you realize you need it at the airport won't cut it. Fail to plan, plan to fail. -

I agree that it's unnecessarily harsh. It would be nice if anyone no longer qualifying for a long-term extension would have the option to get at least a 30-day extension to get their affairs in order before departing. What would be the harm, a tourist can "buy" the same? But it is what it is, so the OP's best option is to post-date the termination paperwork (if that can be worked out with the employer). -

The termination of your employment can be dated in the future. Immigration can then stamp a future cancelation date for your extension into your passport. If you don't do that, however, you would have to leave on the day you go to immigration. You can apply and pay 1,900 baht for an extra 7 days to leave the country. -

I don't think that they're confusing the requirements, but that nowadays the view seems to be that such a Non-O visa is primarily issued to people who will use it to apply for an extension. Their conclusion is that the requirements for the extension - except for the money seasoning - need to be met for the visa application already. That's quite insane, but embassies and consulates closer to Thailand (e.g. Savannakhet, Vientiane and Phnom Penh) have applied that "logic" since quite a while already. So yes, for a family visit, nowadays a tourist visa seems to be the way to go. -

They enforce it by requiring proof of TM30 when you go to immigration for anything, like an extension. That depends on your immigration office, like everything else, there's no consistency. Definitely not the same people that built the website though. You CAN download a confirmation nowadays, and its a good idea to do that and take a printout with you whenever you go to immigration. -

If you want to go the "monthly income" route as a US pension or social security recipient, you need to do monthly transfers to Thailand exceeding 65,000 baht and show evidence of those transfers (paperwork from the receiving Thai bank). You can't just show your pension or social security papers. -
Yes, open from Tuesday to Thursday, then closed again for Songkran on Friday (12th) and on the following Monday (15th) and Tuesday (16th). Quite a few holidays upcoming!

That doesn't really amount to a lot, considering that it's for an entire country and for the whole year. That increase looks impressive, but there were still Covid restrictions in place in 2022. In reality, foreigners seem to have very little interest in buying property in Thailand, and the vast majority of condo units sold in 2023 went to Thai buyers. -
Admission to a mental health care facility would make a lot more sense than admission to the team of mods.
