  1. Having had 4 farang tenants in a luxury house with pool on Jomtien beach and problems with all of them and made no income above expenses I stopped renting the property. Two tenants tried various games about rent payment and with one tenant (oil company expat specialist engineer) I had to to call the expat coordinator to ask if they could help to get the rent paid. I eventually spoke to the CEO who revealed that the British engineer concerned was on a 300,000+Baht monthly salary plus other cash benefits. Frang wife (severe alcoholic had twice slapped the face of 2 young Thai drivers, they both walked off the job. Engineer and wife given immediate marching orders to return to UK. Another tenant (Russian businessman) turned rent payments into a game, claimed payments had been made to wrong person and told me I would have to contact the 'wrong peron' to get my rent money, and lots more. I eventually called Pattaya police. Snr police guy came to the house and strongly threatened the Russsian and eventually had him deported but the Russian did then pay some of the o/s rent. Over 300,000Baht never paid. (I might add the Russian strongly intimidated the property agent and told her 'I move in today or I will have your car destroyed', agent in fear let them move in before I knew anything about the whole situation and ongoing agent had taken cases of Vodka to the house on Russians abusive command, never paid for. Third example, farang appeared to be a successsful pleasant Pattaya businessman (not bar scene, engineering coy). Agent called me to ask if I could quickly go to the house. Cops had the farang in handcuffs at the house and a bargirl who he installed in the house had been taken to hospital with knife wounds and a broken arm. Plus farang (a big guy) had thrown her motorcycle into the pool doing a lot of damage to the ceramic tiles on the lip of the pool, plus gasoline and oil in the pool from the mocy. Plus rent nearly 1 month overdue. Turned out the farangs British wife was the company accountant and when she discovered the lease on my house refused to pay. Had to get lawyer to take the farang and his real wife to court to recover the o/due rent. 400,000Baht in other damages (pool, 2 big glass sliding doors, curtains, wllpaper, fridge, m/wave all damaged / inoperable), payment for all of this never fully recovered. Over many years I've heard of many similar stories about renting to farang.

Maybe he was loved by many sectors of the public but disliked because he exposed corruption / collusion etc., and was therefore a target for 'removal'. And/or those that didn't like him kept very quiet because they were afraid of being exposed...
  8. You don't have to prove that you were working for the 35 years, You have to physically be in Oz for that period. Also, i've read comments on other boards that you have to prove you paid personal OZ taxes for the 35 years. That's also not true. The tax part of the puzzle is very simple: - On the OAP application form you need to write in your Oz personal tax file number. - When the centrelink computer is processing your OAP application (It's processed by the C'link computers in Canberra . It's NOT processed by individual offices) it does a check that the tax file you have quoted is valid. If yes the computer destroys the tax file number and at the same time 'ticks a box' to indicate you have passed the tax requirements. There is no check of when / what years / how much tax you paid. The purpose: the laws / regulations re gaining the oap require that at some time in your life you have been an Oz tax payer. Having a file number suffices. Theres' regular references to how evil the 2 years compulsory stay is. It's not that bad. The 2 years starts on the day you return to Oz (It DOESN'T start on the day your oap is approved). During the 2 years you can leave Oz for holidays etc., several times. E.G. Take a holiday abroad for say 3 weeks perhaps 4 times every 12 months (just an example). The time OUT of australia for 'holidays' doesn't stop or delay compiling the 2 years, it continues to build. 'FORCED EXILE' wow sounds like torture, extreme pain. It's not that bad, not at all. If you receive the OAP you are required by law to inform C'link that you will travel abroad but many people don't. But C'Link knows anyway because they have a real time 24/7 link to immigration records, this detects your movements and adds this detail automatically to your C'link records. But there is no requirement to tell C'Link WHERE you are travelling to.

Personal taste of course, I prefer to stir the whole beans a while to ensure they are mixed, then grind, then immediately into the French Press pot, add boiling water immediately, stir for 30 seconds then 5 minutes to steep, milk in the mug before adding the steeped coffee. No doubt others have their preferred 'process', personal choice.

  12. True. Seems to me uncontrolled capitalism is partly to blame. I believe price controls, price limits / maximum prices on specific product / service areas (e.g. food, education, health. medicines, energy) will be needed in the near future.

  14. Thanks, I'm aware of this in another example. When I applied for PR I had an interview with the 'Porkong'. I assumed this was a specific rank, but it turned out to mean 'very senior officer' (no specific rank).

Not too many days and I'll be 80 and very much enjoying life. - Got Thai PR 28 years go. - Live with my wonderful Thai son and his Thai wife both close to fluent in English and they take care of me like i'm a baby. Lots of love and caring. And my 4 grandchildren, spend hours with them teaching them to cook, immering them in English. One just started uni, 1 at high school, 1 primary, one baby. I speak plenty of Thai to communicate outside of the house. Every evening 6:00 pm walk 3 minutes to farang friends house, he's 79, and one more farang (82) joins us (walks 5 minutes - in same village). We have 2 cans of beer then home again for family dinner. Meal times are great because my Thai son insists whole family eat together and son and his wife push the kids to share their day in English, what's coming up at school etc.. Uni grandchild wants to discuss world events and we do (son has always made himself well informed). Life is great.

  22. Yep, different standards. When they tell my 18 yo Thai son, in biz class, flying on most expensive class of ticket, 'Go and ask in economy', when he politely asked for a glass of coke. And when I complained this was followed up by 2 more waitresses being plainly rude and arogant. "what else do you expect, children should not ask for service". Singapore much better.
