  1. So the GREAT NEWS is now clarified that the monetary value of all assets(stocks, bonds, cash, homes etc) held as of December 31 2023 overseas will NOT be taxed if ever remitted to Thailand at a later date?

What you are referring to in your 17 year old link is a not actually what most would refer to as PR, as it is not permanent because it can be revoked, and requires yearly visits to immigration to maintain. Not to mention that it does not apply to 99.9% of foreigners residing in Thailand on other forms of visas which do not permit their name in the blue book. if you had read the thread, you would have also known that the OP clearly stated that he resides in the UK. Please try to provide relevant and transparent feedback if your trying to help.

  4. is it leashold or foreign freehold? i may be wrong, but i dont believe non-thai names are permitted in a blue book ever.
  5. If you have the paperwork saying that you are the owner, then call the cops. Nobody can legally stop an owner from entering/living in his own property or leasing it out. They are essentially illegally squatting in your unit.
  6. Do you have some document saying that you bought/own the condo unit as leasehold or foreign freehold? If yes, talk to the cops, show them proof of ownership, and tell them you are illegally being denied access to your property and ask them to intervene. If that doesn’t work, ask a Thailand lawyer to write a letter to the developer, warning of legal action unless they give you access to your property within two weeks. Should only cost a few thousand baht for the letter. if they are conning you they are probably conning others. Create a group on here or on facebook etc for conned owners of that project. Perhaps as a last resort you can take the developer to court as a group.

Still zero clarification about the tax treatment of people living with retirement visas or other long term non-working visas. in addition, how about clarity on the treatment of bringing in pre-existing capital, not income/interest/dividends/cap gains earned outside thailand while living in thailand?
  13. Fairly easy to just tax all money coming in from overseas. Would destroy a a huge part of their real estate and retirement sectors, but it can be easily setup.
  14. Overseas debit cards usually charge between 7% to 10% FX fees/commissions for thai baht transactions. Almost as bad as any tax Thailand would likely charge for many people.
  15. Show us the actual link of these statistics you are quoting for both arrivals and long stay visas.
  16. Allot of them are actually ukranians fleeing the draft etc.. Most ukranians speak russian, so allot of people confuse the two.
  17. You coukd try to make this a criminal case of fraud with the police first. Try filing a complaint that you were defrauded and see how the developer reacts to that. Alternatively, just filing a case officially at the court may be enough to get the developer to make a quick resolution, without the need to take it to an expensive trial.

Assuming you have a signed contract and bank receipts, It would be worthwhile to get a lawyer to immediately threaten them with legal action if they don't fix the problem within a month, via a registered letter. If they dont respond, get the lawyer to take it to court. They will likely settle before any case actually goes to court.
  19. You should have received a chanote for your foreign freehold unit. it would have your name on it. Did you get that?

  23. Can you get out of the rental contract with the condo management company and just use your own agent to lease it out? If not, try selling. Perhaps some russians or chinese will buy if the price is right.
