I agree. But sometimes I wonder what the TRD is going to believe we can live on. Does every farang have to pay taxes on remittances of 65,000 monthly? Not so in Korat, that's very nice to hear and gives hope. BTW In my home-country, it's common to pay taxes on fictitious income as the revenue service states that it is not possible to live on your (truthfully) stated real income. -
They didn't request the deed on my first application, either, neither on two new "first applications" (new visa) during the last 5 or 6 years. It is fairly unusual for a tenant to have a copy of the deed, but he will have a copy of the landlord's ID, if he rents a condo from a private person. The deed can show another name as the rental contract, namely when you rent an apartment and the landlord is a company. In this case, it would not be easy to get a copy of the deed, anyway, and you wouldn't have a "landlord's ID" either.

They are talking about the taxation of remittances since Jan 2024. They don't know what a wealth tax is. Seems like they are not worth their money. -

It's easily possible (especially if it's one person, living rent-free in Issarn). I m not so sure if the TRD would believe it. -
No, it won't show up. You really have to go in in between others Fixed terms at CW are what most people use. If you use a fixed term deposit, you can get the letter from the bank in the basement of CW (only SCB not available). They can issue a statement, too, on the spot (Bangkok Bank, too). I once was asked by the bank staff whether I wanted letter or statement. I wasn't sure so I just took both. The result was, that the IO wasn't sure either which one she should use :) (she used the statement, in the end)

As DrJack said, if you have an appointment queue numbers aren't called. Actually, you don't need a queue number. You go in at L thirtysomething, the one that says "appointments", in between others. Better too early than too late. Yes, never been asked for this Never been asked this one either Which means it's not on their check lists - the IO just made it up. They have the power to request whatever documents they want. Copy of condo owner's ID card (it's on your pdf list) is good enough. As to your pdf list: - many people just put 800,000 in a fixed term deposit and leave it there many years. Then you don't need a bank statement, and no withdrawal. Just original and copy of bank book, and letter from the bank. - no need to copy many passport pages. Picture page, visa, last entry, last extension, that's it. - TM30: in CW, TM 30 needs only to be updated if you left the country and came back with a new visa (and even then they are very lenient). If you came back with a reentry permit, no need for a new TM30 - pink card or house registration and copies are not required. It's good to have them in your bag, just in case, but some IOs appreciate if you show them what they need instead of swamping them with unnecessary paperwork.

I am not so sure about this. (BTW In Europe, the tax plans were flanked by a simultaneous PR campaign promoting Thailand as a cheap tropical paradise to retire.) You may be right about Western expats. I don't know how many of the Russians have well-paying Russian WFHO-jobs. One of them remits what a handful of European pensioners remit. And if the grand plan is to sell Thailand to the Chinese they really need taxation of worldwide income, Chinese immigrants are not going to make money only in Thailand. -
I think this will be the most probable way they handle the new "remittance tax". Simple. And that's why my defense, as long as everything is unclear, is just as simple: I don't remit anything anymore. Ok, I dare to remit 210,000 B (the tax free threshold). I am confident my RD official won't say "oh, TEDA is for Thais only" (wouldn't surprise me, though). The second possible defense, just as simple: no more than 179 days in Thailand per calendar year. I know from experience that this works, and it's simple enough. But I don't want to rely on gift taxes, DTAs, loans/credit cards, FIFO/LIFO, whatever. At least not now when things aren't clear. Because I think the TRD will not be interested in all my explanations and documentations. With a stroke of a pen they can wipe away all my cleverly thought-out ideas. I will reconsider in 2026/2027.

Today the Bangkok Post runs an editorial quite critical of the new taxation schemes (remittances and world wide taxation). No new information, of course. They stress that DTAs are not going to rescue the average pensioner (this has been said on this forum many times, but most members don't believe it). A highlight: the RD should communicate "clearly snd effectively" - 555! BTW just next to it is an opinion piece about Big Joke. Coincidence, of course. -

The condo bulletin boards mostly disappeared. Of course, when they are still there it's where I look. Juristic offices have become very unhelpful, guess why. I have had only good experiences when dealing with owners - with agents, not so much -
Yes, since 2 nights, one night before all the buildings. I really thought maybe the lights at the taxi stand are some left-overs from the high-rises. But maybe they are different lights altogether, just look similar, because I see them close-up, not from afar.

Maybe he got this idea from the German Constitutional Court or other European law systems? What I take from AN is that in the US the basic tax-free income seems so be quite high, too. But he is mistaken in considering only 60,000. Here should add 150,000 (tax rate 0%). So it's 210,000 tax-free. Many Thais live on 210,000. -

Not my experience, but ymmv. I would very much prefer not to be forced to deal with this useless lying bunch of greedy middlemen. It used to be much easier to deal with owners directly. -
Some buildings, sometimes, used to have these red beacons. But last night they all had them. (Even our taxi stand now has 2 of them, 3m above ground level - maybe left-overs) I am curious whether they will be switched off again in a couple of days.

No need to exaggerate. On a 15 hour flight on a decent airplane (like a Gulfstream or a Challenger), there is plenty of time to take a shower after a good night's sleep and to have your PA iron a fresh shirt and a fresh pairs of trousers for you. It's not only the dress. As others have mentioned, some nice words to the IO go a long way, it doesn't have to be in the dialect of his native village, Central Thai or Lanna are quite acceptable.
