Leases I had (3) were for short periods, then month to month afterwards, with cancellation allowed by both parties with 30 days notice. Good for you & landlord, and accepted at IOs that I used, Udon Thani & PKK when having. Never heard of the dated expiration date of lease being a requirement. Witness of course, at the discretion of IO. Not needed at Nong Khai, Udon Thani, when using, but required @ PKK.

A plus for me sort of, as only have 3 brothers still there, that I really didn't see much, when I did live there. Occasional holiday dinners, and can't even say on a yearly basis, and that's about it. Really led separate lives in different circles, when I was in the same area. They actually get together a lot now, monthly dinner or outings, since now in their 60s & 70s, something they never did before. Haven't seen any family (brothers) in over 20 yrs, except on FB. One is coming over next year, part of a SEA holiday, and probably last time I will see any of them again in person. On a tour, so I'll only even see him & wife, for 1 day, just hang out poolside, dinner & brekkie just before they fly back 🤣 Suck a close family 😂 Would imagine family keeps a lot of people in their birth country. Never had kids, until here, (1 adopted) and couldn't see leaving her to move out of country. Even though I only see her 10 ish times a year. She's only <4 hrs away, so a major plus. I've actually popped up to Krung Thep just to have dinner with her 😎

20+ yrs ago, you could find a decent house for $100k, now it's next to impossible, specially with a good school district, along with inflation and silly expensive healthcare, even if you have insurance or medicate. If moving & living there now, there wouldn't be much left for pocket money to enjoy life. Those already established, should be OK, but the youngins, it's a rough start. My nieces & nephews, and friends' children, luckily started 20 ish years ago, so all doing good and comfy life. Probably still the 'land of opportunity', but nothing like 20+ years ago.

They should realize they make more money, if they restructure the loan to 20 or 15 yrs instead of just a onetime penalty, then no future interest earned for them.

@jumbo Really going to depend on the financing she has now, and what is in that contract. Whether they recalculate or even refinance the remaining amount at different rate or time frame. Depending how much you contribute, it may give her enough equity to refinance with another bank if present one isn't open to restructure loan. She could then pay off present mortgage with new one, with better terms. Our daughter has the worse mortgage, at a good rate. Hook in the buyer with the lower rate, but if staying with same, mortgage is only 3 yrs, then she has to pay off or refinance, for another 30 yrs, if staying with same builder's financing. Means she'll pay a silly amount of interest and never own it in her lifetime 🤣 We're going to pay it off at the end of first 3 yr stretch, and she can pay the wife back over 15 years, saving half the interest and own in half the time, if she had a real 30 yr mortgage to begin with. Then rent will be all profit, instead of mortgage payment, as it's an investment property. For those that can't pay off early, simply paying additional principle every month, as daughter is also doiig, really drops the amount of interest the bank will get along with earlier pay off. I say 'Prachuap'. This is home, where I've been 23+ yrs, almost as many as my adult life in birth oountry/USA. I don't consider that country/USA home, and if I left here, doubt if I'd return there to live. Maybe a long 1 year visit, check out all the National Parks, but that's it. I've owned just as many houses (w/wife) here as USA, and bought 5X as many new cars here, more MBs, and actually accrued as much money, or more, I think, as my salaried jobs in USA, which isn't a good thing, when I think about it. A couple thoughts ... ... I've never planned a holiday ahead, and many do not. Though do agree, many won't be changing or able to, if events even interest them. ... why do y'all think it's geared toward international tourist? As domestic tourist also take advantage of the cooler weather to travel TH vs the colder regions outside of TH seeking warmer weather.

The penalty for my pension was 4% per year taken early, instead of age 65. I think I took it shy of 12yrs since 47% penalty, as get $357 instead of $674 (USD), I think it was. So ~76 yrs old is the break even point. Although I could actually live on ~12k baht a month, it's nice having govt Soc Sec, being more than enough for retirement visa, by itself. Pension pays for our 0&A hotel stays 😂 Aside from protected my pension, the union/IAM was pretty crap, and only negotiated $50 per year of service, and I was only there 13.48 years.
