  3. Around our way upcountry, you must notify the authorities when building a home. They will want to come around and check if a toilet is installed. If you want a house number for an electricity supply, internet, water etc. you will have to notify them anyway. You also need to pay a tax on new homes.

Secondly, I doubt very much if there is any foreign debit card that will let you change money free of charge. Name one and I will check it?   8. Chinese phones aren't cheap, it's the phones sold in the West which are overpriced and over valued partly because they are perceived as status symbols by some people. Also because of price fixing by the big phone companies. Xiaomi phones do not require unlocking unless bought in the UK where all phones seem to be locked and dual sim card slots are not available. ☹️
  9. Google has some good apps, Maps, Translate, YouTube, Chrome, Gmail to name a few. I am surprised you don't want these.
  10. I don't think Thai Immigration are generally fine with joint accounts. I think they are generally Not fine with them! However, some offices may accept a doubling of the required amount to be deposited in a Thai bank. ????
