Excellent information from @DannyS1951. Ref your point 7 on not expecting HMPO to make contact should there be a problem. My experience on that was positive in that HMPO did contact me by email, with no prompting from me, and the problem was quickly resolved. This was early last year and it concerned having 2no 'live' UK passports but only wanting 1no to be renewed (I had supplied full copies of both in the application process). The response was from 'SouthportTeam4' was was efficiently dealt with by the team member. As an aside, both current passports were needed to be cancelled at time of collecting the new one. Yes, just a sample of one and others may have negative experience, unlike mine.

Am located in East Pattaya and tend to delay paying PEA beyond their initial 'pay by' date. This is usually the 2nd of the month. If I delay by a few days I receive a chaser bill (dated 8th) that gives me to the 13th to make a payment. Not tried to delay any further than that to see what might happen next and when.............

I renewed my UK passport with Key Visa early last year (local travel restriction were in place at that time). A Thai relative arranged a house loan refinancing recently. Used 'Thai Credit Retail Bank' (unknown to me previously) and was happy with both their house valuation and the rate offered. Previously had a loan with SCB but at a high rate. Should be noted that their scrutiny of salary / expenses and other o/s loans (credit cards, car loans, etc) was rather strict. I believe they need minimum of 2 years salary info. Took a couple of months or so to complete. Don't have info on the financials involved but might be worth contacting.

Look on the bright side. The GBP rate is currently 42.3470. If it remains at that or goes higher, when able to action an Imm transfer, will be a nice bonus. Every cloud..............

Had a similar issue recently. An iPhone 4 with working UK sim packed up and the repair shop suggested that I could get the sim cut to size to fit a new mobile. However had an old Samsung J6 and just inserted the full sized UK sim and works perfectly.

My average PEA rate for May to Aug has been around 4.83 based on monthly units ranging from 1,036 to 1,237. Next bill due on 22Sep so will see what the increase is at that time, hopefully not too much.

Think you need to recheck the '35,000 baht figure' as provided by another poster. It is out by a factor of 10x. Yes, really, truly. honestly!!
