I have made a few of such agreements over the years, the latest just recently. Your agreement should be signed by seller and buyer obviously, and 2 witnesses. One from the seller side and one from the buyer side. I pay 10% deposit of the value, as I think that is the minimum to make it official. Also there is a clause in the agreement that specifies the final date before the transfer has to be registered at the land department. Another clause states that if the buyer skips on the agreement, the seller owns the deposit paid, while if the seller skips on the agreement the buyer is entitled to get the deposit returned PLUS a 100% compensation. My contracts are also in Thai and English language, since in court the Thai language contract will prevail -

I stopped Lazada for everything, never ordered supplements from them. Shopee is a Singapore company, and although not perfect, much more reliable than Lazada. Considerably cheaper for almost everything as well. -

Because they are involved in the scams, since they are run by the biggest scam company in the world, Aliexpress. I have received counterfeit articles from Lazada umpteen times, have sent Lazada written evidence from the copyright holders, to which I had provided samples of the counterfeit articles. They simply were not interested, and the sellers in question are still active selling the same counterfeit stuff years later. Just this week I ordered 2 items from Lazada, one seller with multiple profiles. A day after the order they edited the listing with a different article (piece of crap), and messaged me they would send me this instead. I contacted Lazada, send them screenshots from the original listing and the edited one, and they pretended not to understand what the issue was, and stopped just short of blaming me. I stopped ordering from Lazada almost a year ago, because 90% of the orders would have to be rejected for one reason or another. I ordered these 2 items because they were not available on Shopee. Edit to add: Both sellers had a seller rating of more than 90%, one of them was marked as flagship store. After the issue, I went through all listings in their shop, and they had not a single article that had a registered sale. So what warrants their 90% seller rating -
