Old-fashioned justice was the original justice... It is still the "court of last resort" in many parts of the world. Admittedly the parts with less-developed justice systems..(hint, hint)
State justice is designed (theoretically) to ensure fair trials and standardized punishments, as well as access to justice for people who are disadvantaged financially.

From my experience, the 6% the US agent(s) were paid, was worth every cent. They didn't sit in the office, but did a lot of field work, showings, etc. Time is money and they were on time for me.
Agents in Europe and the UK do this also, but for much lower commission rates.
As far as I'm concerned 6% is just plain silly. But if you are happy paying it, that's fine.
Just noticed this post, I think both Kitten Kong and myself have been here before.
UK commission rates are typically between 1 and 2% this much depends on the price of the property. Can you imagine selling a 5,000000 Pound apartment in Mayfair, @ 6% this would net the agent 120,000 Pounds commission !!!
I would guess agents overheads in UK are higher than the US, for a start, US fuel is about a third of the cost of UK.
But at the end of the day, as quoted by K.K. If you are happy paying it, that's fine.
Under the MLS system the usual 6/7% is applicable to the first $100,000, falling to 2/3% of the balance of sale price. Neither of these figures is written in stone due to anti- price fixing laws in the various jurisdictions. The industry's answer to this is that with a lower percentage, agents may give preferential viewing of properties that offer full commission.
The main advantage, but not the only one, is that all licensed realtors are members of the MLS system and have access to all listed properties. There is the "listing" realtor (personal choice of the vendor) and the "selling" realtor and only occasionally are they the same realtor. Therefore commissions are split 50/50. Another advantage of the system is that all listing prices and eventual sale price are freely available to all licensed realtors, making for an informed marketplace. This system is superior to any others I am familiar with.

I would change their habits. Mandatory death immediately by firing squad for all users, dealers and their families if the families have wealth all of a sudden.
No body buying or using will dry the market quickly.

It's a topic that will divide people but....
I have no dogs in Thailand, but in a former life I had 2 Rottweiler males for a total of 15 years. I participated in Schutzhund training for a year with one of them. Even allowed myself to be the "target" a couple of times, fully protected by the padded suit. It is VERY unnerving to be assaulted by a 50kg animal!
But in the Western countries most dogs are under the owner's control whenever out in public. Not so here and they often operate as a pack and are rarely disciplined if they chase cars bikes or cyclists.
A 'headless" driver shaft weighs about 250 gr. (.5lb). It's a deterrent weapon not a murder weapon

Yes it's a good deal, considering Back Fabrik sells their take-away precooked schnitzel for 59 baht! Then you have to take it home and make the rest of the meal yourself!
Poor guy got screwed like so many others trying to do business in Pattaya. I stopped by there just a few days after he opened at the present location. He felt it was a nice quiet (and cheaper) location. Within a few days, that quiet side road became the detour for the sewer construction on Soi Watboon. Nothing but tandem-trailer 10 wheelers and car after car speeding past his "quiet" location....
It;s back to being quiet now and worth stopping by. He is also baking bread there, though I think Back Fabrik has the edge there.

Really. I've looked at that site many times but it's just useless for me as I don't read Thai.
I can use both one2car and taladrot because they both have drop-down menus with the manufacturers and models in English.
Yet a lot of posters refer to it and I want entry to all those re-sale bikes.
Their search engine sucks and I don't have time or inclination to look at every listing...
What am I missing?

On a trip back to Canada earlier in the fall, I noticed that most pasties in the supermarkets were about 60 baht each. Very high quality as competition is fierce.
On the other hand, pastries were often on sale for 30 baht each.
His bread is very good. His pastries are only so-so.

would have been more interesting if he said about the many Asian gold traders OF BULK BULLION (1000+ once are charging 50% OVER spot price.......$1800 an once) for almost 2 months now ......they know whats really going on with gold (massively manipulation and over sold in the COMEX but they are saying nothing)

As a Commonwealth citizen I lived in India for almost 7 years in the '70's, unfettered by the need for a visa.
Haven't been back since 1977, even though I've been only a few hours flight time away for the past 12 years. A few months ago I thought it might be time to change that, but was put-off by the paperwork and time to obtain a visa in Bangkok. I was aware that VOA was in the offing and decided to wait a little while.
Now I see that as a Canadian I am not eligible for VOA, even though my home country is chock-a-block with former Indian citizens!
Same as the UK, also with more than their fair share of formerly Indian citizens. WTH!

I use the Schick 3-blades disposables. I used to bring the packs you buy at Costco but lately they are for sale here. Not everywhere but I think at Tesco.
Last year i bought the 5 blade non-disposable razor that sells at Watsons but although they give a great shave they are too inaccurate under the nose. Went back to the Schick 3-blade disposables.
Last month on a trip home I bought the 5-blade Schick non-disposable razor, advertised by them as their best ever. Same issue as the Watsons razor. Great shave but not good under the nose. After a few times touching up with the 3-blade, I gave up using it and went back to using the Schick 3-blade disposables. Great razors.
I should note that both brand of 5=blade razors have their own method of trimming ie under the nose. Neither work well for me. The 3-blade just fits in under the nose. No issues.
