This is just another wake up call that reminds us all of how nasty, cunning and conniving they can be. They have zero conscience about their actions and underhandedness. They don't give a rats about taking farang for a ride. The part that I would be angry about and I would suspect others feel the same is that you provide a roof over their head, food, car and whatever .... and after giving them all this and supporting them they soon decide it was all a game and it's time for the farang to get out of their lives. It's one country I'll never ever forget, and it won't be for it's honesty that's for damn sure.

The usufruct is in my opinion of little use as who is their right mind would want to continue on staying in a house where your not welcome or wanted, TIT where anything can happen to you at night or day for that matter. I think if I was in your position, I would see a lawyer, lay the cards on the table and see what he says. If it's limited to what you can do, because she will also have a good lawyer .... then I would try to forget it and move out of there as quickly and safely as you can. Even trying to sell the house may take years, and she will do everything to avoid a sale if it costs her assets. Remember, what ever you try to do, she will see that you get nothing out of it .... sadly TIT , and that's what happens alot.

aha ..... and there lays part of your problem , they ( next door or another shopkeeper ) is doing a good deed for you by paying and accepting the COD package if your out, which is convenient and helpful, however just one scam delivery and it costs you 790 baht. What about message the store and ask who ordered the fan and how .... try and get a date and time it was ordered, investigate a bit more.

as sometimewoodworker mentioned, firstly, you need to ensure the leak has been fixed/sealed so it never leaks again. Mop up every drop of water at that pipe so everywhere is dry .. dry ... dry ... then you run your pump for a week as normal and check the pipe area again to see it's still dry. Then you need to ensure everywhere is completely dry before painting or doing any cosmetic work. If the ceiling is plasterboard it needs to be 100% dry and not warped from the water before it can be painted.
