     I have ridden without any accidents, never even fallen off a motorbike for 50 years.

    I guess that means I am a very cautious and lucky rider. Which I learned by riding push bikes in cities where car drivers usually 'don't see' cyclists before pulling out in front of them.  

    But living in Pattaya is another set of challenges altogether.  Disaster can strike at any time. Crazy unskilled drivers sometimes drunk or drugged and a general attitude of anything goes means frequent near misses.  Only yesterday I turned into a side road off Third Road and just   stopped behind 4 motorbikes on their sides and riders accusing a mocy taxi rider of reckless corner cutting. He had cut the corner at speed only to meet an oncoming car. To avoid a full frontal head on impact he swerved into the mocy riders in the left lane. No one appeared to be badly injured so in Thai tradition I skirted round the stopped oncoming car saw  nothing and left the scene of angry Thais berating the orange jacketed Win rider.

    My sheer good luck will one day run out hence my interest in better braking systems.   Pattaya now has wind blown sand and debris plus random potholes to add to the broken steel drain covers and cracked concrete surfaces. The tourist buses are once again destroying the surfaces and stopping where convenient for them  regardless of others. 

    Rides on the Dark side can also be hazardous.  Constant building and repairs mean corners with dangerous loose sand and gravel on the outside of turns.  ABS systems can help you steer on slippery surfaces and remain upright through such sections.

     

     

  2. I have used Honda Clicks with combi brakes successfully for many years.  
    My damaged right hand is able to twist throttle but not squeeze the front brake lever.

    The latest Honda 160cc scooters have ABS and various descriptions of it. For example dual ABS, combined ABS.

    My question is;  can I apply both front and back brakes with back brake lever only with an ABS fitted bike?

  3. I am an old creaky male rider.

    The Click 160 has been launched but Mityon on Pattaya Tai say they will have no stock for one month.

     

    I have looked at many Click 160 ABS videos made in Philippines and Indonesia but there are subtle differences in spec to suit the local markets.

     

    It is now not long to wait now before I can actually sit on one and see whether the new frame gives a more relaxed and spacious riding position.

     

    The new PCX 160 is also very attractive and gets acclaimed in road tests all over the world, but I am unable to lift my legs over the fuel tank area. If I was more nimble and stronger, a  PCX 160 ABS would be my choice.

     

     

     

  4. Honda Indonesia have just launched the 2022 Click/Vario 160.   The top model includes ABS  with 14'' wheels and disc brakes. 

    The frame is a new design but is it bigger/more spacious?

    The promo videos don't get into dimensions ( I mean not in English).

    I will enquire at Mityon.

  5. Thank you to all the people who have taken the time and trouble to reply to me.

    I have learned a lot and will definitely explore the 2nd hand market as suggested by VocalNeil.  

    My preference for a flat platform step through is because of my old  age which means I can't get my leg over the underbone on those really desirable ADV and PCX  type models.   Also as I live in Pattaya where traffic can be heavy and convenient parking difficult to find; something light and easy to maneuver will be most practical.   

    Scubascuba3 mentioned the Honda Lead which is sold elsewhere in SE Asia.     I saw one in Honda Big bike showroom on Sukhumvit Road. 

    It did appear to have a bigger foot platform but the bike itself was small with 12'' and 10'' wheels.

     

    I look forward to a Click 160 but I doubt if it will be a bigger chassis but just a bigger engine.   Yamaha Filano (Air cooled but ABS optional) seems a bit more spacious but as whatever I buy will eventually end up in the village being used by the family, Hondas are loved and Yamahas not so much.  Every Isaan mechanic can fix a Wave or PCX but not a Piaggio or Scomadi (Built locally).  

    Yamaha  Force is sold in Indonesia which is the 155cc Nmax re-configured as a step through (I think...not sure). That would be do the job.   A PCX version would be even better.

Northshore does appear to have few, if any,  short term rentals.....their rules require a minimum of 6 month leases.   Security there is very tight.  It would be very difficult to get yourself or a vehicle into the building uninvited and the lift require key cards that restrict which floors you are entitled to visit. That is rather like your suggestion in post 2.

    The problem for me is the price. This is what Hipflat says:  of 127 units

    Northshore for sale: 71 units available from ฿6,660,000 to ฿200,000,000.
    Northshore for rent: 93 units available from ฿30,000 to ฿120,000 per month (prices are for 1 year rental term).

    They were originally sold at premium prices and are now slowly correcting down to the actual resale market price. This process could go on for many years as developers always push the pricing envelope by incorporating the latest popular design features.  The excellent seafront location is counteracted by the noisy beer garden and night market next door at the failed so far, Bay shopping mall.

     

  7. Thank you for the various replies.

    No one has yet suggested a building free of short stay renters.  Maybe its unrealistic to hope to find one in a holiday resort like Pattaya.

    The legal/illegal discussion is interesting but my belief is that it is never wise to go to court in Thailand.  The process can literally go on for years, the costs can be high, the frustration immense.You can have years of sleepless nights 'guaranteed'.    lol. 

    Even if a farang gets a judgement in their favour that is only the start of the battle. A judgement is just a piece of paper; actually getting something done about it may be even more difficult.

    I know of two cases here in Pattaya where the court made awards but neither has ever collected. The cost of trying to enforce the orders means that its just not viable.

    Hence my original question. Is there a condo building in Central Pattaya that does not have a hotel and doesn't allow short term renters?

    I hoped one of the many property agents could suggest somewhere.

    It looks like the answer is NO !

    I guess the lack of response means  that there are no Central Pattaya Condos that are actually strictly managed as residential only.   

    The sales and marketing of many new builds actively promoted the idea of buy to rent and the promise of high returns.  The problem is lack of suitable medium/long term renters and the need for developers of largely unsold condo units to raise revenue.  This has led to individual owners using internet booking platforms and tour operators getting ludicrously cheap room rates for otherwise unused condo rooms.

     

    TAT has just announced another sales drive in India and no doubt the huge Indian market will provide a growing number of visitors for many years to come. Tours groups of any nationality  do not make good neighbours in residential condo buildings.  After all they are on holiday and want to see and do the maximum possible.  A continuous stream of new arrivals and departures of people in party mood can turn a quiet oasis into an unpleasant noisy place to avoid.

    The huge number of built but unsold condos probably means that this trend will continue for many years.  Exisiting owners will just have to live with the situation.  If they bought in a building that suggested a rate of return for rentals then they will naturally support the existing 'illegal' rentals.   Legal and illegal have special Thai meanings rather like the developers claims of 80% sold!

     

    Your fingerprint idea is ingenious but This Is Thailand.  How long before it would be circumvented or abandoned.  Money talks.

     

  9. Is it possible to renew an O-A Non Immigrant (retirement) extension/visa whilst out of the country?

    Can it be done by a UK consulate or the Thai Embassy in London?

    There is no reference to obtaining extensions on the websites. Emails have not been replied to.

    I usually renew each year at Jomtien but this year am/will be in the UK when the existing extension expires. All the usual conditions will be met.

    Thanks for all the comprehensive and amusing responses to my post. As I said, its like a blast from the past to see people still getting worked up and emotional about Ocean 1.

    What is it that upsets you all? Why should the fact people drive around in Bentleys cause such irritation? Are you jealous? Does success by others remind you of your own (lack of) achievements? Why can't you take pleasure in the success of others. Smile and say 'good luck to you'.

    New developments are changing the skyline daily. The area is moving into a new Golden Era. It will not be based on the moribund old farang markets but the new emerging economies that are bursting into growth and prosperity. The Russians are no longer coming. They have arrived! One Russian managed estate agent claims to have sold 90 condos in a recent month.

    Even East Pattaya houses that have been for sale for years and some thought were unsaleable at any price are beginning to be bought by Asians, Indians and Russians at prices that suit them.

    Life moves on. Things continue to change and develop to suit the actual market. Consumers vote for what they want with their purchases and nothing stays the same.

    As some might say. Get over it.

  11. ''Good morning Jomtien''. Its like a blast from the past to see all the old protagonists still getting worked up over Ocean 1.

    It just shows the power of the concept. Not just another boring tower but something exciting and awe inspiring. Something that fires the imagination and raises very human doubts as to whether it is actually possible to build such a spiritually uplifting and challenging structure and even whether it can be viable in that location.

    One day, possibly quite soon in Thailand terms, Ocean 1 or something similar will stand and define the optimism and can-do spirit of Pattaya entrepreneurs, both Thai and farang.

    The skyline has already changed dramatically in Naklua and Central Pattaya and high rise Condo developments on Pratumak hill are now starting. Its just a matter of time before the new gold rush reaches Jomtien and all those desirable sites near the beach will be utilised.

    The things that brought all of us to this area are still here and many amenities have greatly improved. More and more people will want to enjoy the life style on offer here. We have enjoyed and are still living in the best of farang times and should welcome the new arrivals from Russia, Arabia, India and other places that are enjoying economic development.

    The whole area is heading for even more prosperity but if current trends continue it will be based on the emerging Thai middle classes from Bangkok and new emerging markets. The traditional retired farang market will reduce in significance and eventually die off.

    No can predict the future, especially in such a politically volatile place as Thailand but its still a great place to live and play.

    I'm happy to see all you keyboard pundits are all alive and well. No one has fallen down a bottomless pit in Thappraya Road or been abducted by the mysterious Chinese work force rumoured to have been assembled for the Great Building Task.
