  1. What is this Yellow book, simply a book to say you reside at the premise or that you own the house on the land? Of course not the land.

I guess you cannot get a yellow book on a rental property?

The owner must approve your own it to gain the book, or are both your names on it?

The gift of a house- not bad... never heard a Thai spouse give a gesture like this before. Amazing Thailand. Lucky man.

  2. Thanks for all the replies..alot to look at.......I had just come back from USA and had my blood work done at local VA Hospital. Doctor suggesting patches(which they may supply..not sure yet) Or injections (to be done in Thailand)....Doc said both will work...he did at one time , mention cremes....btw..psa is very good......as is my health....except for this.....

If i can get it done with patches, that is the way i want to go...to my original post..where to buy in Chiangmai?

I appreciate all information sent.........none said how many treatments and would i quit them after i got to correct level? Or is this a on going thing...

    Thanks again...Chorizo

Watch out CMAI girls when u upped ur Testo level- don't overdo do it now- Lol.

Most of the Pharmacies around Thapae Gate supply various Testo enhancers- opp. Thapae Gate, inner moat. They used to our various requests for items most never have or Thais do not request- pain killers, hair gain stuff, beta blockers, testo- u name it. ;) Thus in middle of Tourist area to cater to us... Chok dee

  3. we carry Tribulus Terrestris Extract. It increases testosterone levels in a different way, however, than similar products DHEA or andro. Instead of being a testosterone precursor, it leads to the production of the luteinizing hormone (LH). When LH levels are increased, the natural production of testosterone also increases. Now one can understand why it has been used to support healthy libido.

We also carry a product called Anabolic Meth-X

    This super anabolic complex has:

    • 5-Methyl 7-Methoxyisoflavone
    • N-Acetyl-Cysteine
    • Guggulsterone
    • Tribulus
    • ZMA
    • LPC

Methoxyisoflavone<br style="font-family: Arial, Helvetica, sans-serif; ">Promote more lean mass, increase strength, recovery times, bone mass, and induce a greater state of vitality with this powerful flavone.* All the while without worries of androgenic side-effects. In a nutshell, methoxyisoflavone is a non-hormonal anabolic / anti-catabolic compound.* This powerful flavone has been suggested to support protein synthesis and improve overall recovery from exercise.* Wow!

N-Acetyl-Cysteine<br style="font-family: Arial, Helvetica, sans-serif; ">NAC supplementation has been surmised to increase lean body mass and act exhibit antioxidant properties, especially in conjunction with exercise.* Tissue damage and a weakened immune system have been found to be the result of intense exercise. NAC works to support normal immune function due to its ability to scavenge free radicals.* It also supports higher levels of in the bloodstream, which has been suggested to help repair damaged tissue.*

Guggulsterones<br style="font-family: Arial, Helvetica, sans-serif; ">Guggulsterones by themselves have been shown to work very well for fat loss Guggulsterones have been shown in studies to affect many biological processes including thyroid metabolism and dermal (skin) function.*

Tribulus<br style="font-family: Arial, Helvetica, sans-serif; ">It´s for anyone who wants to support increased muscle growth.* Tribulus terrestris is a testosterone promoter.*

ZMA<br style="font-family: Arial, Helvetica, sans-serif; ">Don´t get me started! There is a large body of scientific evidence supportive of ZMA. Zinc and Magnesium are commonly depleted from your body. Studies have suggested that supplementing with 30mg of Zinc and 450mg of Magnesium per day may help elevate testosterone levels!*

LPC<br style="font-family: Arial, Helvetica, sans-serif; ">Lysophosphatidylcholine causes an expansion of the cells in the stomach and intestine walls which has been suggested to support nutrient absorption into the bloodstream.* Perfect!

    We also have DHEA

Wow! "Studies have suggested...", "may help", "has been suggested", "testosterone promoter", etc. Sounds impressive without really saying anything. Can you definitely say "Taking 'X' will safely lead to a meaningful increase in testosterone." and can you direct us to credible scientific studies to support that statement?

Yes I never buy into that may do- can do crap also. Not into patches, creams, etc. Ingest it or inject it is the only way to go. Less harmful for liver to inject. Fact is simply buy Testo like Sustanon and take as directed for an immediate boost to your testo (Ingest it) CHEAP approx $40pm. HGH the Sly S fountain of youth and other aging celebrites is Jintropin (Inject it)- stick with name brands, not fake stuff- Yet expensive approx.$300-$400pm.

  4. Also the best deals could be on those near new 500 houses built in the last 5 years, that was mentioned, where the banks need to forclose on some failing to pay. The bank simply wants its money back, so in affect the biggest agents in Thailand are the banks. Just go into a bank and you can flick through a huge book of 2nd hand houses, factories, shop houses, land, all you can imagine at forcloser prices. Often Agents get these on their books then try make a commission. Thus why 5000 2nd homes listed on the agents books, a large percentage will have already been forclosed on. It is not the owner ringing them to say- please sell my house. The agents chase the banks. Agents triple up and more on selling these places.

An X worked in a bank and said the only real people they had who inquired about the homes, etc where agents trying to make a deal with the bank. Yet the bank sees many of them regularly, so they always say, send us a real buyer and we will give you a commission- no problem.

Save money and go straight to the bank if you intend to buy. Many over commit themselves buying new and can only keep paying for a few short years. My X parents n law lost a 4 storey mansion on huge land and lake, when their Karoke business went down. Due to the 12PM cut off Taksin introduced some years ago. Then supposedly their business partner took off with the 300K in the biz account and then they were broke. 6 months later the bank took the property away from them. It was on the market for years and I never saw a buyer as a lot was still owing on it. Banks do hold out.

So it makes sense that you SHOULD get a 2nd house for a dead cheap rock bottom price- problem is the money needs to be paid back to the bank. Thus why they are not extraordinarily cheap.

Landlords often complain that they pay their bank back more than the renters pay- very common here. In affect trying to make you feel guilty or they trying to up the rent. A couple have even shown me their repayment slips as proof- but what am I meant to do.

Thus why Landlord always want you to purchase from them- saying they need XYZ to pay the bank and would like a little extra. But in reality they know they a lot better off just to get the money back to pay the bank, so they are not losing money every single month. Yet some hold onto the hope that a rich Farang or Thai will come along and be their savior from debt.

One thing about buying the houses that banks forclose on, sometimes the Thai families have refused to move on and I have been told that the bank makes it your responsibility to throw the family out onto the street. As they do not want this hassle. Thus agents try to sneak potential buyers into the property for a look. I have been told some very stories in relation to agents trying to get into houses that are locked up like a fortress.

    My 2 cents.

    :jap:

  5. To buy new or second hand makes very little difference in our world. But in Thailand it makes a world of difference... For example they have a ceremony for new houses, not old from what I have seen. A Thai man has more pressure to buy a NEW home for him and his bride to live in. 2nd just does not cut it. Thus the reason we can get rentals on 2nd houses that look spectacular for some of the lowest yields I have ever seen.

For example someone who bought a house for 5 mil 5 years ago cannot afford sell for half the price. As they probably still owe the bank 4.5 Mil. So they need to get more than 4.5Mio, plus they want a profit. So advert for 5.5Mio... nearly every place I been to see for rent the owner asks would I like to buy. So it never sells- as you can buy new for 5.5.

On an approx 5 Mio house you only get rental income of approx. 100K Bt pa, thus u only pay 2% yield to the owner- BARGAIN. Why buy- rent and invest elsewhere in the world.

If you plan dying in it then go for it and add to it, etc, etc...

  6. A mate had his ED issued as he was to do the course... no issues from Immigration. He simply been playing around- doing whatever- now plans it as a 1 yr holiday and may get all his money back. So in affect he feels he will end up paying nothing for ED Visa. Yet currently he is 30K out of pocket. He would not even dream of paying more to go do the course- he simply wants his money back. As he said that will pay for his accommodation for 6 months in a Studio Condo.

I think we all know that many whom get an ED Visa will never ever see out the whole course, I hear many turn up for the first day then are never to be heard of again. Yet the schools do not care if they have been paid.

I think CMU realised that this ED system will fall apart in the future as some sort of scam to gain entry in Thailand long term, without so many exits in and out the country. Similar to people being discovered to be border crossing every 30 days for 20+ odd years. Thus 15 days with limits to gain a certain number.

Now we have the ED Visa- you can get a 3 yr one for approx 40K bt I seen advertised (That 13K pa). Plus you can learn the Thai language and culture whenever u wish. Not that you could ever do anything like work, etc on it. But most whom stay here do not care.

CMU did not want to be put into this category- yet they went about cancelling the whole thing WAY TOO LATE.

My mate simply wants his 30K bt back to live off his free Visa- whilst he party's. Thanks CMU

I understand 'some' may have been here to purely study Thai in a low cost of living society- sure sounds like a good idea. Yet all these ED Visa are bound to be abused IMO. Lets face it.

  7. Sustanon will give you all the testo you need... not expensive. It avail. in many places around CMai. Bulk orders best.

As it is legal in Thai- HGHs give a good boost- check out Jintropin. Aging Celebrities live on it. ;)

  8. Or if your a bulk buyer (Have pain regularly) 600bt for 500 Tramadol... just don't take too much. I thought 1 tablet would be fine for most. Yet I must abmit when first took 2 for back pain it blew me away on a dowsy high. Due to the pain I stuck it out on Tramadol (Better than nothing), now I just take 1 or 2 when needed... as the back pain comes and goes.

Tramadol is supposedly not addictive thus why approved over the counter her... however most other nations know better. just look up Tramadol and heaps of forums came up on people trying get off the stuff after their pain is gone. Naturally when your Stoned feeling subsides after a couple of days of taking it- simply never up the dosage. I think many on the addicted forums siimply wished to keep getting that stoned feeling- people pay good money to feel like your feeling- LOL.

Keep trying 1 intermittently- otherwise if you do not wish too. You can pay a few hundred baht to get Codeine prescribed from a doctor ONLY AVAILABLE in a hospital. Probably 1000-1500bt each time if RAM or similar.

I would stick with 1 Tramadol. Strong for pain and cheap in Thailand.

  9. Kunachak stuffed up- he would be in the top 5 cosmetic surgeons in facial work in SE Asia I believe- many forum threads confirm this... He will definately fix it up for free if this is the case. As you should be asking for compensation as well. Then he will really go out of his way. His reputation is everything and this is the first negative comment I have heard about him.

As normally Kunachak has to fix up the stuff ups of the chop shops in Thailand. Yes the ones you see in Bangkok Post- Lipo for $500- Facelift $900- breasts $1000.

It sounds like you are a perfectionist- as I suspect Kunachak's job is adequate yet not your ideal. In this case you should seek the highly priced surgeons whom think of themselves as artist in LA, etc. I am definately an advocate of a cosmetic surgeon being a highly skilled surgeon as well as an artist of symetry. Yet you will not find many- also in Asia you can often get a slight miscommunication that makes all the difference for a perfectionist. I should know...;)

Get Photo Morphs of exactually what you wish to look like----- PM me if you need help with this. Then the highly skilled surgeon slash artist can do his very best off the Photos.

    Cheers Jay

  10. I grabbed some Rough red ruby stones from Burma- they are a very rich red... Straight out of the mines- I did not ask the guy how he smuggled them out of the mine he works in- as I may NOT have wished to touch them- Lol.:bah:

Plus grabbed some polished ones but the rough ones excite me more. For my money the whole lot was worth the $200 gamble. They quite large in their rough stone size. I presume it is cheaper to get this valued in Thailand than in the developed world. Then sell in homeland.

Anyone have any thoughts on how I could get a proper valuation on it. I guess when back in Aussie would be the best place to offload the rough and polished stones.

Anyone done anything like this- if they are valued quite high will I have troubles with customs? Any places in CMai that can give me a certificate. Cheers Jay

    :jap:

  11. I seen many Thai places trying to cater to all nations by putting small flags up of all the nations they can find.... it always turns into a game of who can guess the most nations... I think no insult would be taken by most thais for having your own flag up- yet it respectful to have theirs as well. As you do live in their country...

On a slightly similar topic, we Aussies rant and rave about the migrants who come over and never bother to learn English and stay in their own groups- taking over full townships. I must say that are us Farang's no similar- not many of us can speak fluent Thai even though many I know have been here between 10-20 years. Not learning the language is more of an insult if you a long termer than silly flags I have been told... Thai are shocked to hear an old timer could not be bothered even though been living here over 20 years. Often the comments are Ohh he no good- lazy Farang kee nok.

Anyway all shouls make the effort to learn the language if you a LTer, even ST you gain more respect if you try. My 2 cents.;)

  12. Yes it not very fair in Thai- except Teachers feel 20 hrs is full time. Whilst many will argue they must prepare, etc, etc. I know many supposed FT teachers whom only work their 50 minutes x 20 classes- so really 17 odd hours.

On the other hand what about those poor souls in the heat all day 7 days pw at Markets, etc as they work for themselves.

Civil servants have it pretty easy lets face it- they get their jobs by giving to family members- all up that is 6.4 million Thais whom have decent hours and medical insurance, etc. Thailand coming along bit by bit- labour law wise.

How about the lucky Farangs whom can live and earn an income via computer in this information age? Those of us in this category should count ourselves very lucky indeed. Learn web work, stockbroking or an internet biz for extra income- maybe it will one day replace your day job income. Like some of us living here we have been able to work out a way to gain a side income that replaces our primary. Give it a shot- not that you have a huge amount of spare time. Yet you did suggest you do not need to be there 6 days pw- so instead of surfing the web- work and develop your skills in making a side income.

In terms of the most productive companies- I think some Aussie Mining companies have it worked out- many have 8 days ON 6 days OFF. However in Thailand that would be 12 days ON 2 days OFF unfortunately.

    :jap:

  13. Yes Bkkcity what sort of income are you striving for based on an investment of only 40K bt? Surely it will never be enough for you to operate the franchise yourself? Mostly Market booth franchisee prices at this sort of range.

I heard 7\11 are priced from 500K bt- yet many Farangs looked into the investment that I know of and the payback is only approx 4-8% pa ROI, very poor. As most go for 2 Mio up, the 7\11 company itself makes by far the majority. Whilst the franchisees take all the risk, often their life savings then many Thais open another one only a 100 metres away. As many have discussed this being a Thai habit of seeing one business doing well, so they open up the exact same in the same area. Yet if no others take your business income then you may make some good growth on the resell value. As many Thais dream of owning a 7\11- it is perceived as a money making machine. I have found the countryside towns are a BOOM for 7\11's, nearly all the small little shops all around disappear after trying to copy. More people in the 7\11's than on the whole main street. As they perceived as trendy and high class. Not just convenient.

The 7\11 copies I have seen are 108 and the express versions of Supermarkets. 108 would be interesting to see a contract yet they nowhere near as inventive as 7\11 I feel. The initial outlay will be a lot less yet I doubt it would make enough income to be a good investment.

5 Star Chicken you see in the markets, etc is supposedly 30,000bt, you purchase all the chooks from them but it a once off fee. Yet many vendors complain about how much electricity the 5 star chicken booth rips through pm.

It would be interesting to actually see a Farang actually Managing one of these small franchises as work or hobby. Yet standing next to a very hot chicken booth in the middle of CMai market surely will not appeal. Also legally you need to employ 4 Thais for you to be granted a WP to work in your business. I have never personally heard of any Farang paying less than 100,000bt for any business to make some sort of extra income.

Anyway the above link has a huge number available, there is never a shortage of franchises for sale in Thailand. Yet making one profitable to be worth your time and effort is another thing.

I think many would pay up to 2 Mio if guaranteed a monthly income of 100K bt + pm. Yet I have not found any and I have looked at many franchisees over the years.

    Cheers Jay

  14. bangkokcitylimits - you have photo? how money 1 month if i need rent 1 year? how money 1 unit electric? how much water? 3 m3 - free?

Lol... nice one Bkkcity- I can answer in the general sense as been looking around for a new place for sometime.

Photo- he not an agent yet offerred to show u around- fine offer if not an agent or then it simply his job. Does not sound like it by the last response- as Agents take 1 month commission per 6 months or owners can get them down to 1 month for 12 months often.

Agents simply go looking around the Moo Barns also for places to rent out then do the professional thing of photos, adverts, shop front, etc. Save 10-15% by DIY.

1 Year- Bond 2 months + 1 month in advance- well they try but never pay that much- 1 month Bond is fair unless they have 100K bt furniture inclusive. I believe this is because of Agents taken far too much commission, or trying too. So they ask for 2 months Bond + 1 month in advance to pay agent. Direct you will do far better.

1 unit electric is approx 4bt per unit

    Water approx. 100-200bt

    Cable dependant on plan...

Internet dependant on plan- from 200bt to 2000bt...

Typically found owners will come down quite a lot if the homes not been let for sometime- in other words they missing the income.

You can wonder the streets yourself in vehicle and simply get to know the Thai word for rent as opposed to SALE. Sellers often rent cheap as well- if you willing to leave with 60 days but last time they gave me 12 MONTHS to leave as new buyers wished for the income... also most sales take a year or more.

That side of city is good- does that park have playground equipment for young ones?

I PMed u BKKcity- we have a half dozen booked to see between Airport Plaza to Big C Hang Dong Moo Barns.

Like the sound of these Moo Barns- I also do not like the roosters- country noises- etc.

Nice modern looking homes is what we are looking at near same prices as OP. Or should I say at 20K bt pm looking homes for as low as we can get them- Lol.

Why pay 6-10% yield to a Condo owner when you can pay 2-4% to a home owner. Plus the 1yo son a factor now, needs more room, etc.

    Cheers Jay

    :jap:

  15. Very clever and cunning!

good luck to both of them. greed is a great way to go after people.

and the kid has chipped teath, probably head first over handle bars of a push bike or similar as most kids do at one time or another, and the mother not being able to afford treatment or maybe she is just a bitch, who knows!

anyway, at least the young lad is in good hands now.

How do you know the young boy is in good hands?

jeez! not too hard to work out is it?

First of all, I believe the story is from the Daily Mirror newspaper (I use that term gaurdedly) which has a proven dislike for anything Thai. See previous posts...in which simply living in Thailand is equated with living in "squalor" also by the Mirror.

Secondly, I don't disagree that the child may be better off financially and for lifestyle advantages in the U.K. I have no information regarding the child except what I read in this news story...so I assume that the boy is happier in the U.K. However, there is no proof of that is there? Just the word of the Daily Mirror and it's anti Thai bias to go on.

The point I want to make is that this story just automatically assumes that his MOTHER, being Thai, is somehow less likely to love the boy than her FATHER (who being a Brit is naturally superior to her). To be fair, for all I know she may be a true B_tch...but there is no proof of that.

I'm not quibbling here, but simply making the assumption that the boy living in the U.K. seperated from his mother, will automatically be happier than living in Thailand is something that may be an assertion...but requires proof to be true.

I agree this story is VERY SUSS- Daily Mirror is obviously Pro-UK and Anti-Thai... NO WAY did he get the cooperation of the local VILLAGE POLICE to steal the boy back from the mother. Trust me I been in the situation and if the Mum does not wish you to see the child u have no HOPE.

He MUST have received court order by a Thai Judge to retrieve his son. The Mum obviously did not bother going to court when summoned, so she lost her child. Only a Mum who does not really give a dam would not show up. Yet a Mum who really cares regardless of her material wealth can have a HUGE extended family who Love the child.

If no court order then some corrupt police being paid off and the mother not in or could not be bothered to put up a fight...

Very one sided article- just goes to show you hown many people whom live here do not really know the country. As I found with the first dozen odd comments until came to the above reasonable unbaised view.

The UK guy could have seeked to get back the son only out of revenge and he an unemployed drunk- Who knows... He would have been annoyed to see his X on facebook with the French BF- revenge is a key motive.

Looking through Facebook I think I can see girl mentioned- as who has not done this easy task to an X if they born in the last half a century. Thanks for the details of your X- no privacy for Thais. Maybe she can get a few more dozen dates now- Lol. Lets get her view is what I say- interview her!!!

  16. Yes maybe she is made for me- Thank you.

We signed a Initimate Partnership Agreement written in Thai and English (All done by a lawyer for 5K bt)and all is fine. She feels more secure that I will not kick her out the door for another and I feel better that she respects me enough to understand. After nearly 5 years together she knows the way I think more than most. Those planning to get married would call it a 'Pre Nup', very common. Naturally she wished for a few extra items on the list in case I kick her out the door for another. Also it turned into a 'Will' for both parties at the same time in terms of assets in Thailand. I think my phrasing of the contract was incorrect, yet it basically the same thing. Anyone who has a good amount of assets would be silly not to have one signed IMO.

So we both feel more secure. Not so romantic but life is not a movie- this is real life. We celebrated with friends and family afterwards and all was surprisingly good. When I was expecting a rejection of the proposal, if she is to have large assets in her name. It took time to sink in and talk about it with the lawyer, but the lawyer gave her hints into protecting herself more also. So it is a Win-Win.

Yes I knew I would get a hammering with some of the narrow minded on TV. I was asking for it...:whistling:

Agreements like this, another word is Premaritial or intimate partnership agreements are here to stay forever- if you have assets to protect. I presume many poster here must have very little to nothing to protect and feel it is not worth it. Remembering that the laws when involved with a Thai are often very one side- you may need to be smarter than you would otherwise be.

Some typical condesending remarks by people who do not know the score in Thailand, especially I feel.

The feeling of security, feeling loved, happiness and cared for is not only emotional, it is materialistic throughout the world- like it or not.

Most people do not talk about this as they fear being judged- I could care less about the judgement of others here- you are not my family or loved one.

Look at the old guys with Power and money, Eg Trump- they can have any super model they wish (Nearly). Not to mention the business like arrangements especially in places like SE Asia. As you see many mid aged and far older guys with 20yo cutie's on their arm- why do you think you can not get these girls from your own country? You probably do not have the money and power to do so- as you need far more of it in your homeland for the same amount of attention... Yet here you are well off and more respected thus have more of a selection. This comes at a materialist price for those selecting only on the basis of primarily looks. Even if she is not a looker then you still need to fulfill her values and needs or she will walk....

I think several men on this thread disillusion themselves that love can be unconditional. All love is conditional except in many cases babies and children to their Mum\Dad (For the most part) need unconditional care. Yet when you get older you find you do not have that unconditional love from your Mum\Dad anymore, it becomes conditional the same as any other. Naturally they are more likely for forgive and forget for indiscretions, as they made you.

If you were a drug addict or constant drunk who treats your girl very poorly- would she stay with you. Unfortunately the answer can be more often than not, yes when more desperation is at stake. As in SE Asia.

Eventually however she will kick you to the curb- as you do not live up to her ideals and values. When she finds another who she 'thinks' will. Thus the subtle differences between Thai and Farang relationships where we place independance as a number 1 priority and they place Nam Jai (Unconditional generousity) as their supposed No 1 priority in Asian cultures. What you give shows how much you care. Being an equal is not valued as highly, thus the number of men hooking up with Asians increases yearly. Many Farang women seem disillusioned in this as many have been brought up to believe a man respect independance from a women above all else. Materialistic matters and love are not supposed to meet in Western culture. Yet they are expected to meet very often in Asian cultures. If you are the richer of the 2, you must provide her security and make her happy or eventually you will be kicked to their curb. Yet it will be your fault- you cannot win.

I am realistic about the expectations of women in this culture and all over the world. They need love, protection and to feel very safe- that you wish to try provide all the needs they wish. That you wish for their happiness just as much as your own.

Many men (Young and old) fool themselves to think that she can only love you... I feel sorry for many Farangs now who land into financial strife due to the manipulation of a cutie. Does not matter what advice you offer- they will not listen. Plus Vice Versa of the men who are 'Users' and offer there girl no future if something happens to them. They need total control of all assets and manipulate the relationship for her to be a slave. Very common.

If agreements are done in good faith then the end result can be a Win-Win for both parties to feel very safe and secure about their future together. It can enhance the relationship when all your 'chips' are on the table.

As most men offer promises of giving the girl that and that but never ever follow through- it is coomon the world over to get women into bed. Then stay in your bed and kitchen for as long as possible.

You give her gifts based on the condition that you trust she will always be by your side and love you. Providing you what you need based on your values and need- be real with yourself... We all need certain selected 'needs' from a partner in differing order depending on the individual.

If you know girls then you know that they need security and to be protected thus loved primarily. Not just this supposed romantic notion that everything given is from your heart. Every little thing she does for you is conditional; you are not her child.

In my case she takes care of my house, other duties, translates, prepares food, provides intimacy, take care of me when sick, cleans, takes care of kids from a former spouse, etc, etc- why does she do all this.... So I will love her meaning she feels safe, happy, cared for, protected and secure. Just the same as I wish for from her. Yet priority wise the sexes are different for the most part in many of these values.

This is my 2 cents and I am not losing my mind as one poster suggested. That poster simply lives in a world full of sunshine and roses.

Shoot me down again and I will recipricate if I can be bothered. Conditional contracts (Premartial or Partership Agreements) are here to stay forever.

    :jap:

  17. <FONT size=4>Naturally she wants it as a gift- naturally she feels she needs some security as we have been together for sometime. Just in case security- as I not prepared to ever marry again. As that peice of paper cost me too much money once before... I have stated that she willing to keep if I break the relationship, security as she saids- yet I want security also if I am laying down all the funds.

Certainly anyone would feel uneasy with no security and dependant on the man for everything- she knows she will never get a house or any huge thing of value and she accepts this. But she wants something to feel I care and to make her feel safe... So a couple of 100K bt will have to be it- sure I can afford it. However I need security the other way- if she ends the relationship and choofs off then she sacrifices the car- only fair in this one sided deal.

Smart Thais are not stupid- they need some security or else they will move onto someone who can provide the security. Being dependant on me for day to day living has her concerned about her future if I choof off with another women- this I understand. As she helped to break up my first marriage so she feels the same will happen to her.

I thought a happy medium would be to have a Conditional Gift Contract- if broken by me then she has the car- if she breaks she sacrifices the car--- all good then we all know where we stand. That gets the cheating issue done and dusted.

Conducted like a business transaction makes sense to me- because their is no such thing as an unconditional gift in 99% of cases I believe. We would all agree that any large gift we give comes conditional with staying together- I do not buy into this unconditional Nam Jai.... We all want something back. That the way of the world.

Conditional contracts take the confusion out of gift given- if she refusing to sign that then she figures she has a high risk of going elsewhere in the future and I kick her to the curb.

As a one sided marriage break up happened before I not about to get back into that... As Thailand has Contractual freedom for the most part and I heard that Farangs have taken Thai cars and motorbikes for not paying back loans. As a contract between the Thai and Farang was enforceable.

A conditional gift contract will be enforceable also... I am sure many guys who have forked over cars, motorbikes, etc would have loved to had an enforceable contract held over them. Naturally everyday living expenses, education, etc, etc that they all take for granted we can never have a conditional loan against. Yet an asset we can- it is a conditional loan for the life of the car until sold. ;)

Anyway sounds like nobody else has done it- I certainly will be doing it. Seeing as my Aussie wife took near half of all I had and contributed a tiny fraction to our assets. This is a different world here and our partners have to prove more than just 2 years together to gain access to our assets. Basically they need things in their name or to be married to us then we aquire items during the marriage. Then they can make a claim for these items in the case of a break up.

Trust is not a vitue of mine.

  18. Whatever you think of the Honda/Yamaha debate in terms of reliability etc, the Honda Scoopy (or whatever it's called) is a very poor design compared with the the Fino. In terms of cars and most other products I'd generally go for Honda without looking much at the competition but Yamaha really did a brilliant job with the Fino and Honda simply looks like a poor relation rushed out to get in on the retro style boom that Yamaha had created.

I've got an electric green Fino and love it (as much as you can any bike on these streets).

Yet the Scoopy has outperformed Fino in sales for 2010 by 20-30%, according to Honda. SO they must have done something right... nearly everyone I talk to know prefers the Scoopy. Apparently better milage, takes E5 petrol (Cheaper), most say same same design, now Honda claims dominance this year only to excel over Fino next year... Food for thought for Fino Vs Scoopy buyers.

I still prefer Fino due to it being the original and it 115cc (Faster) than the Scooby. But no doubting that Scooby has over taken Fino on 2010 figures... 2009 Fino tore them apart as they not been around for long. The Honda copy has outperformed- that a BIG marketing plus for Honda- no matter what you think which is better. Scooby now out sells Fino.

    Cheers Jay

  19. Yamaha Showroom?

Yamaha Square next to Kad Suan Keaow Mall would be my choice.

This is where i bought my bike. They are great in there. After service has been really good. Check ups etc. Ive also had two punctures since Feb, garage guys fixed it up fast.. New inner tubes, 120 baht. Always friendly and efficient. No regrets.

Thanks I will check them out- very tempting to go with a 3 year old version at half the price however near Rimping. As I cannot get anyone under 46K bt for a new Fino. The baht is strong and the 2010 models are near the end of year... 3 months and they considered a year old. Paying 46K bt now is the same as paying 60K bt a year ago. It beats me why the prices do not change in Thailand when the baht is so strong, as many parts come from elsewhere. But I guess all asian currencies are matching each other so not much diff. Only us Farang's loss out.

Anyway I will see what is around and decide on new or old. Cheers Jay

  20. I am told they have 3 year old Finos at half the brand new price. I thought the Finos typically only depreciated approx 3-4K bt pa. Yet this market seems to have them valued a lot less. I think the 3-5 year mark is a pivatol point as most Thai pay monthly then love a quick 20k then pay months for a brand new one all over again. Personally I would prefer to pay the 20-25K for a 3 yr old Fino in great condition. Although the 3 year warrantee has expired at the 3 year mark.

Anywhere close to half after 3 years is a great deal, as cars never depreciate anywhere near as fast.

  21. It would be nice to test providers out in the various areas we are all at.... As ultimately it maybe the area that means the most. Although for broadband landline it looks as if TRUE cannot be beat in CMai.

As for wireless mobile options it all looks to be up in the AIR. Especially with the mucking around of the 3G auction and bs in Thailand, when most other nations of the world have 3G everywhere- Thailand seem to be very disorganized and behind the times often. I did not like CAT Down speed in comparision to AIS unless at least half the price. Yet it is not. No real mention of the 3BB network- not many users.

AIS getting OK comments for wireless in general...

TRUE getting excellent comments and speed for broadband landline in general.

Both the above still look like the way to go unless you on a tight budget then you will need to look at AIS or DTAC 2G.

    Cheers

    Jay

  22. Seems like the prices have rocketed up on the Scoopy and Fino... Can anyone find a new one under 45K bt anymore?

All seem to quote around the 47K bt mark- I though the 2010 models would be discounted by now.

Beats me why- the baht is very strong now...

I heard they bringing in the 2011 models for both next month- maybe a bad time to buy.

Who give the best deals in CMai- anyone done better than 45K BrAND NEW.

    Cheers jay v:jap:

  23. Now I am sure many of us know of the Nam Jai term being unconditional generousity to a loved one. But let us face it nothing is unconditional between spouses.I know of men having housing contracts with their partners. Being it is in the partners name, yet the man gets a 30 year with option for more. Also if they split the man has the right to sell within a given time frame. Now can we do similar contracts for other items- cars for example. If your partner is not to put in one cent and they wish for it in their name. Then I think it is acceptable that you can have a contract that stipulates certain conditions like; as long as you stay together as partners.Has anyone got agrrements on any large assets except for a house. Naturally i will get the comments of me being tight arse or put it in my own name. Now simply put if she was putting in a good portion of the Net Worth then it is acceptable. But for my money to simply hand it over unconditionally is not for me.Conditional Contracts should solve this issue for any girl wanting a car, bike, etc in her name and us Farangs feeling more secure.Any thoughts apart from me being insecure or tight arse. Cheers....

  24. Honda has proved basically all the posters wrong IMO. They have sold 40% more Scoopy's than Yamaha Fino this year.

Although I prefer the Fino has more power, most gf WANT the FINO. And they choose the small bikes- we typically choose the big bikes and cars, etc. Thus Scoopy has totally killed Yamaha this year- this trend will probably continue.

Yamaha should drop price to 40K bt to reconvert us. Then we could talk our women into a Fino.

I cannot find a Fino or Scoopy for under 45K bt. If anyone knows where from Lampang to Lumphun to Chiang Mai, pls tell me.

My girl always knows when to pick the moments to ask me- typically when I have a good day on the stock market.

It amazing to me that most of the shops have set prices and if you say well can you do better than XYZ down the road they say NO. Great for competition. Now it seems to be a matter of who I like better, unless someone doing better than 45K and all around 46K then I will choose who kisses butt best or throws in extra's, etc.

Anyway any under 45K... I guy offerred me his 3 month old Fino for 36K- dam gf did not want the color- DAM IT. Could have saved 10K, As only 95km on the clock. :jap:
