  1. What has the potential to grow cap gains wise... CMai Vs CRai? As many new condos are not so different in pricing that i have seen checking out both cities.

    I would have thought CRai would have half the price of CMai. But only 20-30% less for the same same.

    Not you cannot have over 49% Farang owned in one complex, so they may sell for less to Thai. Great yield investments for the Thai.

    In fact 1 sales person stated to me in one complex- 2 Mio for you but if place in ur girls name 1.6Mio as we need more Thai owners to meet requirements. That is some great discount on the popular Farang condos... more Thais should invest in these places. Some near 10% income yields then you at least have a chance for cap growth as well.

    Well if Taksin sister wins i will not be buying anything...

  2. Thanks for the directions for Dr Lee and the BKK Clinic. Hopefully not Chop Shops that will butcher her looks.

    As Oran37 sort of advised- more compliments would make her think less of surgery and feel more confident\happy. Would be my cheapest option in her beginning her pursuit of perfection. Ultimately surgery seekers (cosmetic) people are searching for a solution to their insecurities (Feel more confident\happy in their own skin)- we all insecure at times. Unless you perfect ot simply no longer care about the outside appearance of yourself. Which is your freedom of choice, as well.

    Debating whether or not to go to a Chop Shop then stating the people are psychos makes Hollywood all Psychos. Yet they are followed by many as are Gods of our time.

    Also most of the wealthy and well over 30 Million per year worldwide are Psychos. You see some Hollywood after shots and they would have no career left without it. Some look like they been to a Chop Shop and it makes them appear freakish. I feel that a person can do whatever they wish to themselves as long as they not hurting anyone else. Whether the surgery is to feel happy, confident and\or more sexy. All wish to feel a bit better about outward appearance... we live in a superficial world, this is a fact. In Asia the cartoon look is in.... Super stars in Asia look like cartoon characters to me.... who cares it great a middle class person has freedom of choice to select.

    Farangs generally want tans only because in the 1930-40s the Hollywood stars came back from beach holidays with perfect tans. Before then they all wanted a perfect white flawless look like the Asian stars of today. A writer in BKK Post suggested one day the stars in Asia will do the same then goodbye to the whitening creams and hello self tanners. It is a superficial world accept it, naturally you do not need to follow the Hollywood trends that is now surgery for the middle classes.

    I taking misses out for birthday...any recommendations on good Buffets?

    Naturally as special occasion we will simply say less than 1000bt each. So it should include any Buffets in CMai I feel- maybe even 5 stars i guess. Maybe...

  5. On similar topic... What about the Bed bug problem in many CMai hotel... would you prefer the bed bugs or the insecticides that have most likely claimed 7 tourist deaths recently.

    Another example of Thais taking short cuts in anything possible to save a buck and time- causing deaths.

    I have had GH's and businesses in CMai and must say that attention to detail is not a strength here. The could care less attitude is getting serious bad press right now.

    I believe it is always human nature to take short cuts and do things the easiest and cheapest way. The buck stops with the owners and managers of the companies. The prosecution rate is very poor compared to our homeland in similar examples.

    Yes we can sue for wrongful death or damage but good luck a Farang Vs Thai... certain items in this country make me a little nervous and this is one of them.

    Anyway I am way of topic now...good luck with the Dog ticks.

    Video below.... afford certain hotels is the rule. Be careful of what you eat. Etc Etc... I never had any issues traveling for 10 yrs to 3rd world- some people more sensitive than others because they do not build up certain antibodies.

    Seriously this is what a 'THAI Will' should detail.... as assets in Thai and elsewhere need to be distributed to loved ones. Not caught up in legal fees and government BS.

    Also a copy of instructions in medical care should be included, as well as buried, cremated, etc. Give copy to trustee, loved ones and lawyer then it all done. Trustee should follow through on your wishes then all A OK.

    Any amendments should be given as an update to all. I have amended mine 5 times in last 10 years. Still only 35yo.... most do not wish to think about it. I been at my old man for years to include a grand child they care for full time as equal to adult siblings. As he has a fair few 10s $US Mil to distribute. Yet thinks all will sort its self out- but it a fact that us siblings will probably battle to the death for a higher cut when the time comes. Lol. So huge costs to lawyers and government seem ripe for such cases.

    Your trustee should be your most trusted person or group of people. Sometimes this is not your spouse as is often the case in the Thai\Farang deal. Chok Dee.

  8. Hope you know a customs guy.... as even parts come with upwards of 200% tax. And yes.... nice try in claimiing broken and worth nothing- they not silly as thais doing it all the time. Have you seen the costs of 2nd hand cars in Thailand? This is because the very tight restrictions and high taxes on import taxes and fees. We tried all that before and the customs guys get a ton of 'tea money' from Customs Agents. So go through a customs agent, in the know.

    Pay some bucks to save a lot more bucks is my suggestion. Yet it can be a serious hassle.... they will high ball you when the gear is here to pick up. So it was not worth our while.... in the end. DO NOT believe pricing given to you before you sent the goods- go off a recommendation of customs agent or trusted friend, etc. I have not found one.

    I would love to hear from those who successfully pulled this off without paying very high tax or serious pay off money. As would love to import a couple of engines for the broken pickups. Who did you go through.... without hassles?

  9. P&P are good as many retail travel agencies in hotels, small shops, GHs, most retails, etc go through them. They can beat most online pricing on serious distances and save you a lot of time\money if multi legs. Yet request wholesale pricing by giving a comparison and they will come down. Even if you have not, knock 5% off and see what they say. Generally I cannot see them making much over 4-5% myself. Having owned one back a few years ago... Pricing was often far better going through them than being a direct agent for the airlines- what tha.... they are in the know....

    For shorter trips cannot beat Asia Asia deals and Jetstar I have found. Direct on their websites... Friday deal day especially- also even moreso in bargain low season rates now.

    100bt is good value after you know what you doing- courses cost more- you need these to start.

  11. I think the lowest end is the Sritana, behind the Shell, and some others over by the train station. I also looked at Muang Than Thani in BKK and another one for 370,000 near Ekami. ChiagnRi Condotel wa sthe classiest, but again--those darn earthquakes and cracks.

    The government Condos are good deals and easy to rent near Rimping Meechok.

    I been offerred 2 bed 2 bath for 300k... then rent out for 4000bt pm---- nice yield after cost of approx 10-12%... need to grab about 10 of these to be worth it. Well maintained for Thais- very working class Condos- not top class by any means. Yet great yields to the average Thai working class. Far bit of work to maintain and collect for 10 Condos as opposed to 1 luxury.... for same price. Yet luxury yields in CMai only approx 7%. Would you put in the effort for the extra 5%- maybe.

    Some Farangs setup a Co Ltd and building own 50 Condo place.... approx 1 Mio each for 50sq mtr farang style will be good deals. Naturally the Co Ltd is 60% owned by Thai as per the rules... the PLUS for them is the Thai investors are in the government... trying to invest in this but they pretty organized and set.... Opening in Mid 2012... great idea- 1 Mio for 50 mtr is too low for NEW IMO.

  12. Hillside still approx 25K bt on true sales price... most owners will naturally disagree here. I know a half dozen between HS 4 and 5 in this range to offload. Still yiels very good- so growth follows as a general rule.

    Interesting to see that although say you got a 2 Mio condo 5 years ago, currency wise you can be up 40% by selling for same sum. Many do not take that into consideration IMO. Up Us dollar (Plus other majors) compared to bt---Up Condo prices IMO in general.

  13. Huge number of Valuation courses for precious stones and diamonds in BKK... never been able to track one down here.

    As a working expat in Cmai, I cannot take the 10 weeks off to learn at GIA and Asia Gem school in BKK. Must have something here...

    Anyone heard of any courses happening... I heard a few guys saying they would be interested incl myself, as hobby.

  14. There is talk take some complexes have hit the 100,000bt per sq mtr mark.

    I have never seen or been told which Condos. What would these top Condos possibly be?

    Sure 100k per sq mtr in Silom BKK is regular but CMai...come on where possibly?

    Most higher class condos still 20-30K bt per sq mtr from what I researched this year in over 10 complexes. Same as 2005 when I had a couple being rented out- growth been a shocker yet yield been good, 7-8+%.

    Growth should follow higher yields IMO. Thoughts?

  15. All work on cars is pretty cheap in Thai- they high cost is in buying....what does a good paint job go for... and any details of the guys would be great. As needing to put in seatbelts in back seat and paint job\little body work on a fixer up car.

    I hear the cheapo paint quotes do a crap job- if no good I gather u can refuse to pay until good.

    Is it true u need at least 5 layers of paint- plus old color totally removed.

    Any half honest shops would be grateful to hear...

  16. Having a development team all the guys wish to change to develop Apple apps.... as Apple apps developers getting good $$$. Get the buyers,,,get developers... get the whole Pad market. The Apps are great and number of developments......as a unit compared in price to Netbook- not hot. PDA wise I think MS\Nokia combo will punch Apple out in the years to come. PAD wise windows still great on other PADs.... lots of competition for IPads, they just HOT for the moment now- 5 years who knows.

    When you have all major websites designing especially for IPad, then u onto a winner. Apple the best thing to happen to up the competition in software Vs MS Vs Linus Vs all the others........ better for consumers yet more confusing overall for the NON tech head.

  17. Amazon deliver book without issues and in notes you ask to make as Gift and duty exempt when making payment. On the matter of duties I went to pick up a couple of Phones coming from HK. Post Man in store asked I pay 3000bt in duty. I stated they broken and I needing to have fixed in Thailand- yet I will give HIM 200bt. He accepted and removed the duty costs... nice try yet he scored 200bt from me.

  18. Sounds like Property sales or marketing- it good if you a good sales person... I doubt the base will be 80K bt as that Exec level in most firms 80-100k + bonuses. Typically 20-50k base + okish bonuses is the way to go. If it is in fact sales- if you good it often to take less base then negoitate better commission on each deal. Plus you have commissions both ways- suppliers, buyers and in betweens. It is the Thai way. Chok Dee.

    Very very true in every single dealing I have ever had.... yet in saying that- easy to bypass if talking direct to owner. As Thais will burn each other for an extra buck in a second... lets face it so to do Farang sales guys with no contracts in place.

    Even if they say 12K bt pm- offer absolutely outrageous 6K bt then get them to tell you their lowest price. Offer 3 months upfront and it soon heads down to 8K without a problem. Agents will hate this thread- as you cannot do this will most agents in my experience. As you paying all the middle men in this case... agents great to show you around- Lol. Then take note of areas you like then talk direct when you see 10 for rent signs in the same area. Funny how most Agents only cater to Farangs, Japanese or Koreans- there is a reason. We can be naive if we are not in the know. Coming from a guy who has been DONE many many times in last few years. Slow learner- Lol.

    Takeaway menu for those of us whom like to stock the fridge with TV dinners would be a good offering.

    Plus discount 20% if order over 3000bt worth of product... would be a good deal. As Sausage King does similar on bulk for those of us who chose to stick to our homeland foods. The Cherry\Apple etc pies sound great. Meat loaf was great.

    My 2 cents John. My family and I enjoyed ourselves last week. Appreciated and low cost. Yes John paying me to tout his restaurant- Lol...joke. Glad to hear TV treating you well... now see who interested in the TV special dinners in bulk- there's a Pun.

  21. Not a competition Mantis- agree with Mantis except the heroin part- LOL, it takes sometime to really research for the best possible deals. Internet a start... you get a great feel by starting out with agents showing you around. Then you will see For Rent signs everywhere. Make ur decision on Condo or house however before anything else. Then look around estates or Condo complexes when you done. Print out adverts and even go with agent if wish. Then see what else available in estate or complex if likey likey.
