  1. TAT states 90% up on last year... occupancy in 5 stars nearly 200% UP... so someone is wrong.

    Being here last year during protests it was amazing to hardly see any tourists around Thapea Gate even... Dec-Jan and Feb was absolutely packed out with farangs around this main area. Expats are appartently down due to strong baht...yet tourist definately UP. March looked mediocre as normal yet Song Kran should be packed out once again- no doubt.

    Tourist do seem to make up a much smaller overall percentage of the population now for sure compared to 10 years ago. Yet compared to last year as it was near Central fire bomb, etc there is no competition0 this year wins. As TAT reports

  2. Agents seem to be bypassed very regularly in Thailand, in my experience... List with many then many landlords\sellers end up signing up or selling direct with renter\purchaser. They advert for you and bring people to you- mostly worth the effort if negiotate 2%... most will do yet may ask you only list with them. No way they can stop you listing with 10...

    Agents get 30,000bt per 1MIO- 3%... 1 month Bond for every 1 Yr rental contract. Over 2MIO place try get 40000bt Fixed if you want say 3Mio, offer more if they reach your goal. Like 20% of anything over 3Mio. Worked good for me.

    Most prefer to save this $$$, unless a family member or a friend is agent I have found with Thais in particular... I have seen agents take great issue with this and use hard tactics to get the commission by using debt collectors. As no real laws protect the comission as the civil court small claims take several years and can be expensive\time consuming... Agents must have sign off by seller and buyer to mean anything- then it up to judges anyway. most cannot be bothered. Thus debt collecting is a thriving biz- mafia style....Pattaya is FAR FAR worse from what I hear. Wild wild wicked west down there...

    Anyway I have had a good experience with The Professionals In Chiang Mai and Chiangmai House and land centre... you can get serious discounts is negoitate. Yet depends on the individual broker as many move from place to place.

  3. I know a couple of guys here in CMai whom felt they had the perfect plan in terms of having their women be totally dependant on them. Without a dam thing they can do about any unjust treatment they receive. These guys are in their 50s and 60s, so this plan may not work now.

    1) Marry a Cambodian young girl and bring her to Thailand to live.

    2) She has no rights in Thailand yet can go on husbands THAi retirement Visa.

    3) She cannot demand things like houses, etc as she not Thai, so she totally dependant.

    4) The girls must live with the knowledge that they are in fact totally dependant on the man.

    5) They have children they are citizens of Husbands homeland only- thus own the children.

    6) One girl in fact is asked to make 'extra' money for the husband whilst he plays with others- in reality she back on the streets of Cambodia if she refuses the husband in anyway. The other takes good care of his girl- so in reality it should be on a case by case basis. IMO.

    * These guys have performed this after several issues with Thai women and not being able to get as pretty and young girls as they would wish in Thailand for long periods of time. Naturally anyone with a few bucks can get the young and pretty for a short period of time- lets face it. As Thais obviously have far more rights in Thailand than Farangs or Cambodians, etc.

    Now the problem with guys under 50 marrying a Cambodian teenager or youngster and doing the same thing is you must return to Cambodia every 3 months. In general you must marry the Cambodian girl to remain with her for many trips overseas. That all stops when you turn 50 and live on retirement Visa and she can go onto this VISA. So this little racket may stop now also... The number 50yo was an interesting pick- was it based on the Thai Visa rules or simply coincidence. As 50+ and 25-30 is pretty common in this part of the world.

    What about existing marriages- this will be interesting? Will they be be recognized if you 65yo and your girl 18yo- as the guys I know in Thailand.

  4. Many 20 somethings in CMai that i have grown up here with....as I was one of them now 30 something....... many opportunities if you learn the culture and language.

    Sounds like after a couple of years a martial arts club would be a good move for you, if you keen enough. Typically you make as much as homeland yet Cost of Living far less. Anything else like teaching you get far less salary compared to homeland in CMai. CMai is not the best place to work, investment wise sucks due to crap rules against farang, naturally the nightlife is favoured for the attention Farangs get...especially fit and young being far moreso than homeland for obvious reasons.

    Many guys I know stay near tourist areas only to hang with the hot Farang girls who travel around on their Gap year or whatever. If you not into Thais, as many young guys are not as they can be a pain in the backside. Mostly no fault of their own...

    I know a couple of guys whom make some good money from their clubs in CMai. Not much last year with the social unrest but now things are OK for the most part. Many looking for good trainers and coaches- they will not give WP however......

    Other offerrings apart from Mai Thai are always very welcome- I was to sponsor my brother to setup a Karate slash Mai Thai club here. Yet he wishes to finish his black belt before committing himself- as he believes he needs to be a black belt plus he training for the Olympics.

  5. Many many- for sure the Thais get back handers all over the place to give leads to competitors... they get crap salaries so they make up for it in many other ways.

    Walen supposedly the most professional, more affordable at AUA and a few other for a short course. Sounds like you need a long one for purely the ED visa- many options.

  6. For my money nothing seems to beat the rates at Super Rich BKK and SK money changer CMai- even changing back to currency before heading home.

    Yet for 100K Aussie it is a risk to tke that much cash in at once. I generally take 20K per time- last time at SK Money Changer yesterday I received right on 31 baht- in Aussie the rate was 26 baht- RIP OFF. NEVER CHANGE IN AUSSIE.

    ATM is best via Kasokorn I have found when needing 20K baht per time... generally $650 Aussie now.

    Save many 1000s by bringing cash... then going to the best money changers in CMai.

    Also if bulk amount over 10k Aussie you can negoitate a slightly better rate. Yet their margins between buy\sell are a very small fraction anyway. Eg. yesterday Buy 30.96 Sell 31.08. I negiotated 31 bt. So they made 0.02 baht on every $1 changed.

    Thai banks yesterday approx. 30.5 31.5.... same as ATM rates but extra fee on ATM...... on bulk amount makes a big diff.... 1% on 100K Aussie = 31000bt.... 5% diff if change in Aussie = 155000bt lost.

  7. I have found that supposedly the SET has fixed trading rates at 0.2% buy\sell on the SET via ANY broker. Is this a FACT?

    Also the cash account interest rates are a JOKE in Thailand at 0.75%. You would lose a fortune if you had money sitting in their account in between trades.

    So the idea will be to keep your money in value companies- would have been nice to buy the Banks at less than half price early last year... now there PE ratio seems fairer value.

    Overall it would be good to trade in Asia's fastest growing economy- as it is looking a lot like the half way mark of a BOOM- very much the feel of early 1990s to me.

    Many forget the Thai BOOM of the 90s... then BUST. Whether the current BOOM of the last year can be sustained for any period like 2 decades this time, only time will tell. As none of us have a crystal ball.

    Anyway does anyone get under 0.2% trades and better interest rates???

    Plus can you get an account with a Biz visa yet no work permit- they seem to wish for a WP... some of us are simply here to invest, not work. So I do not see why they need a WP. Any brokers accept setting up an account with no WP, Kim Eng does not....

  8. Having a bit of a look around I find an incredible difference in Computer prices even using the same parts...

    Eg. Core Intel i7 chip set 2600, can range from 9000bt to 12000bt for the chip set alone.

    Anyone recommend an area in CMai that is generally the lowest prices on most NEW parts with warrantee???

    Gone to approx. 6 stores in pantip plaza to find some are good on prices on Memory and chipset whilst higher on others. Seeing near half the clients in Pantip Plaza yesterday seemed to be Farang I gather we do see some Farang pricing coming into play if you do not know what you are looking at- IMO.

    Naturally would prefer the Servers be made all in the one place for warrantee purposes. Could not find ANY server rackes- any computer geeks in the know Lol, as me, would love to here from you. PM me or post to public either way.

    Also the rates seem exceedingly high compared to BKK- IMO. Gather most shipped either from China or BKK and go via BKK port if not by land.

  9. I gather this is like an advert for the business to gauge the level of interest.

As I gather you were not taking a wage as a manager of the site. Therefore your profit becomes your income and in most places tax is payable. yet you should be able to write off many expenses against this low level of income to pay very little.

    All depends on how passive this income is....would be worth near nothing if it is totally from your own 60 hours work each week IMO on this sort of profit. Owners have a great tendancy to exaggerate profits and renvenue, so solid proof of earnings is essential, not debt owed but real profit payable regularly to the owner of the site. Yet each valuation is all subjective, you will probably have a huge variation. Yet when it comes to offer it all depends on your business system, proof of profits, growth potential, etc. In general if internet businesses are not being approached to buy them out then I would advise you stick with the cashflow and try make the income more passive by employing the right people. Otherwise target competitors to buy you out and let them make you an offer as they know you client base and marketing strategy better than a Lay person I would suggest.

    If you expect to get more than a couple of years 'proveable' real profit from your business and it is not very passive income then I suggest you will be very disappointed. In general most would not offload a high growth income producing website unless the funds are desperately needed. Good Luck.

  10. Many places are known for late night adventures- let us hear from those who are not in Tourist type area and known by expats.... spicy is only for those who wish to catch a Hep type virus IMO. Many stolen wallets, lady boys, conflicts and catching diseases from this place.... let us confide a little more and suggest places outside the box.For my liking anywhere near Nimma Road and the up and coming road that I cannot name just off Nimma....full of young teens and youthful 20s that are all up for it.... I guess what most young and middle aged Farangs wish to hear the magic words being they are for FREE and hoping u like them. In fact hoping u love them and take care of them thus the freeness of it all.Many Farang take advantage of this and those not in the know go to Spicy- it is a fact----lets face it. Anyway being out in San Sai I have found a few hot spots- most of us keep our hot spots to oursleves yet i will mention if others will..... I dare u.Expats always seem to feel the need to not expose their secret spots to others.... those who are not insecure brag away.....Cheers Jay

  11. Yes I also have ordered many goods OS... now they have cracked right down on the tax. Some goods are excluded and anything under $100 does not seem to be included.

    IMO very very lucky to get away with 600bt tax. You know u bought it abroad, unless it came with a receipt of under $100- u have nothing to argue about. Plus if a good camera they will value as per Thai market value then slap the 7% VAT on it.

    Therefore they are saying your camera is worth approx $300- I suggest very lucky. If far less- prove it and they will calcualate 7% VAT on the receipt supplied. Better still show a receipt from within Thailand if you can.... You can work around the issue and the officers will recalculate.

    When I was being stung with a 25000bt fee, I paid a couple of K 'Tea money' and all was well. Yes now the postal service has 'Tea money'- what do you expect- this is thailand.

    Anyway most countries are now applying their GST or VAT to imported goods, unless from Free Trade countries. Several countries have free trade agreements with Thailand- look it up. I know my Aussie goods are all clear when I send- yet I still send in unmarked Airmail registered as opposed to Express anyway.

    If their is a dollar for them to make, the officer will make it.... if they make a mistake they will say so when offer 'Tea money'. You must offer in Thai, with no other officer around. In this instance it is not worth the hassle- yet you can try offer 200bt if you wish.

  12. It is laughable that many motorcycle stores say 'Farang NO can buy motorbike'- as I have owned maybe 8 in the last decade. So my girl and I cannot hold back our laugh to each other every single time we hear this.... same as cars- most thai's have no idea of the buy\sell rules for Farang- as we are rarely their customers. When we are often the Farang is putting in a Thai girls name- IMO a mistake unless it a generous gift. You must accept it is a GIFT and you can never have it back- same as car, house, etc. Yet that another story and sounds like you wish to purchase in your own name. many times I have heard a shop say this is the first time they hear of a farang put in their name.... except in the middle of CMai city of course. But i do not find the best deals in the centre. Often if you go in with a Thai girl then they will try persuade you to put in the Thai name to save hassles.

    Work permit or Certificate of Residency needed in the motor office to get the book in your name. Of couse with a Non Immigrant or above Visa typically.... EXCEPT;

    Now in saying all that i purchased one on a Tourist Visa several times as I pay the guys 1500-2000bt in the Motor Office for speedy service and no hassles--- 'Tea money'. They always very happy. Manager get 1000bt and Thai mate whom an officer get 500bt + 100 pipers. lol. Always far easier than doing all the paperwork and getting it all together. Plus saves a great deal of time for $50 or so. Worth it IMO. Also pay it when i have current Non Immigrant Visa B that i mostly get--- as it saves time and hassle. As no work permit and cannot be bothered arranging Residency Certificate.

    Seem to save on other costs that others need to pay- so the Thai way is far easier in my experience. Last 2 cars and 2 bikes i have performed the Thai way and regret all the hassles with all previous bikes and cars. Others will say it a rip off- yet it more efficient for me thus cost effective and no waiting around forever. Or going back and forth forever getting all the documents required- which often depends on the officer you get. Often all this hassle in past years simply put me off purchasing a big bike or car. Now all is good.

  13. Just had 3BB installed in the new house- 3BB always been good to me in San Sai Noi. Except the first connection was poor for first 2 weeks but it was an issue with my PC. I needed to stand by the door and not let the 3BB IT guys leave until they fixed. As they tried to make every excuse in the world to leave in 5 minutes- they took 2 hours to fix the issue. I nearly felt like i had kidnapped THEM- i find the IT guys here far too easy to give up on solving issues...

    You need to stick to your guns in getting issues fixed and when they try to over charge. These are the issues I have found with all internet providers in general over the years.

    They are very easy to blame your gear- and get the hell out.

    Also for 3BB your area location is very very important- if you are near a connection base then you should do well. I feel San Sai is fine for 3BB- some areas are not so good.

    Thus check their connection map around town on www.3bb.co.th .

    Better to check out other Internet cafes in area and see what they are using- TOT, 3BB, TRUE, etc.

    Some areas best for TOT, others 3BB, others TRUE. Not so much the provider than your area.

    POST the area you live and others will give good feedback.

  14. The blantant fakes from Burma or China or wherever are everywhere also. I remember a large bust in Aussie when they selling for $500 each, when the iPhones were over a $1000. On the news it stated they were sent from China for $22 each, better margins than coke- lol. Only diffference was they were supplied with Nokia chargers. You would think if they got the iPhone looking perfect on the surface and compatible with the software then they could take the time to copy a Charger. Plus a large bust in BKK produced a similar result- yet they being sold for 2.5K bt. I think many have travelled to CMai now- I seen them all over the place.

    Anyway this is the only way I can tell the difference- for whatever reason they cannot supply a iPhone Apple charger. The rest looks exactually the same. Look and feel and compatibility all the same. They cannot be bothered with the 'Charger'.

    No one had issues with the iPhones or supposed iPhone that have swept through CMai currently for a low low price. Anyway having issues installing any applications. What the issue with iPhone 4 apart from price, some say serious security issues. Anyway would not be paying over 10k bt for any phone, even though needed for day trading, banking, etc... and better to be out and about than stuck at home as current.

    I think I only need the iPhone as brokers and banks have the iPhone applications.... very concerned about security. Yet not paying for a 4 series anyway.

    Think I will give the 4500bt Iphone 3GS a shot and hope it is not a fake. I cannot spot it. Do not trust the ones quoted at 2900bt- too low to be original and in OK condition. Even new ones for 3500bt- not the real deal i gather.

    I guess no one here had a real look around or needs one. Otherwise all can afford to pay 20K bt ++ for the latest and greatest. A new 3GS 32Gb for 3500bt with no name charger is obviously no original i gather. The 4500bt 2nd hand with a few scratches and case broken seems all good- they will change the case. Already 100 odd application on the unit. Good deal.

  15. Only today did I instruct 3BB that I moved to new Moo Barn, they looked up on map and said No No.... must pay extra for cabling. I asked to see the map and saw my new moo Barn was on the border between Red and yellow. After asking if Yellow was all connected they said YES. Only green area not. They agreed i was already cabled UP, after I called up their Head office to make them accountable to the instructions they gave. Yet moving fee is still 1605 bt for them to hook up for 30 min.

    Anyway better than the extra 8000bt they were saing i was needing to pay in cabling. Be careful what they say, and check on the map yourself. Then ring the Call Centre for confirmation. Break the contract if you do not agree and move to another provider I would suggest.

    What out for this little scam to try get a few more K bt from you.

    Hmmm, maybe it just costs them more to service a place where cows live? Perhaps because of all the extra BS they have to go through?

    5km outside city centre is not far.... we are simply suggesting that others watch out for being charge an untrue fee when moving between houses. Many expats live around Meechok San Sai Rimping, same as me. It was the local 3BB office that tried to extract 8000bt from me for cabling down my street- I was not going to pay. Moving fee during a contract is 1605bt ONLY... still a rip off yet they need to make a good buck somewhere. As they have half decent internet for 590bt + VAT pm.

    If you break a contract within 12 months you are supposedly up for 5005bt. Not that anyone i know has ever paid the exit fee.... it simply to try stop you moving to another Internet provider. Free install for 590bt pm is a great deal on a 900bt modem deal. Thus the exit fee.

    Moving fee should not be more than 1605bt unless you do live out with the cows in the middle of nowhere. Then you may need to confirm they have no cabling out there. Confirm will Head Office and state you cannot afford and may exit to go to competition then they MAY waive the large fee. Yet they only had cabling from the end of street to my Moo Barn, and we have many houses in the street and I should not need to pay for their cabling if they wish for better coverage thus customers in CMai or Thailand for that matter.

    All negoitable IMO.

  16. In town the most affordable I had found was at the Sports Complex just off Chang Puak. 20bt per time. Or if you pay 100bt membership pa then 10bt per time- Bargain. No Air Con or nothing.... so in hot season you die in the heat- lol. It is full on hardcore with only body builders mostly. Cannot beat 10bt, yet go in cooler times- early morning or late evening i would suggest.

    The one near Carrefour is worth checking out for 70bt per time or a good monthly fee. 7k bt pa seems a bit high. Yet fairly standard until you really start to negoitate with the Manager. Often will not negoitate on monthly or quarterly, yet 6 monthly and PA + they will... Especially if going in with a story about Farang XYZ joined last year for 5000bt. Then they will.

    It is quite common for the Gym Managers to accept half price if you offer to pay on the day... I gather they feel better accepting 4-5000bt as opposed to nothing. Barter for half unless you all cashed UP and do not care, is what I would recommend.

    California WOW offerred 12K bt for Lifetime (Their supposed life time is actually only 3 years) and you must pay renewal 100bt on time or lapses- they know most will forget and let it lapse. Then they offer to join you up again for another 8k bt for the year. Anyway they were prepared to accept 8000bt for Lifetime- being 3 years- lol. Still good value- yet too pansie boy for me. OK if you just only going into the gym to pick up young girls- or men or whatever you into- lol.

  19. It is quite regular to see a 2nd hand 16Gb 3GS pop up for sale in a Church newsletter or Chiangmai Mail, etc for under 8K bt.

    Yet except for the non name chargers, I still cannot tell if these iphones are the real deal for under 4-5K bt. Apart from price, if they were not in a market then I probably would believe the excuse of the charger was lost and replaced with a no name.

    Also if the price was 6-7K bt then I probably would have believed and purchased. When you are talking under half price for a good condition iPhone 3GS 32Gb then something is UP- IMO. The sellers say they are the real deal.... a couple of stores near Worarot Market at the end of Thae pae Road, also seen a stall near Night Market selling for 5000 bt 3GS 32Gb.

    Either they are not the real deal or an amazing bargain.

    Was hoping for better tips than 'if the price is too good it generally is'... it is possible they are simply trying to offload fast. As the iPhone 3 series is no longer popular and old technology. Yet iPhone 3GS holders still think they can get over 10K bt naturally.

    In Aussie I can pick up a 2nd hand iPhone 16Gb 3GS for $200 unlocked in the recyclers deal.... same in UK they are just over 100 pounds. So it is not impossible to be selling in Thailand for 5000 bt.

    One phone I was about to purchase for 5k bt--- 3GS 32Gb could not maintain battery life for more than 15 minutes, when checking out thoroughly. I was lucky to pick up on it and play with it for more than 15 min... they offerred a 3 month warrantee- yet i do not take warantees to heart, anywhere not just in thailand. The seller was probably saying 'Dam it' when i played around with it to test out all the functions for over 15 min.

    So did not take the chance, as it maybe an issue with internal phone sucking up power as opposed to battery. As they offerred new battery, yet no time to charge and what can you do- sit there for hours and see how long the new battery lasts.

    Anyway 2nd hand is a big risk... especially when I have heard that the internal components are removed and replaced with fakes. Difficult for a laymen to spot.

    I have found 2nd hand warrantees rarely mean anything- good luck getting your 5000bt back the next day.

  20. Turn it on and you will instantly see what it is.. The copies don't look like an iPhone past the first menu page, and often don't have a capacitive touch screen.

    These ones have the same touch screens and exactually same software installed. Cannot tell the difference from what i can see. The charger is a no name thus suspicious.

    Alongside a mate's iphone I can see no difference in software, yet some differences on the casing and charger.

    As i remember the BKK ones got pulled off the shelves and the only difference was no name or Nokia chargers. Some are made well, yet obviously not to the quality of Apple.

    The software can install any other iphone software. I would guess that iphones have become an essential for many of us, only due to the software and developers building iphone versions of webstes and applications by the 100s of 1000s.

    Whilst the iphone itself is not an essential for me, having banking, etc software that is only developed for iphone is essential. Thus the need.

  21. I am finding many suspicious iphones around town.... mostly the 32Gb 3GS phones.

    Either in black or white and cost only approx 2500-3500bt.

    Price seems to good to be true- what do others think. Any good or not? 2nd hand iphone 3GS 32Gb seem to sell for approx. 9000bt in general.

    They come with chargers and Blue tooth head set. Seems many are available- large influx of them available now.

    Yet the prices quoted make me very SUS.... less than half standard price.

    How can you tell if it states iPhone 3GS all over unit and has all the software on it. Simply because the price seems too good to be true?

    Anyone been caught out and if so... any issues loading on the software and with the functionality?

    I guess the Apple website can confirm via a serial number i guess. Any other suggestions?

    Pretty sure they the ones being touted for a few bucks in Mai Sai (made in Cina or Burma copies I gather), from what i have seen and heard I am guessing copies..

  23. Info was from a Christian Priest... and most people in the church have it hooked up from a guy in the church. Thou shall not steal maybe be more like 'Ignorance is bliss' in this instance- Lol. many have UBC HD running through their dreambox and it was far cheaper than 8000bt, yet 300bt pm.

    Many talking about how it an option yet can have internet issues and sometimes does not work. Yet that is what they get the 300bt pm for- to keep it operational. Many out there...

  24. Is the house on stilts so that you can easily detach it and set it on a new foundation? I know a few people to do it but they were smaller houses, one floor about 3-4 rooms. I know of one crew in Chiang Rai that does it. They have the flat bed truck and the crane. It is still pretty costly though.

    Is the OP actually moving the house...or the contents?

    Sorry I meant the contents... Have a friend with pickup, he offerred to help... yet prefer to find a couple of Thai guys with a small truck so we do not need to do so much lifting work ourselves.

    Usually head out to the local farang bar in San Sai and ask around when need something... seem to always have long termers who know far more than me. Always good value.
