I'll give you the short answer: Historical Patronage* culture (starting at the top - the very very top) supporting Corruption. * In this system, the patrón holds authority and influence over a less powerful person, whom he protects by granting favors in exchange for loyalty and allegiance ...(ie, keeping your mouth shut).
  6. PS, I think perhaps, but am not 100% positive, that one could just go to the bank to ask them to stop the auto ceductions from your own account. In any event I have decided to forgo the auto deduction option.
  7. thaitero, jacko45k, I appreciate both of your comments. I was wondering about this in the event I sell the condo and somebody else moves in without setting up their own payments. Accordingly, I have decided against the auto debit option. Thank you.
  8. I think there is no need to go to Pattaya City Hall to respond to the first "notice" unless City hall needs to be advised of anything not current or in error on that notice. If all is correct, just wait for the bill. BTW, if you have a condo that is your "primary residence", & a yellow book for that specific condo which confirms it is your "primary" residence, then show the yellow book to City Hall to have the tax "forgiven" (if the condo assessment does not exceed a ceiling amt, perhaps 5 million baht).
  9. I wish to set have my condo electricity bill auto deducted from my bank acct. I realize that I must first go to the bank with my bank book & passport to get their account verification on a PEA form. Then I must take that form to the PEA office to set this up. Jomtien Complex Condotel is located near the intersection of Tappraya Rd & Jomtien Beach Rd. I have googled PEA office Pattaya & see several locations*. To avoid running to the wrong one(s) can someone advise which one(s) will set this up. * PEA office pay bills Pattaya - Google Search

  11. Pib, I thought it was just reverse: It's my understanding that TM 6 Arrival/Departure card is now only required when arriving by LAND and not by AIR. So, depending on how/where a person enters Thailand would determine if you must complete a TM6 for their latest entry.

  13. Personally, I would hope there are some compliance checks, at least at the 5-year mark. If the LTR becomes abused, it's continuance could be jeopardized.

I checked on the STATUS of my application, STEP 4, ACTION /View and noted that a document review screener made the following comment ref self-funding medical insurance, quote: "Financial evidence showing a deposit of no less than 100,000 USD which has been held for no less than 12 months at the time of application. For this one, it must be cash only.

  17. Thank you very much. I will go to see why I'm not getting billed. From location on map, and not being aware of bus lines, it appears a taxi is needed since the revenue office is quite far from BTS line. Sathon District Office - Google Maps I would guess that the land office would refuse to transfer any property with outstanding property tax debt (just as condo office must certify a property is free of condo debt).
  18. I'll start this post here in "Bangkok". If no replies I'll try "Real Estate" . . On a brief visit to my Bangkok condo next week I hope to visit the property tax office to pay what I owe & to find out why I am not receiving a bill at either my Bangkok condo mailbox, or at my residence in Chiang Mai. On my last years brief visit to Bangkok condo, the office staff was all new, very uninformed, and I had to leave Bangkok without answers. I have already tried to use google, google maps etc, using the search words: Thung Maha Mek, Sathon, Property Tax, Revenue office etc, but I am not getting satisfying results. I want to determine which office I need to go to (district, subdistrict, revenue office, land office, etc??) and then to locate that office on a map. I will query the condo office again this upcoming visit but I'm trying to educate myself a bit before asking them & getting blank stares. If anybody has any helpful advice, links, maps, - Please Advise. Thank you. The Condo is: Lumpini Park View Condo, 1026 Rama IV Rd, Thung Maha Mek subdidtrict, Sathon district.
