I doubt there will 37-41 sqm studios in VT2A/B going for 1M or less. They were going for about 1.6M 2-3 years ago so a 40% doesn't make sense, even with the strong Baht and the Covid19.
I'm guessing 1.4M, give or take say 0.5M, is currently where most deals are settled.

What I want is similar to a Skype number: people can call from their "normal" phone and it's forwarded on the internet to a "soft phone" (skype or a similar app).
I've checked skype before posting and they don't list Thailand:

I want to purchase a Thai "virtual" number which would forward the call to whatever phone number I specify (domestic or overseas).
I would like this to be a pay-as-you-go setup where I topup credit and the virtual number remains active as long as there are sufficient funds - I don't want a monthly subscription setup.
Preferably the provider based in Thailand.

Now that you mentioned it I recall a Ukranina shop staff said they use lots of buckwheat, so it that might explain the Ukranian food selection.
Would Friendship also carry dates and similar dried fruit? which branch are you referring to?

Comparing a bar (or any other business) to a residential property is irrelevant since the market dynamics are completely different. People need a place to stay, while going to a bar, for most people, represent non-essential expenses which will be the first to be axed in dire financial times. I wouldn't buy a bar or anything similar anywhere in Thailand ever, irrespective of the financial climate. But a residence is something different.
