Prepare to rent the condo to someone reliable who will make payments electronically overseas to you. Best best to get on that quickly.

It depends if the person you buy the condo off registers you with immigration.  They'll almost certainly take a copy of your ID.  But they probably won't inform immigration because a.) they might not know they have to and b.) it's hassle for them.  But if you're buying from the developer or some other kind of professional agency, they probably will register your passport number with immigration, and then it's only a matter of time until they come knocking.

Well, assuming you have overstayed by over 90 days, you will certainly face a period outside Thailand as soon as the authorities become aware of your status. You would, then, presumably wish to rent or sell the condo. If planning to buy a condo and then be unable to use it, I would suggest you talk to a real estate agent about what you wish to do following your blacklisting. If you then wanted to sell, it would probably be best to arrange suitable power of attorney for someone to act for you in your absence.

why would anyone think about buying any property in a foreign country and in the same breath talking about breaking serious immigration laws.

in my oppion you would deserve to lose the condo.

im far from a English teacher but should he not have said I BOUGHT A CONDO NOT ...............if i buy a new condo ( future context) ?????????

There is no requirement for a Condo seller (agent, lawyer, land office etc) to report the buyer to immigration. Even if there was, the buyer may not be living in the condo, or even in Thailand.

This could be a hypothetical "if I" meaning "if someone". It says nothing about whether the OP has actually done so himself. Indeed, if the OP is smart, that is exactly how he would frame the question (as a supposedly theoretical situation) rather than admitting he has done this and be exposed to the inevitable abuse.

The only thing i bought in Thailand right now is just the christmas tree , i have just this for the moment. If someone is interested i can send the picture of the tree . No so much expensive in BIG C . Have the optical light included too

I'll take the tree off your hands if you'll pay carriage. The condo, not so much.

Take care of your Overstay as soon as possible. If you Overstayed by 90 days or more expect to be banned from the country for a least a year.

 

So if that is the case make arrangements with your condo and the care of it while you are gone. Overstaying is against the law and if caught on the streets you could be jailed and deported.  

I find these subtle things like  past, pre tense meanings a problem in thai's communication with me.  Also  Thai people don't understand that some words carry much power and are more like commands. For example when I'm told "I MUST learn Thai culture and accept!".  My blood boils blows gasket to fast and they can't understand why.   And don't take me loud profane laden response well.  Maybe it is just being ok enough to recall a wild free America and we don't like being told what to do. 

FYI I questioned the practice of school director buying 4 bottles of Hong Thing and mixers to share with other directors and government dignitaries at a multi school, multi day sport day.

Maybe, I have been in Thailand too long, but I have a hard time understanding too. They are guilty of a poor choice of words in your language, encouraging you to become familiar with the local culture, and you treat them as though they just raped your daughter because you interpret them as pressuring you in a way you would not accept at home. In fact, the Thais are usually very polite in conversation. I suspect, at the time, you had been guilty of some action that was taboo in Thai society, and they were mildly trying to let you know.

It's not 100% certain that he has already bought a condo, though, until or unless he chooses to inform us that he has!

............and later 6 months i'm overstay"      sounds like you are planning to overstay amigo, Don't doit, get legal, whatever the cost, or your Condo will be without a tenant for a looooong time.

Well to start with if you know you have overstayed,best go immigration report yourself as the penalties are less for persons who report themselves,v people who don't report themselves and immigration catch up with you.

You do want to report vs getting caught - but no - don't go to your immigration-office for a long-overstay (months).  For a short overstay of a few days, that is ok.  But for anything beyond this, you will go to Immigration-Jail, then be deported.  

 

For longer overstays, to avoid jail-time and formal-deportation - the best plan is to book a flight-out, go straight to the airport (early for the flight), pay the 20K Baht fine, accept whatever ban you get, and leave on your flight.  

 

In the case of the OP, if this is a story of events which have already happened - they would also want to register their condo with a good property-rental agent, to allow some return-on-investment during the time out of Thailand.
