My yearly income lacks about 40.000 THB (760.000 instead of 800.000).

I know I can put 40.000 for 3 months on a bank account as a solution to this problem but I prefer to find another solution if there is one.

 

My questions are:

 

1. Which currency rate euro/baht is used by immigration. I mean is it the rate my Kasikorn gives me for my euros? Or is it another currency-converter? Or is there a national official currency rate?

 

2. I own my condo worth about 800.000 THB. Is this fact usefull for applying for my retirement visum or doesn't this fact count?

 

3. If I go for information to immigration regarding this issue would they give me an answer on paper?

 

4. I have a shared account with my husband, we have a same-sex  marriage, on the saving-account is more than 100.000 THB.

Also related to our credit card account we have another SHARED account of more than 100.000.

Do these fact count for applying for retirement visa?

 

So I want to find another solution besides creating another account for the lacking 40.000!

That is about your only option.

Immigration uses the exchange rate for the date you apply for the extension of stay based upon retirement (it is not a visa). They use the rate shown on a banks website.

The money must be in the bank in your name only. They will not accept joint accounts.

You only need to prove an income of 65k baht per month (780k annual). It appears you are only about 25k baht short of the annual income. Are you using gross or net income when calculating your income. Immigration accepts net gross income since the 65k baht is before deductions from your income.

As Joe said, put a bit in the bank and add it to your income.

To avoid any confusion you need to meet 800k per year if using combined so would make that extra account at least a bit over 40k to allow for any exchange rate varientation.  

 

As said joint accounts are not accepted.

Property is not a factor.

You are not married under Thai laws.

Apart from that everything is great.

As said stick 40k in the bank and you will have no problem.

When I renewed my retirement extension last July I used the income method and I provided the letter from the UK embassy. The lady at immigration took the monthly amount of my pensions and went online to the BKK Bank forex rate at that particular time and used that as the conversion rate.

 

This was in Khampaeng Phet but different Immigration offices may use different banks. They use the forex rate at that instant though it may vary by a few satang seeveral times or more a day.

Thank you. Your last sentence I do not understand. Question: Does immigration accepts only netto income, because if they accept bruto income thanI have no problem?

Believe wrong word was used - immigration should accept gross income prior to any deductions being taken out (such as tax/insurance and such).

I meant gross income (now corrected in my post) will be accepted.

They will accept gross (bruto) income.

Here in Phitsanulok, the IO does not even look at or ask for any bank/income statements, simply the letter from UK Consulate. And the consular letter is based on your GROSS income.
