Anyone know any good property managers that aren’t excessively expensive?
 
As I brought an apartment in Kamala and initially set it up with the property Management company that works out of their building or are part owners or something I dunno.
 
But anyway they charge me 25% rent (which I had to negotiate down from 30%), pretty much don’t include anything in that (like don’t do free cleaning or similar), want to charge 20% on anything they buy for the apartment or order in tradesmen etc, only send quarterly statements (and only then pay out rent 6 weeks after the quarter finishes) and most importantly, despite excessive fees haven’t managed to keep the place constantly tenanted either.
 
My expectations of course are probably a bit high, as my nz property manager does twice the work for 1/3 the fee the Thai one charges. But I figure Property Management is probably a big business in Phuket so there’s likely someone out there doing a good job of it.
 
So if someone can post details of a better Property Management option that’d be awesome, I can then look into sorting out the new manager once the existing contract ends later this year.

Edit: oh and speaking English would be a bonus but my Thai is pretty good and I’ve always got my wife to deal with them if it’s a topic I don’t know the vocab for. Apartment is in her name which from what I gather means short stays are legal which gives the managers more options too.

Commission of 25% on rent seems way too high. I was paying 10% commission on rent, and 3-4  thousand per month when not rented (for cleaning and generally looking after the house and garden).

 

I think I was charged about 10% surcharge on all provisioning and maintenance projects, which I consider to be fair, considering some of the maintenance projects could be quite involved and require a lot of coordination and personal supervision by the property manager.

Yes, in Patong, but I think they limit the properties they take on to Patong, Kalim and Kathu.

Can you pm me their details?  (email address ideally), as I might try and contact them to see if they're interested even though my apartment is in Kamala (Or have a company they can recommend to me which does Kamala)
