Land Tax.

Does the land come with a chanote or NS3 deed? Or is it land that is exchanged on paper in front of the the village headman?

 

If the land has a deed you can always ask at the land office - the fees are not a secret. However they vary based on the assessed value of the land and the length of time since the land was last sold.

 

Is the 1 million baht the assessed value or the sale price?

when the wife buys or sells  land with title the buyer would always pay the tax.....  if you google tax on land sales ect you should get an exact figure.... the local office the wife uses "a deal" can usually be struck if you can talk to the right person/s in the right way.....

for sale on 1 million i would expect 50/60,000 baht in tax ect... if surveyed land value is 800,000 expect around the 50,000 mark...

example. last sale the wife made 450,000 for just over 1.5 rai tax/everything was just over 30,000 baht, completed in around 2 hours...
