Buying a condo: dispute with developer and land office about size

Today I talked with the manager of the developing company. She also said that half the thickness of the outer walls and utility shafts are included in the measurements. With this in mind, the measurement by the land office is probably correct. I decided to pay my final balance, knowing that the habitable space is less than 23 sqm, and excluding balcony not even 20 sqm. Really small, but ok for 1 person.

Thanks you guys for all your input. I am glad I learned so much about the Thai land office's measurement guidelines . ????

I would have thought the provisions in the Thai Condo Act would be enough to ensure this, although looking at my own title deed, I do indeed have cut-outs for the load bearing columns (minus 5-15 cm in margin, I guess so I can paint them).

I feel you should be more concerned over the Taxes, can you reply with what they are asking?

 

I agree.

 

I'd never purchase anything this size but something that drops below 24sqm for purchase makes me cringe. I thought 30 was a shoebox!
