Does anyone know if it is possible to get a bankloan from Bangkok Bank for a Thai LTD company? With 51% Thai shareholders? And in realestate and Real estate management.

I heard that it is just to forget if there are Farangs as shareholders at all? Does anyone have any experience of this?

If it is possible, what criterias do the banks use?

I would seriously doubt it.

A bank loan in Thailand is a commercial transaction between the lender and the borrower as in any country and the lender will want to see the borrowers credentials:

What collateral do you have?

What is the risk of default?

How long have you been trading?

What is your trading history?

How long have you been known to the bank?

What connections do you have?

If you can answer these questions then the answers will indicate the probability.

In reality if you are a new company with 'sleeping' partners and no history or collateral the chances are minimal but I would show the bank your business plan and the cash flow model for the project and see what happens.

It is definitely possible.

"real estate and real estate management" indicates that the company has significant assets. If these are offered as security against the loan, backed up with directors personal guarantees, you should be able to get a loan, with an LTV of around 50%.

But if this is a newly formed company, or one that currently has little or no assets, and you want the loan to buy real estate, you can more of less forget about it unless you have some very good connections.
