If I do the Thai investment visa and buy a new property it sounds like I'm issued a 1 year visa and have to do 90 day checkins. Does anybody know IF this visa is held for 3 years will I eventually get permanent residency and no longer have to do the 90 day reporting? Also what would be the easiest way to satisfy the requirement of holding a "a non-immigrant visa" before getting the investment visa?

No. Permanent residency requires you to be working for 3 years with a work permit.

While there is a category for investment under the PR program, you still need to be working with a Thai Work Permit.

I guess most of those PR applicants under the investment category (if there are any) are those under BOI promotion which comprise investment privileges for foreign business investment in Thailand. No just buying a home to live in.

You do not need to be working and have a work permit under the investment option, but property ownership is not one of the accepted investments to qualify for a Residence Permit.

No. Property ownership can qualify you for annual 1 year stay permits, but it doesn’t qualify for investment based “PR”.

You don’t get an “investment visa” as such. You have a non-immigrant visa to enter the country and then apply for an extension of stay (Permit) based on your investment.

You can first apply for a non-b visa and then apply for a one year extension of stay based upon investment. You would need to transfer 10 million baht into a bank. The 10 million baht can be used to purchase a condo or be in a bank account or government bonds or a combination of the 3.

This type of investment does not qualify to apply for permanent residency.

I am interested to apply for a smart visa which has also an investment type.
I have contacted the relevant Authorities for a talent type visa and learned that I am fully eligible for it. However the requirements is that you find a company or government agency to work with:
Requirements on salary
Private sector 100.000 Baht/month for private company
Government : no requirements on salary.
You could get a 4 year visa, but there is no path to PR from there.
The Thai i embassy in Berlin told me that until now they not have issued this kind of visa yet

BOI smart here,

 

The easiest way to obtain the BOI smart visa is to work or find employment with a BOI company, last time I checked thier is about 400,

 

Most of the BOI companies are actually subsidiaries of multi national corporations that use the BOI umbrella to operate here on Thailand soil to pay very little to no tax, don't need to employ any Thai nationals and the company can be 100% foreign owned, it's just easier, cheaper and less hassle then a limited thai company, I personally feel it's a bit of smoke and mirrors way to allow multi national companies set up here easily within a 6 month window, instead of doing it properly,

 

Thai embassies don't issue BOI visas, they issue non immigrant business visas, you need an approval letter by the BOI and your employer before applying for a non b at your embassy, you then come here need to goto immigration at the one stop, this is seperate to normal immigration as it's a different office to get the smart visa label in your passport, not work permit , and non immigrant visa is cancelled/used, in an out within 5 minutes, 

 

Also it's annual yearly reporting done by your employer, so no need to do the 90 day reports
