Can anyone help please? (Especially ubonjoe)

 

My friend  who has a house in a  Thai Ltd company name has rented this  house out to a man for the last 18 months or so and now the “renter” has recently married his long time girlfriend and want a Spouse extension to his Non “O” visa  based on the fact He is  renting this house.

 

What are the actual  documents required relating to the proof of him renting the house that the renter has to provide to immigration, to support  his application for a Spouse extension based on being resident at this house ?

 

The reason for my friend asking me is that he has already provided;

Original rental agreement plus photo copies

Copies of the Tabien Ban for the rented house.

Copy of the Blue book from the house that the Thai company secretary  that owns the house,  resides in.

Copy of the Thai company secretary's ID

 

Now the Renter says the Visa Agent is asking for a copy of the Company stamp.

 

My friend understandably, after hearing of so many scams is starting to feel a little uneasy about all the stuff he is being asked to provide and because he knows I am a member of TV forums has asked to ask the relevant questions for him.

Your thoughts would be appreciated

Isn't this one of the reasons  why we use the forum to find "invaluable help" from those that are experts like ubonjoe and  many other helpful people who have maybe run what can be described  as   a  "gauntlet" if you are not particularly literate in "official jargonese".

 

 Its not a case of being lazy minded or even taking shortcuts.

 

 The forum (As I understand it)  is to help  others who, possibly like me are sometimes a little scared and  ignorant of the Visa rules and regulations in case we do something wrong in the applications.

 

I always try to give back to the forums something in return for all the help I have received from the various forums I have subscribed too  over the years.

 

     

Jomtien Immigration is almost empty every day since the automatic extensions started. It's better to ask there than here at TV because the documents needed for each extension differs depending on which office you belong to.

By phone, you normally don't have to worry about social distancing.

 

Off the top, it sounds to me like he already had everything he should need.

Thanks Terry and Max  for your input and in fact we did get to the bottom of the  problem, or my friend did.

 

It turned out that the info he was concerned about was given to him by a "knowledgeable source" who in fact did not know what he was talking about!

Being a long time member of TV forums and hearing about scams where people have freely given access to some bad  people, their Thai  Chanutes and the Ltd company seal , alarm bells started to ring and that was why I posted my thread.

 

In fact all that was needed for Thai immigration was to confirm who the actual  Owners of the house in question were in Fact and form TM 30 did just that and all without the need for any company seal or chanute !

I cannot speak to the "company seal" part, but I was denied an extension for a non-o based on marriage to a Thai based on "landlord docs" which included the Chanote.  I had an up to date TM-30 - but that was just a prerequisite for having to show all the TM-30 proofs And MORE. 
Glad to hear if they are no longer requiring this - but I would not take it as gospel until more cases are reported.

Thanks for your post Jack but I made a bit of a mistake when I said (In fact all that was needed) my mate hasn't gone to Immigration yet so we don't really know if "In fact all that was needed"   (The all was needed quote) came from the Visa agent/Accountant we went to for some practical  advice) 

   

We talked to our Thai Ltd  company accountant who is also a very efficient Visa agent and has done many spouse extensions,   this info came from them, they  say that at the immi office we go to, all will be ok with the forms we have and not to take the chanute or the company seal.

 

In the absence of any  knowledgable or  practical input from TV visa forum we reluctantly went to the accountant/agent, which I suppose we didn,t want to do  in the first place because  felt that asking them for advice when not instructing them to do the application was a little "cheeky"

 

I suppose that different area Immis., will have different interpretations and therein is the problem.

 

I could not have made my own application without the help of ubonjoe and a few others, the response was great and truly appreciated .

I recall some posts awhile back where residing in a company-owned house was a real pain, but not sure what offices were involved in those.  

 

Most of these "extra requirements" are just punishment for no Agent-enevelope - a problem at the family and change-of-visa (aka 'conversion') desks in that particular office.  But, they do allow a subset of in-person/legit applications for show.  When I was trying there, married-to-a-Thai folks who owned their own condo could do it.
