I have Thai friend, single mother, wants to purchase land and put her 7 year old Thai daughter's name on the N.S. 4 (Chanuote or land title) The daughter has Thai birth certificate but has not done her ID card. Can the child's name be put on the land title with just a birth certificate or does she have to get her ID card first?  Thank you

It depends on the Land Office. They may have a rule that only children under seven can complete the process without providing a Thai ID card. This is because a Thai ID card can be applied for from the age of seven years old. There is no way of knowing without asking first.

 

Easiest thing to do is to apply for her Thai ID card first. She should be able to do this in any district office.

Blackcab. Thanks for the reply. Personal issues of the mother which will not go into makes that problematic at the moment.  Ler's just say the mother can not currently buy in her own name even though she is Thai citizen. Leave it at that for now. Followup question for anyone.  If the mother loans the money to her sister to buy the land, would/could that be reflected on the title like a bank loan so that the sister couldn't just sell the land without the signature of the lien holder? In the past I have heard of non Thais doing that. This would be all Thais just not a banking institution.
