At what age can you transfer condo ownership to your Thai child?

At age 7 the Thai ID card is issued. At age 12 they can open a bank account, use the banking app and have an ATM card.

Similar to the above, can condo ownership be transferred before the child is 18 years?

Also, is it possible to do a "family" transfer and save the transfer cost or is the only way to do a pretend sale and pay all transfer fees at the land department office?
