Renewing a Contract with Tenant - use agent or not ?

Just wondering what condo landlords do in Thailand when you have used a Agency to find a Tenant, and they charged the usual commision for the first rental period.

Ok, so that covers finding the Tenant, the Lease, & Inventory.  So when its renewal time, and the Tenant wants to stay on, all the hard work has been done. Is it customary to use the Agency again at a similar commision, or just deal directly with the Tenant creating a new lease from the readily available templates.

I guess the other option is negotiate with the agency ?

Mostly the tenant just keeps living there and paying the rent.

Usually both parties are too lazy to produce new paper.

 

It's different with farang, farang love paperwork

Kind of true....but that paperwork can avoid some serious problems in the future.

I would consider how much you will possibly need the help of "your" agent.

If there are no communication problem with your tenant and all looks fine, then probably there is no need for an agent.

If you are a farang and rent to a Thai and the Thai person does not speak English, then I would consider if it is good to have someone who can help you if necessary.

Thailand is not a country where problems are solved through paperwork.

True I was thinking of back home.....just got a bill for £3,000 for an accelerated possession order.
