Tax calculation sale of farm land Issan

Looking for guidance for all the taxes and fees (excluding broker fee) for sale of farm land out in Issan.  Wife has a solid cash offer and will be on her way in a week to finalize the agreement but is clueless on the sales expenses.

 

Just realize there is more info needed for this.

 

Selling price is 8,320,000 baht.  Gov assessed value is 5,000,000.  Land has been owned since 2005.

Thanks, but that is a very rudimentary overview.  I know there a rather convoluted method that the income tax is calculated at depending on years of ownership so the wife says.  If anyone has more info on that I would be appreciative.
