Definitely no need after a trip within Thailand.

From abroad there is mixed info, some people have said they've been told no need if staying in the same place. However I believe you are supposed to and I always do. Luckily I own my own home (well technically my wife does) so I don't need to bother a landlady/landlord. Once the account is up it literally takes about 30 seconds to do a new TM30 so not worth the risk of not doing it if you can do it yourself.

I guess it depends on the office. My office told me they will fine me if i don't report after having stayed 24 hours in another province

Actually, disagree.  As we all know, the TM30 law places equal responsibility for a TM30 filing on the owner and the tenant.  It's my belief that it's better for the tenant to register on the site and then the tenant can update as necessary without bothering the landlord.

Although my landlord accompanied me to Immigration about 12 years ago to file the first one, I subsequently registered online and have done subsequent ones when needed (which means basically when some hotel in Thailand has filed a TM30 for me).  To register, I needed a photocopy of the landlord's ID and chanote, the address, and some of your personal info. Wasn't all that difficult.

PLUS, ur the one that needs it done, not she so,  better to do it on ur own
thats what i do

I have lived at the same address for more than 10 years. Done the TM30 on and off. At the last 90 days reporting (in person) I was reminded that I needed to do another TM30. I live in a condo that is in my wife's name. For banking I even have  rental contract (!). So I go to the website where she is registered as the condo owner but could not get it done. Tried a couple of times to no avail. Then called the immigration. Got a very friendly patient English speaking officer who walked me trough the procedure. He told me to edit the details of my wife's registration. I had been reluctant about this out of fear of messing things up. It appeared however that there were two new fields to fill out (sex and another one, I forgot). I completed the details and after that all went smoothly. Just for testing I filed another TM30 later after a visit to a hotel. Again no problem.

You need a copy of the owners House book and ID card to file the address.

The landladies documents will be for a different address - hers!

Thanks for the response. She manages it and has power of attorney for the place so she'll have the owner's details and docs like she did for my extension a couple of years ago.

I did the original TM30 set up myself (my wife is technically my landlady). I did struggle with one issue but once resolved the rest was easy, and I got clear help on here. I'll dig out the thread as it might help you too.

Edit: here it is. A silly thing that beat me, but apart from that all simple:

I had seen that thread a while back but guess I didn't persevere at the AN search results for long enough ...

One of the things that bugs me here. Landlord is required to do it but all they want to do is collect your rent money and not do what is required of them.

Well, not all of them. I've done two extensions of retirement stay with two different lessors, one Russian, one Thai, they both came up with the goods first time of asking and in double quick time.

Though I have read some of the agonizing tales on AN like yours.

Chiang Mai wanted a copy of mine to get a re-entry permit last week.

Wow! Just Wow!

As you only have to do this once - except you change your location - one could think about spending 300 baht (per person) and let a agency do it for you.

The last time I had to do this was when we got our blue housebook. The Amper said we have to first have the correct adress in the TM30 before they can make the yellow housebook.

Instead of wasting time on Immigration a possibility.

I'm inclined to agree with this and if I was having problems probably would go down that route.

I have a four year old TM30, which I did myself using the Mrs'ID and house book. Been away many times, both hotels in Thailand and trips to Dubai/UK. Done retirement extensions no problem, in fact, last time the IO printed out a new TM30 as mine was getting tatty.

Lovely! 🤣

It's a case of understanding how the systems work in Thailand and supplying sufficient documents to connect the dots.

Every property has a Blue house book, but Thais can only register their names in one house book.

It's common to rent a property from a Thai who is registered in a Blue house book where they actually reside and not in the house book of the property you rent.

In this scenario, all you need is a copy of the owner's house book (in which they are not named, but you reside) and ID card + a copy of the Chanote, which will confirm the ID holder of owning the rented residence.

Copy of ID sufficed so far ...
