Registering House In Wifes Name

My wife and I have been married legally for 5 years+ and want to buy a house in her name. She can get a mortgage but I read somewhere that for her to register the house I need to sign something saying the money was hers before marriage. However it is obvious that I will be helping with the mortgage so what are the laws regarding registering it in her name once its paid? Thanks in advance.

I don't have an answer for you but good luck anyway, we enquired about mortgages here but as the wife's income is only 25,000 per month they would only lend he about a million baht, not much use really. I put around another 60,000 in her bak every month from the UK and the bank won't factor it in to a mortgage because it comes from outside Thailand. A bit of a pain, but oh well, their rules I suppose.

Don't worry about the fact that you are using money that you gave her. What you are signing is saying that you have no right of ownership to the property. The land office doesn't really care where the money came from. They just want you to acknowledge that your wife will be the sole owner. Look through the threads in this forum. Many people recommend obtaining protection for you via a usufruct or lease.

In my case, when my wife went to the land office, she told me that because she still used her maiden name on her Thai citizenship ID card that I didn't need to sign. The land office saw me there and didn't care. I would have preferred signing the document stating I don't have a right to the property but I really don't have a problem with it either way.

I don't think they care where the money came from. I have signed three of those papers and what the paper says is that you realize that you have no claim on the property. It's normally pretty obvious where the money came from. :o
